I use to be embarrassed by that show "Reno 911" and how much of a bad rep it gave the city. After living here for 10 years, I'm so glad that "Reno 911" gave Reno a bad rep. I'd rather Northern Nevada stay as a hidden oasis from the rest of the world. Unfortunately, Californians are catching on and bringing a bunch of their crap driving and societal / political culture over here.
I agree, it was embarrassing at the time. I would mention Reno and they would say Reno 911? Haha.. It’s a hidden gem for sure.
I think DR Horton did a great job with this floor plan at this price. What do you think of this home? Would you sacrifice a 20-25 minute drive to live in Dayton NV vs Carson City?

Dang half a million in Reno, NV omg! What's in Reno besides Lake Tahoe?
Donner lake, pyramid lake, lots of events in Reno (rib cook off, hot August nights, street vibrations). Tons of outdoor hiking, camping areas, fishing, amazing ski resorts, snowshoeing areas, and much more! Also, beautiful weather, gorgeous scenery, and four seasons unlike Vegas. It’s definitely more appealing if you like being outdoors!
There's no place in these United States where a 2,311 sq.ft. house is worth a half million dollars. NO WHERE.

Any rural area's near there? I haven't visited in about 20 years.
Close to this community? I would say the closest is probably Palomino Valley. Other somewhat close areas are Red Rock/Rancho Haven. If you want to go further Southeast, you can check out Fernley, Fallon, Dayton, or Silver Springs. How big of a lot are you looking for?
Is this an HOA community?
Yes, that is correct. Every new home community here has an HOA or landscape association. This HOA is less than $45 a month here. Are you ok with an HOA or do you prefer a community without an HOA?

Lived here my whole life. It was better before tesla moved in and brought half of california over here with it. Now, prices of everything are outrageous. The median home price is over half a million dollars. I was born here, and i cant even think of owning a home here. Wouldnt say its a good place to live unless you are into manufacturing jobs. As a matter of fact, the only reason to live here is for manufacturing jobs, or you just want to be close to lake tahoe i guess. Im looking to move out by the end of next year. Edit: my bad bro. Didn't realize you were a realtor. Yeah man Reno is the best you should move here 🎉
I appreciate your opinion, I really do! My wife was actually born and raised here in Reno and she still loves it. It is most certainly hard to buy a home here without a spouse/dual income for sure. Hopefully, you can make it happen one day! A lot of cities/states have had that issue as well. A lot of Californians have moved to Idaho, Arizona, Las Vegas, Utah, etc. Covid also pretty much-raised prices everywhere in the US due to low interest rates. I'm originally from Hawaii and while people love it, a lot can be said about why living in Hawaii isn't great either. It's super expensive, several families have to live together to make ends meet, and nice homes on the Big Island are $800-1mil+.
It has nothing to do with Tesla Californiains have been moving to Vegas and Reno because houses are cheaper and no state income tax. The problem is that they bring their liberal policies that mess up California with their soft on crime, their insane woke environmental policies. They infected schools with pronouns and a dozen genders.
Ya no, awful. Right off the bat the fact it doesn’t have a fireplace is a HUGE no go for me. I am really sick to death of these “modern” homes excluding fireplaces.
Thanks for your feedback/opinion. While I agree a fireplace is a nice touch, DR Horton is going for affordability, while still building a nice home. A fireplace only increases the price. Gas log fireplaces also don’t heat that well, but they do look nice. It also makes sense why they don’t have a fireplace, I’ve probably had less than 5 clients in selling over 200+ homes that had a “fireplace requirement.” You can still build a home with a fireplace, but you’ll have to go to a builder like Toll Brothers, Ryder, Silverado, or even Desert Wind.

