Great info about suburbs! Good time to buy a new home builds in Ausitin suburb (Manor, Leander and Pflugerville) during winter or next spring? I wonder how stacking up inventories will affect to new home builds.. probably another 10% decrease in winter?

I live in Leander. I'm looking for an escape plan. They're overbuidling, ruining the land, and there's only a few grocery stores. There is NOTHING to do, frickin' nothing. Toll roads are horrible. I hate it here.
I think it is fair to say we have a balanced market, but a lot of people are priced out. Inventory is high, but I think it is fair to say the inventory is still moving. I agree with what you say about the rates, but I am not sure I would have bought down my rate to 5.87 for 2%. People on both extremes are probably wrong the ultra bulls and ultra bears. I think somewhat flat, modest gains or modest losses in likely short term, and modest to moderate growth is likely very long term. I don't have the risk aversion to buy sight unseen. I think some people underestimate the traffic and drive time unless you are near the CBD or you actually time the drive to places you go to a lot. One of my criteria was 10 min drive or less to my parents, brothers, or uncle's since I visit a lot. I found this, and I timed it 6+ times - don't believe google maps for commute times. Consider the very low end market of the Austin proper there is a quite a bit in the 300-350k range, but they do have downsides. 70 at 300k as of today, but almost all have below average schools/neighborhood stats, but 5 and those 5 need work, are flips or are ultra outdated or a combination.
There's actually 70 single residence homes in Austin proper below 300k. Most are east of i-35, and all are east of mopac. This includes used homes. If you filter it to 2010 or newer it is still 23 homes. Some of the locations are not ideal for schools or crime, but I don't Austin is as bad as some other larger cities. If you remove the 2010 filter, and require 5/10 schools or better, you are left with 5 homes, so keep that mind, and one is surprisingly in 78750 - central north Austin, but is super outdated and sold by the owner. So consider Austin proper, but you will need to make different sacrifices versus the suburbs this video described. The biggest advantage is likely these areas are mostly built up and less vulnerable to new constructions, and are more developed as a community. The downsides are neighborhood rep, much better commute times to the CBD, most of these homes are average schools or worse, and same goes for crime. I would try to filter to close to the average for these and you still have a few. Going up to 350k to 375k alleviates a lot of this. At 350-375, older options in NW Austin are possible with good crime stats and schools, but it will be smaller and older. Since this video was made, there is also more vulnerability in the south due to Tesla layoffs, new constructions and higher inventories. The market overall has soured a bit, but I think it is now a balanced market, but the softer areas are starting to crack.

I lived in San Francisco, and now I've noticed that the same liberal policies that ruined San Francisco are now ruining Austin, the changes being implemented aren't going to end well. Austin is great otherwise, if it goes socialist it'll go the way of SF, and that would be tragic

traffic has made it so hard to get around for fun, work, etc. it won't get better anytime soon
I’ll say this, it’s still a very diverse and happy place to be. The boardwalk all around the lake is awesome and train is expanding. I love it. Summer is tough but you have a culture around it. Pools everywhere huge free pools, movies in pools and moonlit nights at Barton creek and even aerobics cocktail hours it’s fun.

I was trying to follow along with your points but I have to advise you to NOT include a competing background soundtrack that distracts the viewer from clearly hearing and 'listening' to what you're trying to teach, You're not alone; for some reason it's become trendy to pick a secondary music soundtrack to play along with the audio portion but for many of us it's not only unnecessary but it's actually in the category of distracting noise.

Excellent video. What about crime? On Fox News took Austin Police Department two and a half hours to show up to a drunk driver accident. Austin is 500 Police Officers short and it is up to the citizens to protect themselves!

Left Austin in early 2000s. It was already starting to suck. It was an awesome hippy college town. South Congress was lined with taxidermists. Small, local business predominant.
