    I'm wondering with your vacation rental, if something happens and needs attention that requires someone's presence, who would you send to look at it or fix it, especially when there are guests? I assume also you hire cleaners affiliated with a company vs a self employed so they are bonded for theft and/or accidents?

    100% on the cleaner arrangement. We have a local assistant we pay weekly (a small fee to be our point of contact) and he’s the first one we’d call if needed. We also have a few handy people we call on, and as a last resort coord with cleaners

    I've watched a lot of your videos. I learned a lot especially these softwares that are crucial to running the business. I am ready but hesitant to execute for fear of what if I don't get enough bookings, is it going to be profitable, etc. I am planning to start a couple of arbitrage in Naples and at one point I need to overcome my fear. I think I have that analysis paralysis. I encountered people selling me their courses or services such as finding properties. I figured ur the only one not really selling a service so I trust your content more. Lol! Thankful for all the information you share with us!

    I've been researching and this whole process is overwhelming. Especially as I would do a 1031 on a long term rental I would sell, then thinking of the possibility I don't make nearly the amount on it as I do now. But I have always wanted a place in the Carolina's.

    We are going next month with our 16 month old. So thank you for the video. Was it easy to get around with the stroller. Also, did you take the subway with the kids? Would you recommend it?

    We did the tiny stroller when we went with our then 15 month old. It’s a bit of lugging up and down the subway, so I didn’t love it for that.. but going to the parks and museums worked well with the stroller! For subways we ended up just going without the stroller. It’s so convenient and honestly kinda fun for kids too 🥰

    On average will u be able to say how many days in a month is ur Airbnb booked? Is there a way to see how many days is a property listed on Airbnb booked or thru AirDNA?

    Air DNA should have listing level occupancy data. There’s quite a bit of seasonality when looking at this info to keep in mind

    Just a tip for bedroom furniture. Remember that many people will use a CPAP machine these days. So the bedside table needs to be big enough to accommodate a decent CPAP unit and an easily used light, either on the bedside table or wall mounted. There also needs to be a powerpoint or two close by. It might be worth showing a photo of this convenient setup because it is something I always try to double check.

    I like the STR and the funds. Ive been a landlord before n swear I will never be one again. The experience just put me off it n I have not heard anyone who has a good experience either. I like the security and system of airbnb which I am only now learning, although Im leaning towards arbitrage for less risk. Thanks for another great and helpful video! 😊

    Hi Lydia. Your videos are really informative and helpful. Thank you for making them. Wanted to ask about AirDNA, how come an area can have a market rating of 50% - Okay, but the Annual Revenue is high vs an area that has 75% - Good and the Annual Revenue is lower. Wondering if it's good to base it on the Market Rating or Annual Revenue?

    I don’t rely on their rating much, it’s quite subjective. (I think I may have mentioned in a different video but don’t remember whether it’s the one where I project revenue or the pick a market one). The rest of the data is super helpful, and I just download them as a spreadsheet and manipulate further. Hope this helps!

    Revenue was about $1200/mo average I think. It’s been a while! Profit not that far off, honestly don’t remember. Beach house capital expenses from an accounting and tax perspective yes it’s spread out. But cash paid is still cash paid at the moment 🤷🏻‍♀️
