    Well said Benjamin. I lived in Singapore 20+ years and for a further 20 years in Malaysia, Thailand and Indonesia. Then it was often said how the Singapore Government was responsible. It wasn’t, it was the hard working moms and pops who battled the ridiculousness. Thailand panicked with its shutdown and since lifting the somewhat draconian restrictions the Government is claiming it has been responsible for the rise in foreign tourists. In fact the rise has come from regional visitors China, South Korea, Malaysia and India, not the traditional markets of Europe and North America. Just ask the hotels they will tell you their guests are no longer wealthy visitors stepping off long haul flights. Abnormally expensive airfares are a factor and new opportunities like the Olympic Games are a major summer draw in Europe. Those tourists are in and around the Mediterranean and Europe. The majority of tourists to Thailand are still the back-packers, and what I call the three star holidaymakers together with a few Russians escaping the war in Ukraine. They are not spending the way the Thai’s had hoped. Again ask the 4/5 star hotels the occupancy rates show the real picture.

    The term mentioned as 'lets get rid of them' is certainly not a normal situation. They were looking at least 10 years behind bars! Where is the integrity in Thai Law if you don't have a large bank account! The terms of this agreement certainly came with a substantial brown paper bag. It's so obvious, but this is Thailand!

    All capital improvements go back to the land owner. Not to mention the responsibility of the person's maintaining the improved property. And the sustainable tax base created.. short-term jobs created plus long-term jobs created.. it really comes down to, does Thailand want the added tax base and improvements that revert back to Thai's.

    how did you gather this bullshit? Clearly not even understanding the real estate Sector in Thailand. The only thing what this does is making it impossible for average THAI to buy houses which is nearly the case anyway (at least for condos). This is only great for short term benefits but nothing great for long term. Many example as the USA and many European countries showcased it for many years.

    If saving money by just blacklisting folks is their path forward. They are going to find out quick that's not going to work. Way to many folk being stupid and being blacklisted on matter to people who's liviley hood is in Thialand. If this was just a 1 time vacation spot. Don't think many folks will care about being blacklisted.

    "Thais outraged by foreigners behaviour" - really? A country notorious for non-compliance and weak, selective enforcement is outraged. That's beyond parody. Had this been Thai on Thai no one would bother. Here's an idea for your next video Ben...is a higher standard of behaviour expected from foreigners than Thais? Plenty of examples.

    probably the surge in tourists also boost up prices of everything too! and imported goods more expensive due to thai baht depreciation more than 10+% over 1-2 years. For retirees tax residents here, have to brave for worldwide income tax

    especially the law regarding 90day reporting is four decades old, present phone technology combines with mandatory real name regislation few years ago means it is not difficult to trace one's whereabout. If TM30 and 90reporting is simplified, it could be a win win situation for retirees and the authority Also they can release the manpower to step up other enforcement work against the over stayers and doing more home visits and inspections. it is also doubtful if culprits or criminals would report genuine residential address, how system contribute to social order is not easily comprehended

    hope all these strange practice incl 90 day reports be reviewed and streamlined once and for all. seems other southeast asian countries do not have these requirement or reporting practices, so it is odd to find those forms or practices initiated decades ago still kept intact

    still the owner ship are thai its best way protect thais land owner its only thai leasing period for me its not to invest in land ore other property in thailand dont now any one pay for take ower a leas not for me condo no no the fee are the only way new ovner can make money first year low next next more more rent its the way to go and you can pay el power to the goverment me do that 1 year rent plus deposit work for me

    for comparison, philippine retirement visa SSRV requiires only 20000 USD bank deposit (which could be withdrawn if one leaves there). it also has better air quality and most likely cheaper living cost but not sure about its law enforcement. also not too sure whether it also going to require worldwide income tax in future.

    Shouldn't people adapt to the country's laws not the other way around. It's really not that difficult but if you don't make the effort to mix with thais and only with your fellow mates you may not know the 'in and outs' if you get the drift.

    I think the tax situation is shining a light on YTers ++ (++ = Promoting sponsors, selling merchandise, courses, 1 on - 1 consultations etc) who are resident here as Thai sourced income is classed as any income generated from an activity taking place in Thailand and is taxable in Thailand regardless of where it is paid. Tax resident Singles/Couples with income over 120K/220K have file a tax return and if they claim to earn less they could be refused new visas and extensions due to lack of funds. If they file and don’t declare these earnings that would be a fraudulent tax return and could be seen as tax evasion. If they file and declare that could lead to questions being asked work permits. YTers have been left alone so far and might think they are untouchable but they should remember it wasn’t the untouchables who got Al Capone it was the IRS.

    As a fellow foreign investor here as an expat in Thailand, it's quite clear that foreign investment is waining and lacking confidence. For too many, it just seems too risky with the current Thai government instability and confidence getting things done correctly! A bit of a shame really.

    it seems thailland currently has no estate tax, at least not on condos. perhaps new levy would bring in much income and easier to administer than new tax on worldwide income?

    As the rumor has been going around that the Thai government might require health insurance coverage to O visa holders as well, the reduction in the required amount covered should be a good news to expats with either type of retirement visa. A health insurance required or not, prudent expats will have health insurance as they get older. I cannot fathom living in Thailand without a health insurance at the age 70.
