  Around here, from some of what i have seen, you almost might as well not have inspectors, they have missed some pretty big issues on houses people I know have bought. There needs to be a home inspector rating site!

  A lot of inspection companies have some sort of warranty where if they miss something you can go back to them and get compensated. In my first home purchase the inspection company had a buy back program.

  Todd you did get lucky! I don't think I could ever make such a large purchase without "checking under the hood" so to speak. I think some people don't mind if there are small issues with a home but buyers can definitely use it to their advantage if things come up at inspection. My realtor was able to negotiate 8K back at closing to make repairs that our inspector found. Well worth the $900 I paid to have him come poke around the house!

  I was the luckiest guy in the world when buying my house. No realtors involved, sold by the owner, a lawyer oversaw the transaction. I did zero inspecting, except for asking about the clarity of the water. No looking much in the yard, no crawling into the crawlspace, no attic look, no inspecting the breaker panel, nothing. Been here 30 years this summer.

  I love Poulsbo. Such a beautiful place to live. Good job letting everyone know some of the cons. The downtown area is one of the cutest towns I’ve been to.
