@@safeandeffectivelol I help a ton of people move here and almost nobody works in Dallas. The majority are remote or the commute to places like, Mckinney, Allen, Frisco, Sherman etc. It works well for many people including myself!

@livinginnorthdallastx you're a realtor and realtors will say anything to generate sales. Texas home prices are on a decline and will continue to do so until it comes to a point where the average annual salary can afford it. Not long ago realtors was parroting that home prices will stay high because of low inventory and when inventory goes up, people on the sidelines will buy up homes. Well, here we are with a surge of inventory and home sales continue to decrease. Why? Because the average American cannot afford these home prices.

@@livinginnorthdallastx rates go down, prices go up. Buyers will still be in the same affordability problem. Salaries have not been rising and there have been layoffs. Price has to be in the affordability range for the market to go up.

And so it begins....again🙄 The minute prices drop or anything listed that's affordable, cash investors jump in like a bunch of sharks. Thanks, in part, to investors we have an unaffordable housing crunch today forcing more and more families out of the market and into ridiculous high priced rentals leaving little left for anything else-- think the economy, Renters will go broke and a new expansive era of squatting will begin. If this nation becomes 80+% a renter nation...that's pretty much the end of America. The situation will be pretty grim and many will be leaving the US in droves.
Such amazing houses! The American dream! Currently in the UK but I work for a company that could make my relocation to Dallas possible. A bit into the future right now, but I would love to buy and live in one of these beautiful houses. I recently discovered your channel, and I enjoy your videos very much.

Nice home layout! I just wish the new lots will have more space for land scaping. But I realize people want more house less land scape as it will cost more to have more land be unused. I just bought my first home in north texas.

@@livinginnorthdallastx that’s bs man I have 750+ credit score , I take home around 7500 a month , if I put 5% down on a home for 375k with FHA my payments would be north of 3k that’s not reasonable for me and my family

You are aware that the median household income in Dallas is $64k right? Even earning DOUBLE the median income, no way you will ever be approved for a $728k mortgage 😂, let alone be able to afford it, even if you have no debt or any other bills.

@@JBR7655 Hey Bruce! I think I’m a pretty funny guy myself! Standard lot sizes in the master planned communities down here are usually 50’ by 120’ deep, many are 40’. So 60’ is above the average lot size so for the areas I work in it is an oversized lot. I live on an acre and it’s 150’ by 300’. There are no 2 acre lot communities unless you decide to purchase land in the outskirts outside of a neighborhood! I appreciate you watching and commenting on my video!

Van Alstyne is no hidden gem. Its just way too far away even from North Dallas. I think builders are going to build homes on Oklahoma border and will call it North Dallas.
@@steve101s5 It’s actually not 👍 15 minutes to Mckinney, about 30 minutes to Frisco, 45 minutes to DFW airport! I live in Van Alstyne 5 minutes from this neighborhood! It’s definitely a hidden gem that is growing quickly! Thanks for sharing your opinion though.

@@robertthomson2877the man tells you the location and the model name. A quick google search is your friend and you can find all the details, including availability and time frame, via the builders site. You can use these suggestions for most everything in life now.

The homes are well built. I purchased with this builder 3 years ago in Mckinney. No issues at all. Our hoa is $250. To me its worth it. I only have to worry about my interior as far as maintenance and insurance.

Please ask them to break out in one more way and make the garage DEEP enough to park an F-150. I'm amazed at all these builders that build a house that they can't park there truck in!? In HAIL country.... Love the video!
I’m with you… That is the one thing that drives me nuts about all these communities with 2 car garages. They are usually 20’ in depth. Some played give you the option to add 5’ in depth if you are building or there is the 3 car tandem option. I’m a truck guy that has had the same issue! Thanks for watching!
I agree. It should be added into the building code. Wider deeper garages. And since no basement, 3 stalls are needed. One stall for each parent’s car and one for mower, storage, motorcycle, bikes, or wood working equipment, etc.

They have smaller floor plans in different communities •Texas has a lot of houses that have level 4-5 drywall in higher price points it’s not that uncommon •The island is called a Waterfall edge island •
Texas doesn’t have a lot of level 4-5 smooth walls. I don’t know of a single builder besides an all out custom that does smooth.
Not sure how much I'd trust a home builder to pay attention to the details when they have a flag flying upside down outside of their model home.
