    BS conspeak! You can give examples based on specific criteria. For example Tampa FL. Vs. St Petersburg Fl. Air DNA has all the info on, & mortgage rates are readily available. You can discuss points, down payments, mortgage insurance VA loans etc. it’s a bait & hook scheme. People pull the “it depends, everyone is different “ scam.

    When I was at language school the amount of training we had to give new Marines on honeypots, long-distance romance scams, blackmail regarding explicit images/videos was absolutely insane. It's simple and straightforward stuff that's obvious to above average folks could easily figure out but it gets the lowest of the hanging fruit. That was something interesting I learned especially with phishing emails. The obvious errors are meant to weed out the more aware folks because they are most likely to catch on or report something where as the susceptible portions of the population will likely not do anything until the bad thing has already happened. It's a very sketchy world out there.

    Brilliant advice as always, Jen. I have no desire to volunteer myself for social engineering. It might just be me but cold-calling people to draw them in makes sense for motivating people to vote but not for legitimate business that is beneficial for potential customers. Also, credit bureaus selling information is pretty terrible on top of the fact that the credit score already isn't even a comprehensive indicator of financial discipline.

    Great information!!! Let me ask you if attending a 1st Time Home Buying program that they issue a coupon for lenders to know that we have attended and completed… they also work on customers behalf on understanding closing documents, are they any good? They are non profit.

    Hi Jen! We are looking into getting a home sadly we were not picked from dream for all. My lender gave us 3 options including calhfa my home assistant. What do you think? We are from east bay California.

    Many years ago a mortgage company had great booklets on how to understand the process. Even showed you how to figure out the mortgage payment for the money borrowed and adding the taxes and insurance etc. I read those booklets until i understood them forward and backward. It was the best booklets I read before buying my home. It even talked about paying money to principal only. Plus how some have penalty for early payoff etc. I have no idea if a mortgage company make those booklets anymore. If they don't they should.

    I have a credit score over 800, low income, no payments lateness ever, no dependants, working in the same industry for over 20 years, a kind a estable cash gig(unreported) and today I was told a need a cosigner because I don't qualify for more than 100.000.

    It’s because your income is not reported. Lender has to be able to show ability to repay so we have to go off of income

But you're still living under a Communist state government that can and probably will tax you into the poor house.

    After 19 years at our home we are selling and buying an another home in another state. We are retired and working with a mortgage broker through Zillow. Everything looks good according to the broker we we decided to make an offer. I have no idea what mortgage company we are going to with when we do. We did a cash out refinance last year with Rocket Mortgage, to do some home improvements and it went pretty smoothly. Not sure to stay with the broker or go with Rocket Mortgage again?

    Financing is not bad at all. You just gotta find your good loan officer. Unless it’s truly extra money parting with that level of cash is usually not better.

    @TerryKashat having a home that is paid for with 300,000 equity is never a bad idea. There is no way I would ever finance a home for retail that I can build with cash at half the cost. Not the easiest way to get into a new home, but the fastest way to create equity. Takes longer because we use cash to buy materials, but sweat equity is where the money is earned. Most cannot do that and understand that too, but I actually enjoy building the house, so it's not a problem.

    @@mauriceevans6546 yes - when you have the extra cash on hand. I would bet 85% of families don’t have that - therefore they need to finance / mortgage. It’s a no choice situation for most people. They can build to your situation.

    I've been running into this crap all over... Can't finance a cheaper house on someone else's land, and can't afford rent in an apartment, and can't afford to buy a full size house.... So at this point I'm convinced that banks despise poor people 👍

    Have you checked out USDA direct loan? It is through USDA and very good. It subsidizes the cost and does below market interest rates.

    @@JenniferBeeston USDA loans require the manufactured home to be practically brand new and cannot be on leased land, it has to be on it's own plot... Banks literally make it impossible.... The last one I talked to wanted $17,000 down on a $70,000 manufactured home on leased land... If I had 17,000 to splurge I wouldn't have an issue finding a place to live

    Seriously, look into the USDA direct loan. If there’s a house, they often will subsidize it so let’s say the house is 40 K they would have it where your payment would be off of 20 K and reduced interest rates. If you qualify for the program, it’s really interesting so I would suggest you check it out. It’s zero down. But on the lease land front it’s incredibly hard to find financing because with least land you have a very little control. There’s a lot of people who end up in positions where the amount they pay gets increased and they’re stuck and they end up losing everything. So just be super careful with leased land

    Are builder credits really fake? Are you saying that loans you write have zero closing fees?

    A lot of them are. You will see a 15k builder credit if you use their in house lender and then for rate and fee the buyer is being charged 20k and the buyer is still bring in 10+ thousand to closing. We see this all day. I never said I work for free.

    My wife and I, we are currently saving towards buying our dream home. We have closed twice before with our first property, when we originally bought and refinance. Just like you mentioned we went with the lender that was recommended to us by our builder. The closing costs is definitely the part that is most uncomfortable since it feels you are at their mercy not knowing if you are being taken advantage of. Thank you for sharing your insight! I can see how giving you a higher rate and extra fees offsets their free money. There’s no such thing as a free meal they say. We will definitely get loan estimates when the time comes!
