While its a useful basic video, it doesnt seem to answer the trickier questions. How to get the Thai partner? Are we just assuming it's Thai nominee who doesn't invest, but that is technically illegal. So how does it work? Maybe they dont want to go public with the real answer? Also, the Thai partner must invest real money of not and do you need it to be in ratio of shares ownership? If you use a business just to buy a house is it legal or must it be a real trading business?Also the amount required of registered capital eg 1m thb or 2m thb..dobyou need to come up with this actual money or its nominal capital. Would appreciate it if you have these answers as the video otherwise covers what is already out there 10x over on you tube.

Thailand is not the place to retire anymore. Great to visit or live and work there, but not for retirees. Starting 1 Jan 2024 Thailand now taxes the income of retired Expats (including Pensions), if you live in Thailand 180 days or more in a year, while all the other countries in SEAsia do not. Hopefully Thailand will change their mind, but as it is now, starting on Jan 2025 Expats have been told to pay income taxes on the money they brought to Thailand from 1 Jan 2024 onwards. Thailand also wants to implement worldwide taxation, so even if you dont remit the money to Thailand they want to tax it . No matter how good their Visas are or the country is - for retired Expats Thailand is not the best option (we are leaving).

But you probably would want to make papers like Visa etc for the foreigners so he can stay in Thailand to assist you.
Legally it’s not allowed for a foreigner to work without a proper visa and a working permit

I thought the tourist visa was different than the 90 day visa and you can only apply for the non O visa with a 90 visa and not the tourist visa? Are you saying get a tourist visa, then apply for a 90 day visa, then apply for a non O visa? Why not apply for the 90 days visa in your home country? Doesn't a tourist visa require a round trip ticket?
You can apply while on a tourist visa, yes. Doesn't a tourist visa require a round trip ticket? - if you plan to apply for your Retirement Visa - book the return ticket that can be refunded

So, you say that marital assets, not covered in a prenuptial, are divided 50/50. I can see that when as a married couple they acquire property or a house. However; what if the Thai party already owns multiple parcels of land etc. and this is not mentioned in as any registered prenup, do these then become assets that will be split 50/59? In this instance the foreign party gains at the expense of the Thai…. Does this occur?
I believe you are talking about the case when your Thai spouse owns multiple assets before the marriage. 50/50 goes for assets gained during the marriage only

you can't run any business when on a tourist visa. eventually you'll get into trouble

I'm currently retired in the United States and the retirement age in the united States is age 65 66 and 72 and who's in the world would have the money for the Thai Requirements. I'm sure millions of Thai women That still living in the united States and they cannot go back to Thailand for retirement.

I buy one apartment in pattaya. Was big fuck up. I regret it. Try to sell it. Never got my money back. Finally lost big money. I sell it for very cheap. I will only rent. Why why why I buy it. Big regret.

@@aakasharora12 if you are in charge of a Thai company that owns the land you are right. if it's a lease then the price for your particular house will drop every year as you don't own the land

not really. in a traditional mortgage you gain equity every year of paying. But with the lease scheme every year you lease reduces the value of the home because of the expiration date.
Trust me don’t lease and waist your money ,too many problems.
I''ve been working in Thailand for 20 years and will retire sooner than later as I'm in my twilight years. As I'm new to all this I'm bombarded online with the notion that I must pay anything up to 50, 000 baht for an agency to help me with the retirement visa application. My colleague says doing it myself is very easy but I'm still nervous that I will screw it up.
hello. Start with depositing money to a Thai bank account 2 months prior the application or check with your embassy if they can provide you the affidavit verifying the income. that's the most complicated part)))
