i can understand your great efforts to try to talk up this mall, but it is just another typical suburban mall with the usual shops. Rather uninteresting.and anonymous. Unless you are a property agent trying to sell properties in Pasir Ris, your commentary seems more suited for fantasy-land.

Agreed it is RARE. Agreed it is HUGE for a HDB. Very suitable for a buyer who wants space. Agreed that such property lease also is getting older and it's like a baton being pass down from 1 player to the next.. The first few buyers being able to reap capital gains... While the last few players in the future, will find that their property has no more capital appreciation value but depreciating value as the lease get closer to 99 years. Theoretically speaking the property will be worthless when the lease is up at 99 years.
Well you are absolutely right, and while its price would go up, inflation may actually accelerate at a faster rate.

Hello, it should be Pasir Ris West Plaza (not Pasir Ris West Mall). Also in fact, should not be counted as a mall, as it's just a small non air-conditioned cluster of your regular HDB shops, along with Fairprice and McDonald's. Hardly near classification as a (shopping) mall proper.

Not forgetting NS Tekong pick-up point and International School nearby for day crowds. And yes nothing unique (as expected). Seeing e.g. McDonald's and Venus Beauty which are already in White Sands.
