  Put Master bedrm and guestrm on first floor. Don’t put master bedrm directly below any kids 2nd story location. Cooking stove & kitchen sink not looking at a wall.but looking out. Laundry Rm Sink and an exit door to the patio for laundry rm.

  Also I feel like an expensive house should have a toilet thats not just a few inches from the bathtub so your view from the tub isnt just a toilet right next to you. Ive seen houses less than 100k that managed to have a bathroom where the toilet at least had a little wall separating it from bathtub view. Big houses with grand staircases and high ceilings shouldn't have cramped little bathrooms.

  Of course with upgrades there will be additional costs ☺️ however if you just keep everything standard (no additional rooms or increased lot sizes, etc) then everything should cost $500K
