What a downer!
Clarendon is nice and convenient, but there’s nothing really going on aside from bars and restaurants. Also never experienced a city like this that shuts down so early.
Want to buy a 1/2 million dollar house you cant make your own decisions on. Buy an hoa. Are you a 70 year old karen who has no life and nothing better to do than police every single person constantly looking out the blinds at your neighbors buy an hoa
Love your video but have a question for you. My daughter is looking to buy a first home and she just found one and we all have no idea about the HOA but thanks for this video. The HOA said on that web was $0 how could it be? How could be any suggestion? Please advise
So this didn't age well.... Especially tax wise
As an agent, I request photos of the repairs to compare photos in the report.
Let's stop acting like these are phenomenal techniques that require critical thinking. The premise is basically 2 actions; Exploit and Manipulate. The term low ball itself implies something disrespectful and predatory. Your are negotiating a price for yourself, you definitely know is unreasonable. Instead of a balanced transaction where two people can win, self preservation is always promoted. We have to push so far that the seller may not make anything on their house but who cares, you got what you wanted. Let' see if the seller is having a hard time so we can bring them to their knees. It's sick. That is why we (esp. economically) we will always find ourselves in the same predicament. When interest rates are low people will irrationally over extend themselves financially , others will hoard properties and drive prices up because of lack of supply. Someone will always have to suffer so someone else can live in excess. Just remember as a property owner you will one day be a seller and visa versa. Balance and respect in life is key. This mindset is something only we as human beings can and have to change. No government legislation can rectify this.
Always great info, thank you
Flooring, paint and staging. Nothing of actual importance was done. All a head-fake to sell to some dupes.
#5 is outdated advice and actually, it's not recommended by realtors due to housing laws.
HOA sounds like a Karen nowadays. 😤
As far as a town house. That HOA fee is kind killing the reason I would buy a house.🤷🏻♂️
😂 lowball offers are accepted at a rate of maybe 4-5 out of a 100. So maybe at 4 to 5% of the lowball offers made. You’re going to have to find an elderly couple or someone who is desperate. Still pretty sleezy to be honest to try to take advantage of people.
Thanks Curtis, we are employing all your points in our search. Just backed out of a purchase that had easement issues. Was listed as having a deeded easement where in reality it had a notarized affidavit claiming an easement that had not been awarded by either the court system nor property owners. Huge disappointment but valuable lesson in that only you can only trust yourself...verify everything!!! Thanking the Lord that my husband knew to ask for document and to question it.
I love westover
Because for some reason feels like a dirty word to me almost like a dirty/vulgur version of an ultimatum or quid pro quo
I am in a townhome. I own it. No mortgage. It's just me and my wife. It's my retirement home. My days of fixing external things outside my house are over. No more gutter cleaning and roof repairs ever. My HOA Fees cover all external maintenance and insurance, including the roof. We also have a community pool. I couldn't care less about the fact that my door has to be a certain color and style. I did the single family home thing twice before where I was repairing EVERYTHING and going broke doing it. This works for me now.
I want to live in a condo tower out in the woods by the beach on a serene mountain top.
lawn mower engine 😂😂
Question (that probably won't get answered a year after upload but I'm trying anyway) how do we get in good with the listing agent when our buyers agent is the only one who speaks to him/her. Also, isn't the listing price already higher than what they are willing to take? Like a car sticker price?
Actually sedans and a lot of cars were a lot bigger in the '80s than now
Great Job! Matt
Great Job! Matt
I did my own home inspection, by taking photos of the furnace, window frames, roof, basement, kitchen, wiring, and pipes, and showing them to contractors. From the photos alone, the house needed $100,000 worth of work. They could tell that no improvements had been done in over 30 years. The house would've been a money pit.
I see properties that have been on the market for three years with no buyer, and they still won't take an offer. Or the property is in terrible condition and needs $100,000 worth of work. Or the interior is old and out of style. But the seller thinks they can hold out forever.
Can I gift the maximum amount for that tax year to a friend for their life span?
Farted
I have hardwood floors in my condo.
Swindlers
Why would my real estate agent tell me not to fix a sink with low water pressure, not replace a broken dishwasher or paint when I asked if I should make some improvements? She hasn’t given me any prep directions to sell my house. I’m wondering if it’s because she senses I’m a type A personality but I’m baffled as to why no advice. I’m wondering what your thoughts are as to why an agent would not be helpful on making the sale. Thanks! Love your channel! Subscribed.
Your introduction is wonderful, it makes me very impressed
gotta love youtube algorithm. as a new apartment owner remodeling the new home, i am really into this remodeling stuff and those are nice tips, altough not aplicable in my case. anyhow, your other videos are really good too so i had to come back to this one and comment + subscribe
as a buyer would i talk directly with the listing agent, or are these tactics my buyers agent would have to use on my behalf?
Interesting, 31 years ago, I did not follow the inspector live. It worked out fine.
Matt, great video! I just came across your KZread. However this video was issued a few years ago. I was just wondering what your recommendations are for out of state buyers. What kind of right questions to ask the realtor on how they handle these types of buyers and what we the buyers should expect as far as service. I’m planning to move to another state, but not sure what city or neighborhoods are right for me and how would the process be for me since I’m at another state? I would love to hear your thoughts. Thank you!
It seems like my agent doesn't want me to low ball, it seems like they just want you to buy ASAP to get that commission...how an I go about buying my first property with out an agent?
Should you use a real estate agent?seems like the agents dont want you to lowball because they just want you to buy a house as soon as possible.
The buyer has to pay for the realtor fee now. Is that right?
Nice but you first said you were using Pergo Laminate floors then in the end you said yo installed new hard wood floors. Which is it? The enclosed balcony is very nice but I can not believe it is worth $440,000.00.
That’s all I’m giving lowball offers
More like "how to get gazumped" 😂
Those are not HOA fees going up those are salaries for management companies who get raises. You home is at the mercy of these creeps. And your family is just as any other family who is getting over. Inflated rent increases.
It’s reserved .
Super helpful! Thanks!
the suit is so unnecessary
It's most of Arlington downtown pedestrian friendly?....... As general rule, most cities (big and small) are car-centerd. 😊
Most of Arlington "downtown" is pedestrian friendly. One of the many reasons people love Arlington so much! :)
After closing costs and fees profit disappears
Not only did I learn a LOT, I also paid attention through the video. Thank you for the wonderful information!
You’re welcome Chelsea!
Location doesnt seem to matter anymore. EVERYWHERE is grossly expensive. Everywhere short of 5 hours drive from the nearest anything.
Victorian ROW homes are starting to be my new JAM!
You know it! 👊👊
