The owners from China bought at the peak price of the market hoping to make profit from their investment and not for own stay. Couple with misinformation that they would be granted PR for owning the property in the area. Owners have great holding power and not selling the properties at big discount. Now, there are not enough tenants to fill the empty units hence the quiet surrounding of the area.

The concept of this mall is wrong, it is not suitable for a semi-outdoor mall, it is hot, slippery when it rains. I believe there's no direct bus service to Sutera from either JB Sentral or Tuas. Therefore, I recommend booking a Grab taxi to avoid any inconvenience.
