Open houses are INSANE really. We lock our doors to keep out robbers, then we open the doors and say, COME IN, WE WON'T EVEN RECORD YOU!
I left my phone on record in my house when I had an open house, because I HATED the idea of people stealing things or doing something dirty with my private things. It gave me peace of mind. And I heard a lot of opinions, like that my fridge had a lot of food (they just had to peek).
Yes you money for the moment, i did this last year but i was more then 60% below market value 😂 because i was like 15% below when covid started and couldn't raise rent or evict during covid

My landlord has kept the rent pretty low compared to market for three years because she wants me to stay. I pay on time, I take care of the property, I let her know immediately if there’s something that needs attention that could lead to damage (small leak for example that could cause water damage). I’m sure she could get a lot more for the place if she wanted to but there’s no guarantee the next tenant will be as careful with her investment as I am.
When we did ours we did Duffy realty which works out because I'm pretty Hands-On and it wasn't hard to sell the place we had for good money. But that meant that we went to the closing table without an agent. We did have a closing attorney that Duffy had supplied and they had also provided us an opportunity to go over the documents with someone prior to sitting down at the table so we understood them. I would never sign on buying a house unless I had read every page myself. I'll never forget not long after we moved in. We got new neighbors. They were very surprised when they learned what a homeowner's association is. Even though they had signed the document stating there was an HOA and been given a copy of the covenants right there in their packey, they had no idea what that meant And no one had told them. Luckily we were pretty laid-back HOA so it didn't end badly for them. But can you imagine signing to buy a house with an overly strict HOA and you didn't even know what one was? And no one told you about this book full of rules that you're now signing to obey?
Yes! Property management companies commonly do this to college students. Do the video walkthrough and lots of photos.

Landlords should be banned. We do not want, need, nor can we afford unnecessary mouhs to feed. Also, of the 6 places I rented, only 1 returned my deposit, the 5 that stole it would have required a very expensive lawyer to get my money returned. No, they never give reason. They are full on criminals. Evil.
So when my boss moved out his rental ,a two bedroom barn stable type house,I cleaned that house from top to bottom as I used to be a professional cleaner,so it was an end of tenancy clean,boy oh boy did the old landlord cause issues a d in the end we had to go to the tenancy deposit scheme organisation to fight for his deposit, thank god I knew the law and I knew it was bogus. I also made him photo his next rental before he moved in like you suggest,but wasn't needed for the that landlord who was lovely,he's since brought a beautiful apartment, but that was a stressful time 😢
Never do your walk through the day before you close or the same day that you close. The pressure is going to make you accept shenanigans. Just do two walk throughs.
That’s a steady pony!! My Appaloosa was just like that. He never spooked inc as long as I had him. He was very well trained on just about everything. Just had to watch him on green grass pasture. Only drawback was he was seventeen hands!! Nice video Alecia.
I've done this at every place I've rented. It has saved me so much money. Not only was a land lord tried to keep the deposit but also tried to charge me for issues that they supposedly fixed. I clarify that I had in fact fixed it and have picture and video evidence I was more than happy to share as proof. Those charges were magically "forgiven"🙄. Of course they found other reasons to keep the deposit but at least I wasn't paying more.
Potentially coming from Tulsa. I’m in the trades as a maintenance guy but mainly specialize in heat and air. What’s the job market like for those two types of careers?

Just depends on if this is LL profit or cost like matching the cost of the taxes on the value of the property. For instance, in Texas with the way property taxes are the replacement for income tax, I can see a land lord having to raise rent to match property tax increases. If this person didn't do this for a few years while property value went way way up. Now he needs to adjust to make sure he isn't losing more money.
Would LOVE to see more "what's it like here" in Casper and the surrounding areas since your videos on those subjects are older. Maybe some tours of different neighborhoods and how they differ to help folks narrow down where they want to live, or what's new or coming soon in the area. Thanks for all your content!

Include the attics and basements!!!!! They'll spray-paint attics, nobody will ever see it or care, then they'll just blame it on every renter as they leave.
In some places, you leave a property empty and the next thing you have squatters and an expensive bill to get rid of them.
That's why I don't live in some places :)

I found my dream house 3 years ago and almost passed up on it cause the backyard was smaller theny previous one. I felt guilty. Until my dad did the math and found the lot itself was bigger. Still turned the basement into a dog playland though.
Once my realtor wanted to keep the deposit because the before pic of the kitchen tiles in the contract had low saturation & he thought we had painted them! lol! They couldn’t bc the owner stepped on & said they had installed them. But always take before & afters!
These are the EXACT points i made when my property manager wanted to do a massive rent increase + there were 2 basically identical houses on my street that had been vacant for 3-4 months (but had been recently renovated & had better mod cons) which helped seal th deal - we agreed to a very fair & very minor increase. This year they even told me they wont be increasing it (never been notified of a non-increase before lol). It's all a numbers game & landlords & real estate people are lazy - you need to appeal to that.
There should be a cap on how much a slumlord can raise the rent on a lease renewal, of course this is part of the reason the housing market is trash and constantly crashing.
If you require the carpets to be Professionally cleaned they better be that good when the Renter moves in.

I’d say it’s not very affordable at all. I’ve lived all over the United States and comparatively, Wyoming is quite expensive. At least compared to other middle range states, like in the Midwest. Obviously New York/California/Illinois will be worse, but compared to the Midwest, a lot more expensive. I hope to go back to Missouri, asap.

Unfortunately most of it is greed. They haven't figured out that they going to lose 10 months. In that case. I think the governmenit needs to put a serious cap on these rent .

There was dust on the door frame, and a sink plug (which we bought, because the kitchen didn't have one when we moved in) was dirty from the bottom. The landlady wanted to keep all 800 euro of the deposit for that.
Greed will bite you in the butt. A good tenant is worth their weight in gold. I hope this greedy landlord has karma visit him in triplicate. Shame on him.
Hi i watched one of your videos before coming to wyoming 3 years ago. And you were right about everything. The wind, the winter, etc. Anyway, i may be looking for a property on casper mountain or hat six area to build an off grid cabin. That would entail a well septic, solar etc. my main concern of course would be the well. Im sure theres wells on properties all over casper mountain but i just want to nake sure you could dig a well. Right now im looking at a parcel but its $100k for 10 acres off ponderosa rd. Not sure if its a good deal or not. Maybe you have something comparable for cheaper.

I moved into a cute little studio on the top floor of a 100 year old house, right at the start of the pandemic. I had to do my own walkthrough and provide them with pictures and a description of damage. I was meticulous. Previous tennants had damaged some oven racks, the floor was covered in moisture swellings and there was a persistent leakage problem, resulting in giant mouldy patch on the wall. I provided them with a description of every little spot, scratch and defect. When I moved in I got told that the floor and oven racks were paid off by the tenant that caused the damages. They were going to patch up the wall soon. Fast forward to the moment I was moving out and I had kept building my file and sent out updates on things like the wallstain, the fact that it rained indoors and the floor that was now desintegrating beneath my feet. They tried to make me pay for everything. Then I handed them a stack of paper and a harddrive with movies, email exchanges and on the very top, a letter from my lawyer helpfully explaining how they could not keep multiple tenants responsible for damage the landlord refuses to fix
