    Great video , great explanation with super great examples as to how it’s possible for backflow to go back into your home. You stand head and shoulders above the others making videos about vacuum breakers because you actually explained the scenarios possible. Thanks a million 👍🏾👍🏾

    My water has 60psi keeping water from entering the water supply. They can actually cause the faucet to freeze, even freeze protected faucets. This is a stupid idea dreamed up by some dumbazz politicians. No city enforces this stupid regulation with the exception of a few communist areas.

    Thanks ! I was going to get a refi loan for my 1 Br Apt. Finally increased my poor credit score to 717. But this sounds way better !! I still have to satisfy the investor that holds the note for $35k on my condo.

    You missed a factor, greed. A cave creek builder originally listed homes for 550k, and they reposted them all for 950k. There isn’t an overhead difference enough to justify. Builders waited as long as possible to pick prices bc the market was going up.. should have focused on completing jobs before conditions changed

    I hear ya, Keith. The building industry is super cyclical so those guys gotta may hay while the sun is shining. BUT, going from 550 to 950?! That's 😵‍💫 crazy!

    Excellent presentation. Is it possible to get a template of the base letter or sample letter? I am concerned about the drop in prices for the next 7 months for new home construction. Do you recommend a website to find new homes in northwest phoenix? I really enjoy your ideas.

    Reinhard, I can help you. Here is some generic language you might want to see in a letter like that: " On the date that your home closes, if the plan and elevation that you chose is selling for a lesser amount than your agreed purchase price, then (BUILDER NAME) will reduce the base price to match." Builders all have their own language that they will use. Just look for some simple language in their letter that is easy to understand. Hit me up when you are a couple months from making your purchase and I'll help you with the search.

    We're buying a Lennar home, they don't offer a co broke and I'm thinking that I can get them to buy down my interest rate and maybe some more. I signed a contract in March and I don't know what to do

    Hey Scott, I know that the client I spoke about in my video just got the builder to agree to lock his rate in at 4.25% even tho his house won't be completed until the fall. He has a 50% down payment so his loan is only something like $225k; so 1/2pt will only cost him $1,200 to lock the rate now. I think it's a good idea because the Fed is going to do their thing again on the 27th. We expect the mortgage market to freak out when that happens. Of course, this is pure speculation on my part, but methinks its cheap insurance against out-of-control rates.

    If you are aware of any issue from an open house (for example noticing an ac unit is 20 years old) it would be better to keep that to yourself and then mention it at this stage to try and get the closing concession right? Thanks!

    my vacuum breaker was installed after the main valve to the house, then it continues to a garden hose fixture and into big body of water that people use to swim in. anyways i took that thing have and installed a shut valve and only use it to add water the the big body of water and then I shut it off. no issues

    We bought a house sight unseen 700 miles away in another state. We offered $35k over. The sellers responded with wanting $15k more. We agreed. The house wasn’t even on the market for 24 hours. They had planned to hold an open house the next day but cancelled it. We see the place for the first time in 6 days when we pull up with the moving truck.

    @@rdmcgreanor When you search for property most search sites like Zillow or realtor.com will let you search for those specifics. Have you tried setting up a search for “No HOA”?

    i installed one of the vacuum breaker that you showed installing in your video. Everytime I use water and turn it off(at this faucet), it spews water through the little holes. Is this normal?

    What are your thoughts on upgrading the bathroom? Should I wait until after closing to do over the bathroom with a third party or should I let the developer do the bathroom. I was thinking of upgrading the bathroom shower and the cabinets in the bathroom.

    There's a difference.. Between a back flow preventer and a vacume breaker. A check valve..comes in different forms.. But usually only allows the water to go in one direction. The vacume breaker..is like a beer can...shot gun. The check valve is a flapper or spring check..like a foot valve on the bottom of a well pipe. But thanks for your video..and yup your neighbour can get sick.. as well as from to many shot gun can beer hits. And don't be kissing your neigbours wife.. That can get you killed..as well. If you get caught..and yup...can't hide from God. ... Here's a joke.. The pot of boiling water says to the egg.. Come on in.. And the egg says , ok but I don't think ill get hard.. Cuz I just got layed.

    What would you advise for a good credit score like 760 median score for a renovation loan on a property that needs work?

    That sure should do it. Normally anything above 740 will get you the better rates.

    Hi John, thank you so much for your video! If a seller requests to have a 10 day buyer inspection contingency, does that mean that the inspection and any negotiations have to happen within the 10 days? Or that the inspection has to happen within 10 days, and after the 10 days you can no longer back out, but negotiations can still occur?

    Normally a 10 day inspection ends after 10 calendar days from time of contract. Repair negotiations must be done before the 10 days is up unless both sides agree to something else. Your earnest money will be at stake if you decide to cancel due to inspection items after the agreed inspection period ends.
