New listings surged by 64.7% in April 2024, with 7,092 properties listed compared to 4,307 in April 2023, exceeding the 10-year average by 25.8%. The total number of properties listed for sale in Metro Vancouver is now 12,491, a 42.1% increase from April 2023, and 16.7% above the 10-year average. The change is an increase on taxation for capital gains. Currently 50% of the capital gain is taxed but after June 25th this will increase to 66% for trusts and corporation. Individuals who earn a gain greater than $250,000 will also have this increase applied. It may be possible for real estate investors to sell properties that have significant gains prior to the new tax kicking in to avoid the additional tax. This might be the time to liquidate properties before the taxes increase. I have reached out to a few trusted accountants and received mixed answers. Much will remain uncertain until clarification is issued but there may be opportunities for higher level tax planning to drastically cut the taxation for business owners and real estate owners (2nd homes and investment properties).
