If i request a Reasonable Accommodation request for exception payment standards/increase payment standards from $2519 to $2748 when the SAFMR is $2290 is that a Reasonable request? My rent was increased to $2500 so i need a higher payment standards to be able to afford the home that has disability related needs and to make this home more affordable to allow us to pay closer to 30% of adjusted income instead of 40%.Is there a certain policy of how PHA or HUD figures how much of an increase they will give as a RAR or is it just 110%-120%.

Do they answer questions. A trans woman was physically assaulted in a HUD apartment complex. The one who assaulted her still lives there in the same building. She is scaring other residents who are afraid to come forward and complain. The local police won’t do anything about it. Also, in my building a female was a victim of stalking. The man exposed himself but housing allows him to live here. He harasses other women and housing shuts their eyes and ears. What options do we have? It doesn’t feel safe here.

Thank you for this. I have a question regarding housing. I am trying to flee from my abuser but if I leave I will be homeless. My abuser is in charge of all the money. I am not allowed to get a job according to my abuser. I am not even allowed to leave the house without permission. I applied to public housing and I called the property supervisor and she laughed at me and said “you can apply, but you don’t even have a chance of getting on the list because you don’t have any income.” So now I’m back to square one. I don’t have an income directly caused by my abuse. but I need to leave. Do I have to have an income to apply and get on a waitlist list under VAWA???

Hi, I need help with my complex in California. My family and I had to run from our domestic abuser/ child abuser going between shelters and hotels. I was even assaulted in Georgia because he put out my information where we were staying and because he is Military no one will heed what he has done and I was told I would be in trouble for abandonment of the soldier. It has and continues to be hard because soon after we relocated to our home state of California he came a year later. We are low-income and on section 8 and this last September was an inspection. We have been told if there were issues to let management know and we did about a hole we believed a rat/ mouse had come in through they said it did not make it uninhabitable. So when the inspector came we showed him the hole and since it was not filled in we failed. There is an office manager who I have only spoke with twice by phone who without seeing the hole said we would have to move and they were demolishing the building and we were served a notice to vacate, she had told us in the past that we would be made homeless again if we did not sign off on papers before housing had ok'd them. I tried to get hold of my case worker but did not hear back for two weeks but she had already sent relocation papers and did not have the inspector letter. It is hard because housing tells us to ask for help with repairs but then we are punished for it. The hole was covered, we got a Maintenace complete order and the inspector said he would pass it. In my section 8 packet I let them know with an affidavit that be had been abused and signed the papers again last year but it seems that there is no help for us as it might seem off but we feel safe her after having to go through so much. My daughter just got back into school after taking time off because of the stress and they have had to grow up homeless. This office manager did not see the whole and I believe just wants us out after she was found threatening us with homeless in the past. Is there help?

Thank you for these protection rights. I am a survivor/ victim of years of abuse and all I want and need is a safe home free from violence vulgarity and mental torture. This is my only hope. I am one of the most sincere survivors with no intention to ever tolerate anymore abuse and it's been impossible facing almost all of the issues you have covered.

This is also true that white women are targeted by being a minority in a black community. I think as we progress and try to protect our black and brown citizens that they are getting the majority of jobs in the low income housing programs and white women of abuse also need protection from racism and discrimination. I am a disabled white woman and I have been mistreated and am still waiting for and trying to get affordable housing. People with worse credit and records are receiving housing and living peacefully whilst I cannot.

I am a LIHTC tenant. When the HHCA is used to figure annual Income & Rent Maximums on a unit, the increase far exceeds the County AMI and inflicts steep rent increases on low income and fixed income tenants, putting them at risk of housing insecurity. For instance, the 2022 TCAC reports have a $30,400 income tenant paying the same rent as a $24,000 tenant - both in 40% units. Something must be done about this.

O realy. I got accepted into a PHA. I have no income, they still wants me to pay 100 dollar deposit and 50 dollar monthly rent. They claimed that they are following the rules if HUD, even after I done hours of research and email them with all of the HUD links showing that if a person like me who has no income, I pay 0 in rent and 0 in deposit. They still continue to assist in breaking HUD rules and double dipping.

Remove credit checks from rental screening, there is proof there is discrimination involved not to mention economic abuse. There are many documents that prove there is no correlation between ability to pay rent and debt/ bad credit. This policy creates barriers where people cannot access adequate housing.

What is the time frame for a investigation of a USDA HUD Complaint to start from the initial date of filing? I’m asking anyone who can answer please! My home is in need of emergency assistance for both health and safety reasons! I’ve been patiently waiting for someone to help and stop passing me on to the next person who hears my problems with no response!!

This is Amazing. But, landlords are not educating themselves. Either are lawyers, or judges. This should be a MANDATORY training required if involved with renting real estate.

Segregation isn't the issue. We'd rather be segregated. The problem is we got the fed, state, and local to fund redevelopment of our own communities... But the problem is the older black folks and blacks in our own community practicing discrimination and stealing from the youth. We were out there procuring housing with full funding, 10 years of experience, and help but it was just the fact that you want to control what the people whose been doing it successfully and have money look like. The older generation is also slandering and defaming our character, selling out, and fail to see the substance and character of a person over appearance. AND THIS IS IN OUR OWN COMMUNITY. YES theirs inequality.. and you find out at the top we are SUPERIOR and THATS where all this hate and anomicity is coming from. I don't need to dress up in a suit to get 250k funding and conform to what society thinks I should look like. I also had resources to completely by-pass banking and things that traditionally may have been out our favor. Townhall, the police and local employees used these resources to target and falsy arrest us EVEN THOUGH WE SHOWED THEM VALID QUALIFICATIONS EXPERIENCE ETC. We were told "We're just going to lock you up just to jam you up" after beating the same court case 3 times! The courts TOLD us it's racism and to sue them cuz it's just going to keep happening. The general attitude of society is disgusting and we can't even go outside without being harassed. Not only that they did crime just to try to get into the middle of our CONTRACTS and hire ANOTHER RACE. We've also had people illegally change our paperwork. Our deals and business is being SABATOGED. Too much HATE crimes. But not only all this... You have a lot of government that are VERY LAZY and contributing to this MESS. You don't need some white dude to tell us we're underserved. We tested it with our friends ourselves. It's always them that wants to get up in front and act like their doing something about it to rid themselves of guilt. We can't even walk into 8 out if 10 stores without being discriminated against.

Are there any scenarios at all where an owner can charge Section 8 HCV tenants more than he or she would for comparable unassisted units on the same premises? For e.g., a landlord has a property of more than four units (some are 1 bedrooms and others are 2 bedrooms). All two-bedroom units are of the same size and amenities, and likewise for the one-bedroom units. However, the owner is charging the Section 8 tenants more than they are for the same unassisted units? So for example, some with HVCs are paying way more for their unit than the tenants who are unassisted, albeit their respective units are exactly the same. And when the owner completes section 12 under Owners Certifications of Request For Tenancy Approval (RFTA), only unassisted units should be listed, correct? And if the owner is listing only HCV tenants for comparability, isn't the duty and responsibility of the PHA to do their due diligence and make sure that rent reasonableness is appropriately checked and that HCV tenants are not being overcharged? Please educate us.
