q1) How to do a CMA if there is no property available for sale in that area to compare with? q2) what if there are no sold property in that area?
Great questions - let me answer them 1. If you don’t have any comparison in that area, try to look at the area closest to it. Anything you can compare is good for some data. Also look at any existing valuations. 2. If there is no sold properties, also look for other more mature areas that are close. Or at least search for properties in Areas that are very similar to your area Remember - you want to find any transaction that can justify the “real” value of a property, so you can proof to the seller you have done your homework Good luck 🤞

What is the population of Desa Park City? If everyone goes to the park at night it would be very crowded!
Yes there are plenty of people coming in and out of desa park. At the same time Desa Park keeps expanding. With only two roads going in and out it sometimes brings some traffic issues. However people still choose desa park for its safety, community, convenience and high reputable value.

Mont Kiara is also a nice area. It has nice walking areas and similar to Desa Park has many restaurants, cafes and supermarkets. The only thing missing in Mont Kiara is a large lake, but you are close to Bukit Kiara, which give you straight access to the jungle.

7:15 that one was professional and useful. Engagement of the client as the one in the driver’s seat instead trying to meet one’s own goals is more than 50% of a successful engagement. It’s moving forward NOW without ‘closing’ or pressuring the customer to make a decision, and you’ll probably learn exactly what the client’s “objection” is. The client is generally not sure what their ‘obstacle’ is, precisely, so you certainly aren’t aware of what it is. But with the right questions both of you will know in two minutes instead of next week when the client finally gets back to you or responds to your contact(s)- and maybe then you still won’t know.

Perfect! With my ex amount of years in this business, usually when somebody tells me that “they have to speak to their wife, or a lawyer” that they either don’t trust me, or they aren’t that serious on selling. Which one of these is going on and how can I get it addressed?
To get people to buy from you, they have to go through three stages - they need to like you, they need to trust you and see you as an expert. We as sales professionals put a lot of time in getting people to see us as an expert, but forget step 1(like) and 2(trust). Put more time in connecting with your prospects. That will help them to be more comfortable in making decisions with you.
Objection: I need to talk to my wife about this. You: I hear what you’re saying that you may have to review some stuff with your wife. But let me ask you something, does the idea make sense to you, do you like the idea? Client: yeah, I guess sounds pretty good Exactly, and not only do you benefit one, benefit two, and benefit three, you also mentioned to me that your wife was looking for a “benefit“ of what you get altogether. Now I understand communication is key, but wouldn’t she want you to make the right decision for your future? Client: well, yeah, of course Perfect! I’ll tell you what, let me write up an offer send it over to you, we can put a caveat that you will need to speak over everything with your wife of which she can sign her signature as well so at least we have yours on file so we know there’s some interest ? Sound fair enough?

How about this: Look Ken, it looks like the magic number for you is 1 million? How about I make it $1.2 million? Ok… well paying $1.2 million or even $1 million isn’t a great investment for me. Seller: Ok so it won’t work then! Me: you know how I can have it work for me? Is if I can come to the deal with a loan and private funding to close for 1.2 million, and then following an immediate second transaction where your client can seller finance me 40% reimbursement back of my $1.2 million payment so I can come with little to no money out-of-pocket? That will make it a great deal for me and still maximize your clients equity. You’ll be paying your commission as you would for any other transaction upfront, and we will conduct an LLC partnership agreement with the seller on the second transaction, so that they do not have to take second position, but rather be on title. This way, I can actually get paid for buying the property, have some money to do some updates, and get the asset to start generating income. Within 60 months or less I will cash out your seller from the LLC agreement, the remaining portion of their equity plus an additional $10,000 for holding it. if your seller cannot wait 60 months, they are more than welcome to sell their portion of the percentage since it has a $10,000 interest lump sum payment connected to it.
