I have been visiting Portugal since 2009 and adore it. I'm planning to retire in about 2 years but have to sell up first and apply for a D7. I have learnt some Portuguese to get by when on holiday, as l love the language despite people saying it's hard but l keep learning and will do more when l get to Portugal. I'm looking to live in Viana Do Castelo, as it seems to have everything I'm looking for. l know it's the North but l thought if it gets too cold in the winter l could pop over to the Algarve. Do you know much of the areas in Viana that would be nice to live but still accessible by transport?

Very interesting to know that Portugal has specific regulations and it looks like everyone needs to gain a lot of informations before buying anything (for example, the 1951 regulation). Also, in France, we have the ABF (Architecte des Bâtiments de France). If the house is in their juridiction area, the owner of the house will have many obligations to follow if he wants to renovate the house (particulary the outside). I suppose Portgal has similar areas and institutions, what do you know about that ?

I have a question, I see you indicate that without a visa, your only allowed to stay in Portugal for 90 days within a 180 period. Does this mean that I can leave, possibly visit another country for three months, then come back to Portugal for another 3 months. I wasn’t aware that you have to apply at the consulate in your country, I thought I would apply for the D7 while I’m in Portugal. Is it ever possible to make the visa application in Portugal? My uk accountant is very confused, while my PT accountant is saying i could've avoided getting taxed in portugal for my personal income (caused by the UK accountant). Is the best set up to only pay yourself in dividends and avoid paying any salary to get 0%?

In your videom, you confuse people by saying that national health insurance is only for those who work in Portugal or contribute to it. You forgot about the pensioners from EU and other countries with D7 visa, the first category of them gets residence fast and then is entitled, as being residents, to national health system. It is important when you do something publicly to provide exact information.
Besides the D7 Visa, do you need to have a savings with a certain amount?
I just got off the phone from an agent in Lisbon and he told me I need to have close to 19,000 euros for me and another 8 or so for my wife in a Portuguese bank account before I even try to apply. And when I renew my visa after 2 years, I need to still have close to 30,000 euros in the bank.

Great summary. I am EU citizen from Czech Republic. What about if I am unemployed for many years now? Can it be problem for NHR? I sold real estate asset in past and this year I started to invest in crypto. Also next year I want to start buisness in Czech Republic. And now I dont understand - if I will start buisness in Czech Republic just as a freelance, selling for Czech people and pay taxes in Czech Republic, that means I dont need to pay taxes in Portugal? And if I have residence adress in Portugal, on some official page there is written I dont need to stay even half year, no minimum days mentioned as long I maintain in Portugal a place as my habitual residence. So, when in the process of buying a house you hire a lawyer? Before making an offer to a house? And how are lawyers paid, by the hour? We had an experience of hiring a lawyer when we needed their service during our rental lease contract. She was not really a big help and we kind of figure out everything ourselves. We just wasted our money paying her service and she isnt very responsive either.
Yes you should have a lawyer do though due diligence on your property so you don't get yourself into a money pit. There are some very good lawyers and in Portugal and not so good ones. We work with the very best and make sure that our clients are fully protected

Hi there great video! I have a question. How long can you leave Portugal while on a D7 - outside of Schengan? Also if you stay within Schengan, how long can you leave Portugal while on a D7? Also curious as to why you would require healthcare insurance if on many sites it says that you would have access to healthcare while on D7? Thanks so much
@Paterson340 - If you are on the D7 visa, I read that you must remain in the country for at least 183 days per year to maintain your status. As for the healthcare, you need to buy your own private insurance initially…not permanently (unless you choose to) until you are able to transition to the public health care system. I’m not sure of the exact time frame for transitioning. Do your own research.

You mention that the 10-year NHR period starts on the date that a NIF is obtained. Would obtaining a NIF prior to emigrating to PT be a bad move with respect to NHR, or is the starting point adjusted to the date the NIF is attached to a Portuguese address?
It would depend how in advance you are talking. I always suggest being as prepared as possible so it is worth getting everything done a couple of months in advance. The NIF only takes about a week if you do it online. Alternatively if you do it in person you can get it on the spot.

Please stop promoting Portugal internationally as an ideal place to buy homes🇵🇹 as it is negatively affecting my people. There is a direct link with the Airbnb, Golden Visas and Digital Nomads and the prices of homes all over Portugal. Proof of it is the fact that even the Portuguese government pretended to fix it with a new bill that they passed last July called “home for all” which still favours Golden Visas and Digital Nomads holders over their native Portuguese. Portuguese are now starting to see rich foreigners who are buying our homes on the international house market as the source of the rising houses and rental prices. How can we compete with rich foreign who are buying our homes with our minimum salaries of €760 a month?!!!! The sad reality that Golden visa holders know that they benefit of free movement all over Europe when they buy a Portuguese home above a certain price, so the house prices were forcefully inflated to accommodate the value that guarantee them the status of Golden visa. Furthermore, as they all automatically get a Portuguese passport after 5years , which grants them free access to many countries without any commitment, really. They only have to stay 7days in the country a year to apply for a Golden visa, but they are allowed to affect the house market, our life style and our power of acquisition permanently. We live in a country with portuguese salaries, but our houses are on an international market, that is problem. In addition to this, our elderly people were forced out of their rental properties in the historic centres of cities such us Lisbon, Sintra, Porto, Faro, Coimbra , Braga, Funchal, Ponta Delgada,Setubal, etc. This has killed our heritage, culture and social fabric to accommodate a superficial postcard tourism that has nothing to do with us Portuguese.

Do you have a list of all the documents and processes for applying to get a D7 from the UK, including at which point you apply for a Nif and bank account? I understand it may cost etc.

Even though you have a D7, would you still have to show your passport if going to Spain, as they wouldn't know if you had a D7 unless you have to show it
If you are moving between Portugal and Spain there is no border control so you would not need to show anything.