Tahoe Beaches now have reservations requirements. They are developing over our public lands. But it is a pretty cool town- sooo much to do for all ages.
Not sure how I feel about the reservations, but maybe it will mean I can get to visit sand harbor in the summer without getting up there before 7am 🤣

Great video tour and beautiful house! I wonder what a realistic final price is for the average buyer’s budget for this one, since every Toll Bros in the area requires soooooo much extra for basic things like baseboards, countertops, laundry cabinets, etc? What sets Toll Bros apart from other builders, in your opinion?
Thank you! I am in the process of buying a toll brothers home and I spent around $50k at the design center and $30k in structural options. Some of those structural options aren’t necessary, but I wanted an extra office and bedroom. The average homebuyer likely spends $80-100k on upgrades. What sets them apart is the level of care when building and the ability to customize your home. They are one of only a couple semi-custom home builders in the area. I own a Lennar home, previously owned a dr horton home, and I’m buying a toll brothers home. The quality in my toll brothers home is far superior, but these homes are at different price points too. They’re all good in their own way. I hope that helps! 🙌

Thank you! Great question. It's always best to have a realtor represent you in a new home purchase. Because if you don't have your own agent, the agent that works for the builder becomes your agent. They don't typically have your best interest in mind as they work for the builder. Builders also pay buyer's agent commissions. I also know most of the sales agents at every community and I have helped clients negotiate better deals with new homes, have problems fixed when they come up, get closing extensions, and a lot of that just doesn't happen without your own representation.

@@mikeeldorado9221 I mentioned it in my reply, the builder pays the agents commission. So, there is no cost to the buyer at the moment. But, that could change a little bit in August when all agents will need to have buyers brokerage agreements with buyers.

The video is about a city, you're talking about a state (NV). Nevada also does not have the highest suicide rates.
There is a very diverse range of people. They are really working on the mental healthcare system.
Maggie, you basing this off of what you read on the internet or personal experience? I moved to Northern NV from Washington DC back in 2013, and I can tell you first hand, that Northern NV in general is a much better place than any big city I've ever lived in (NYC, DC, Richmond, Sacramento, and San Jose). I've met Reno/Sparks natives that moved away to "greener" pastures in larger cities only to eventually come crawling back to Reno. I've had friends that moved to Reno to use as a midway point in life, then move to a larger city thinking it would workout, only to have them move back to Reno months or couple years later. Northern Nevada in general is a hidden oasis.
@@tovopro Agreed. I have had several friends move to NYC and the Bay area for greener pastures and have since returned to Reno NV. It's a pretty awesome city!

In a nutshell, the Reno area is much better than Vegas. I prefer the smaller towns such as Fernley, Fallon, Dayton, etc. Vegas has turned into a total sh!t hole filled with homelessness drugs, crime, etc. Northern Nevada is much more family oriented, cooler summers, four seasons and just a better quality of life. I was surprised to see how many undesirable thugs are prowling around the Sumerlin area of Vegas. Las Vegas does NOT have four seasons lol.

Reno is in the same county as Sparks, so you basically have access to the same amenities. To each his own my man. My issue is humidity. How humid is it in all the seasons? I need to be in an area with humidity no higher than 50% most of the time (obviously it's higher when it's raining), but actually Dew Point is a better indicator of humidity in the air and under 40%/50% is what I need in that case. Do you have any information Dew Point and humidity?
Understood. I’m not sure of the most accurate weather site for humidity, so I wouldn’t want to give you the wrong information. But, if you’re looking for a place with humidity less than 50% year round, you probably need to explore places like Vegas or Phoenix.

I was looking forward to this plan/video but was disappointed that the RV garage wasn't shown. I know most model homes have it locked but its such a unique upgrade you would think it would have been shown. Also, I see the model doesn't have the multi-Gen option either. But thanks anyways.
Sorry to hear you were disappointed. You are correct, the garage was locked. Construction was working in the garage that day. You can still get a multi gen with the home, it’s just not modeled. More people buy homes without multi gen suites, so I can understand why they wouldn’t put it in for every model that has that option.

This is my favorite 2 story home in Reno! If you are looking for a big home, with a bedroom downstairs, and a great loft, the Snowhill is an amazing option! What do you think of the Snowhill?

Thanks! It really depends, most average about 5000-6000SF lots for single stories and they currently have one that has a 9000 SF lot, but that isn’t as common.

Yes! But, their smallest home is a 2709 SF single story, it’s called the Pashley. All lots at Harris Ranch average about 12,000 SF or more.
