    @@CarlosPrats-fn6fo thanks for watching Carlos! It seems more and more people I meet here in Costa Rica don’t wish to live here full time due to the slow motion life style and long rainy season. Most people are looking to invest in rental home that they can use a couple months a year and rent a bit to the tourists that keep the local businesses going while they are living in the us? Gentrification… well there are a few more than 16000 us citizens living full time in Costa and 333,000,000 still living in the us. .004% of the us are here. The majority of those that live here will return within 2 years. Sure some really cool people do relocate to Costa Rica but the whole economy and population of all of Costa Rica is about equal to half the size of the city of Austin Texas. It is rad don’t get me wrong but it is a tourist destination for people looking for a cheaper alternative to Hawaii it is not a destination for massive gentrification because it doesn’t have an abundance of natural resources to drive economic growth. If you are angry about your neighbors doing better than you I suggest identifying a problem people with financial worth encounter, create a solution for the cause and make videos of yourself explaining how you can be of service to them. Help others help you :) pura vida

    what's pura vida about gentrifying my country sir? locals can no longer afford to live in their own towns anymore, gringos buying all the land here and some even have the nerve to make real state videos about obscenely expensive beach homes...the level of disconnect...this "expats" bs is getting old real fast.

    Hey Tim thanks for watching the videos hope they are valuable too you. We run a program of rigorous honesty and I never speak o out someone that’s not in the room, so I can’t help you with any roomers other than anyone that has something negative to say about rad pad must be very misinformed. We have expanded from Nicaragua into Costa Rica to pursue the demand for both short term and long term rental units. It seems to me that you are correct in that the cost of traditional building in Costa Rica does seem to be about 30% more than in Nicaragua. The thing is the price of a 3"x3" six meter piece of galvanized tube is the exact same price in both countries? Go figure right… it’s as simple as calling a ferromax in Rivas and San Jose and asking for a price check. We it turns out we did the same research on windows and the same damn thing happened then we checked the flooring materials and it was also the same… this is an assumption but since most people tell me building is so much more expensive in Costa Rica it is because this is not true with things like block and cement? The elephant in the room is always gonna be the cost of labour? There is no way around the fact that in Nicaragua after all the taxes and admin costs of having an employee they were about $25 usd per day were as the same here in Costa Rica is about double that. Well… because rad pad invested so heavily in creating systems for building it uses much less labour as one would require to build using traditional methods. It seems that the price of a rad pad is actually decided by what the market is willing to pay. Someone that values time might be willing to pay more for a faster solution? From my experience no matter the price we put on a rad pad in Nicaragua it was to high and it needed to be lower where as in Costa Rica it seems to be much more focused on the time in which it can be delivered much more that the price it’s self. I hope this helps answer your question, I really appreciate you reaching out and if you hear a roomer about me please ask the Pearson spreading it to set up a live interview with me so that person can have a clean conscience and find significance and connection in a more honest and loving way. Thanks again Tim and I hope to meet in person some day 50576076060

    The price for your radpad in this size has gone up from $25k to $36k since I started started watching. The general rule of thumb in Costa Rica for fully finished, tile, laurel or teak ceilings, block walls kitchen, bathroom finished etc is about $1000 a meter. You must be getting screwed on materials or labour, or its just the way the feeding frenzy goes at the beach.

  • @EVERYTHINGCOSTARICA2024
    @EVERYTHINGCOSTARICA20242 ай бұрын

    Hey Jim! Thanks for watching and an extra thank you for reaching out! The price has gone up as we have improved the rad pad up to its current standards. It’s the ninth version!! It really has been a journey to arrive where we stand today. In the beginning we we set out to solve the problem of providing a cheaper faster alternative and we had a product for around $15k. Everyone that saw it loved it but wanted it bigger. Then we made it bigger and came to the realization that the people that wanted a cheaper faster alternative didn’t have $25k for the bigger version and that they didn’t have the $15k for the original version. This is when we paused and moved the operation to Costa Rica. Rad pads were the right product but they were presenter to the wrong people in the wrong place. Rad pads are a great solution for a short term or long term rental accommodation but to be used for a permanent residence the tenant would need to be somewhat of a minimalist. It seems most people have a lot of valuables that need to be stored and accessible which requires more space. That’s when we realized rad pads needed to be a luxury product used as a rental accommodation to generate passive income for realestate investors. They needed to be sold to people with an investing mindset in a location with a booming tourism industry that was supported by government. As far as the price goes there is a page on the website that breaks down the costs down section by section. The cost comparison is kinda like comparing a sports car with two seats to an suv with 7 seats…. They serve different purposes. Rad pads are a high end luxury asset where a traditional house is somewhat of a liability. It’s been rad chatting as I’m sitting at the bus stop in Dominicalito heading up to Nicaragua to do a boarder run! Thanks again and have a rad day!!

    @@EVERYTHINGCOSTARICA2024 Ok, thanks for he lengthy explanation. You've gone above and beyond. I think you'll find you can lower your costs. I have the cash. I had 15k and 30k. Its just that if you extrapolate your construction costs per meter, they are much higher than the going rate for fully finished homes. I think you'll find a whole lot of room in your expenses the longer you do this. I'm assuming you dont even have to figure CAJA insurance for workers, or permitting? That's a huge chunk right there. Its expensive here for materials that's a fact, but somewhere along the line you will be saving a ton of money once you build a few.

    Damn I really wish I could do this. This is my dream, I am a chef from New York, living in Oregon. My father is Costa Rican and I always wanted to own a small kitchen by the beach. I just dont have the funds right now and I have 2 small kids that prevent me to make a big jump like that. My father is sick and stuck at his home in NY. I wish I could take the equity from his house and re-invest in an opportunity like this. I would make tacos, quesadillas, burritos, nachos, nacho fries, acai bowls, smoothies, juices, rice bowls.. omg I would love this.. or I need an investor who believes in me and this vision...

    Nice Job. Gabriel is a FINE craft men! As per my feed back I noticed you constructed a special rod to hold mirror, before it was mounted on a fragile window pane. Before you had a shut off valve as the only means to control water temperature in the bathroom shower - was not practical. The new control panel was a good solution. It appears you made a hand made vertical wall mounted light fixtures. The mounted light bulbs gets hot and a hazard, they are exposed and if client's trip and/horsing around the bulb can break. A lamp shade will do the job. That will save you a lot of headaches. Glad I could be of help that's what I am here foe!!!
