    Interest rates are not going to go back down to what they were before. People continued to buy out of panic and demonstrated that people are willing to spend and finance with those rates. As far as negotiating closing costs etc- in Texas, it ain’t happening. The price is the price and there’s no real haggle. 20% down is needed for a conventional home with no PMI. Can you get an fha loan and put down 5-10% sure but pmi will be added plus the taxes of the home. I wouldn’t say that it’s a buyers market bc inventory is minimal, and frankly a bit stagnant. Great video.

  • @Bossiocuts

    Thx man. I disagree on interest rates, they may not go back to what they were before for a while but they will go down. Texas and Florida have similar real estate markets rn, you can definitely negotiate, Texas is one of the booming states that have cooled down and seeing prices drop and house on the market longer and longer. I’ve bought real estate with and without realtors and they are useful but most of the time they don’t understand how creative you can get with real estate. I think I agree with you in this video about initially have to pay PMI to avoid it, but are you disagreeing with my math? A 5% down conventional, odds are spending another 15% in down payment to avoid a pmi payment probably isn’t worth it. It’s not a buyers market, I don’t believe I said that, but it is still an investors market. Investors are still buying. They have to, they just have to change strategy a bit and get more creative. Not the funnest market that’s for sure. Anyone can buy rn and do well if the negotiate terms rather than focus on interest rates.

  • @DanielLopez-rq9qx
    @DanielLopez-rq9qx7 сағат бұрын

    You didn’t say that. I agree that the rates will slowly go down and the have just not like before. We’re starting to see this in the automotive industry. Slowly the 1.99% percent financing is coming back. They are rather similar, one of my childhood friends lives in Orlando and we discuss the similarities in our markets often. I agree that it’s completely worth putting the additional 15% down. I bought my first home when I was 21 and I put down 5% and then applied for a the Star grant (creative thinking) and that gave me an additional 7% of the sale value to put down at closing. I got stuck with pmi but after the sale of that house I made a good enough profit that since then I’ve only done conventional. You’re right, anyone can buy now but the message I was trying to convey is that if you were used to buying under terms seen 5 years ago the game has changed a bit. You’re right, it’s definitely an investors market and for that reason my focus has shifted a bit and I’m focusing on acquiring land in rural areas. In Texas rural areas are slowly being developed into suburbs and the property tax rates can be as low as 1%. So if it takes a while for me to flip it or for a developer to buy me out, the cost in hindsight is almost nothing to sit on it. Nothing but love man, I love your content. When my first son was born I wanted to learn how to cut hair. It may be a bit cheesy but that scene in boys in the hood always resonated with me because it holds a lot of truth in it. Some of the most intimate conversations a man has happen in a barbers chair. I learned how to cut hair watching your videos and well now he’s 8 and the deepest our convos get are relative to fortnight 🤣 but I’m thankful for the moments to come and the opportunity to bond during that time.

  • @Bossiocuts

    @@DanielLopez-rq9qx man the rural area land play is where it’s at. Most people don’t have the long term thinking for it, but that land especially as more development starts is gold. Good stuff man. I feel like all rodes lead to reals estate and investing no matter what career you choose if you want to build wealth. Thank for checking out the content and adding to the conversation 🙏❤️

    I cant believe this dude is so soft. He gets pushback for his lackluster financial advice and he makes the video private. Lmao.. ohhh and spend 335 a month for my accounting services we will invest for you.. 4020 vs 200 dollars a year for an accountant who will file everything for you. Most of the people watching his videos dont operate a franchise or have a product line. They run their shops off of booth rent or they rent a chair themselves. You can keep track of all that in square or whatever payment processing software you use.

  • @Bossiocuts
    @BossiocutsКүн бұрын

    Bro you ok? I uploaded them on my other channel because I decided it was probably better to keep this one more hair cutting. That ok for you? Also with the accounting services, I hope no one is dumb enough to think a $200 tax return is the same as accounting services.

  • @evilxzeno
    @evilxzenoКүн бұрын

    @Bossiocuts no you misunderstood. You pay the accountant 200 for the whole year no need to pay 4020. Not H&R not turbo tax they will rob you. You shouldn't be expecting a return because you shouldn't be paying the government on money you earn. That's where the tariffs come into play. You make other countries pay for our products. This country thrived on tariffs before the Civil War. Every multi million dollar industry does everything they can to have a net 0. They will buy all their new equipment at the end of the year so they can depreciate it. You should be exploiting every loophole possible to pay as little in taxes as possible. Put all your money back into your business (marketing/equipment) and stocks/etfs you will see growth.

  • @evilxzeno
    @evilxzenoКүн бұрын

    @Bossiocuts my accountant before his wife passed away and was diagnosed with cancer. Did all my books and filed my taxes for years for 200 dollars. The most I had to pay the government at that time was 100 dollars. Last year we go through H&R 700 dollar fee they said they changed the tax code for independent contractors (which they didnt) and ended up taking all the money we were supoose to get for our child tax credit (which we wouldn't need if the government weren't so greedy and trying to rob us everything we turned around.)

  • @Bossiocuts
    @BossiocutsКүн бұрын

    I’m assuming you don’t make millions considering you go to H&R Block. Yet you are here trying to explain to someone who does own multiple business that earn millions about tax strategy lol. I can tell you have no clue about taxes, you don’t invest your money in much of anything, and you definitely don’t make as much as the people my company helps. You should probably stop going out of your way to talk shit about people and their businesses. Wish you the best tho

Then you got your product line that almost didn't happen. PieBooking failed. Then you got smart and started investing in real estate. You say I'm stupid.. I am for following your advice

    I don’t think you understand the benefit of having something so flexible that you can turn on whenever.. vs $5/hr jobs you have to find that are willing to work around your commitments is my point. It was damn near impossible.. that’s why I had to work two separate jobs. And it took months to find ones that would work with my night school during a time when NOONE was hiring besides fast food.

Cause yes we would've like to see raper blend in a little higher into cut, but even u said it, man I mighta messed it up?" (Doubt it). But, what u was saying was. The client got what he asked, she knocked it out the park and why risk that just cause you trying to blend a little more? Someone commented they would use thinning shears and such. But she didn't have to. Maybe dude didn't want that typical taper were seeing everyone get. I ask for my taper to stay way low but always end up with mid fade😅😂 anyways. Thx for the review

    I don't have much hair left at sixty six, but I go to the barber probably every three or so months. I go to a VERY established barber shop that has been around for thirty five years, and now the third generation in the family runs it. They charge a straight 20 dollars a cut. I always give the guy twenty five, and he has a VERY steady and loyal customer base. the owner and his wife (they just had a baby so she's only part time now) and his brother and another friend all work there. It's a great field to get into if you're reasonable and good, and fair.
