    Stand by your man. Togetjer nearly 20 years here. Evicted in oast, crummy, falling apart trailer after that. We ate dinner with baby and 5 year old in yard on blanket cause would have had heatstroke inside. Dangerous to keep lil ones in that, so we were always sitting outside (after i melted inside cooking it). Not great times. 4 years ago we bought a house 😊 if he loves you, and you him, hang in there.

    In five years my first wife and I went from 2 cars fully paid for, loads of furniture and clothes and $95,000.00 in cash to $250,000.00 in debt. She decided she did not need to stop shopping and my job was to pay all the bills. Two of my brothers had a similar outcome in their marriages, I don’t believe women want security, they want to be in control no matter what the end result is!

    In house employees- with such a big tenant base, I wonder how many of the tenants actually live there that have the skills to fix things in the building? Pay them, maybe less than an expensive plumber, could also help some retention.

    For the tenant appreciation day, think about a name for the event that is memorable so tenants want to talk about it, and refer other tenants ie The Fairmount Fun Fair - Free Food For Friends & Family - Then have a drawing for referrals, tenants referring potential tenants, every new tenant signing , you get a set of Cleveland Guardians tickets and entered into a drawing to win one free month rent.

    Become debt free, develop good money habits, and focus on creating more income. With no debt and even an average income, you can create a ton of margin in your budget and create a lot of wealth. It’s the path of least resistance and the most peace.

    They dont agree with dave bc their leveraging debt to generate income. And that is great until the tenants dont pay. Then your on the hook. Fast forward youve leveraged debt successfully. You have forty apartments amd 400 units and then 30percent of your tenants dont pay. What about when covid happens and you cant evict. If you cant pay the mortgage with 30 percent loss they are now coming after you including your personal home which you heloced to get into these deals in the first place. This is called overleveraging, do not build a financial future risking your personal investments with everything structured around debt bc its a easy way to go bankrupt. Following ramseys methods frees up your dollars and minimizes the risk involved in investing long term. If your just going to do it on debt your playing a risky game

I can claim I'm worth 50 million dollars and give a brief bullshit summary on how, but between you and Dave, his is real, there's plenty of evidence to backup his words, and there's nothing from you.     I'm not the biggest Dave Ramsey fan, but i wouldn't call him a moron, nor would I call those who follow his advice stupid. The internet has ruined the "entrepreneur mindset" by making the average person think that they should assume risk that that they're not built for. I only find real estate investors talking like this. Is Dave Ramsey's advice perfect, no. But if you follow it, you'll be in a very solid financial situation.
