Respected Sir, In my opinion, many members are not aware of the experiences, good or bad, of societies who have already gone for redevelopment. Hence, it will be better to appraise the members about the entire process those societies followed for redevelopment, their documentation, experiences and lessons to learn by arranging guidance lectures by their office bearers as also experts in the field of redevelopment who are willing to give lectures on pros and cons of redevelopment.After that PMC should be appointed by following a complete transparent procedure by preparing an appropriate offer document to examine and report feasibility and viability by study. Thereafter the other decisions can be taken. Directly appointing PMC is not helpful.

Why government should support builders.. most times builders want profit ratio of ayleast 35% or more and dont give even basic fungible area and free incentive fsi of 15% for the old buildings. Because then their profits will go down as oercentage to 25%. Builders shouldn't be greedy in changing times. Government ahould stop corruption in BMC and provide more aupport and not bribes and corruption and builders would be happier. Aame way cancel stamp duty and GST. Government doesnt do what they are supposed to so to support redevelopment, jist one side actions on dissenting members isnt right. Does government and BMC follow the law of fungible area? If builder doesnt give fungible area, then he also should get resuced FSI no matter what he can claim. If offer is fully compliant with law and not being greedy and still of someone is reaisting then its understandable and court decides to give order. So government can also form soecial courta for faster resolution instead of one way action. Court judges can kook and give judgement in say 1 month after hearing

After saw your video we also want to deemed conveyance of our society and approached many lawyers but most of lawyers are saying DDR office and City Survey office are collecting bribes but when we check reality we shocked officers are not asking single coin but lawyers are fraud and putting all money in his own pocket and defame government officers and fooling office bearers of the society so beware these most of black dressed cheaters.

Sir please guide about Section 79A weather it mandatory if we were not follows this guideline because we previously appointed a developer and signed DA following and adopted properly procedure of 79A but the Developer not started our project that's the reason we selected a developer who is willing to settle our previous developer from whom we were taken a corpus amount also. Appellate tribunal mein bi pending horahi hai Maha rera nd order Diya may 2022 ko builder not compliance of order I filed non execution application and warrant issue hua 2022 Dec ko Lekin abhi tak nahi tehsildar ne auction kya aur na hi appellate ne koi action lya coz appellate mein bi case pending horha hai
Complaint redressal should be expedited ...within 3 months

Free hold re devlopment through developer मे 10% बदले 7 % तक करे और 6 महीनेका period बडाके March 2024 देना चाहीए . तो यह problem easily solve होगा.Maharastra Govt. खजीनेमे पैसा जलदी बडेगा और Freehold - Redevlopment समस्या easily जल्दी solve होगी.
