Speaking of medical offices. If you ever do a dentist office...a mercury test is automatic. They drill out old fillings and the mercury dust gets everywhere. If they have a vacuum in the building, just get your sample from the bag. Otherwise just take samples from top of cabinets. Readings are high! My lab called me and told me to label next dentist office sample as "DENTIST OFFICE" so they would know to cut the sample because the readings are so high is screws up their equipment and they have to take it apart and clean it. LOL
Richmond Homes is the worst. In Colorado, they had so many hoops, I stopped doing new construction built by them.
You can ask for more coverage. I have 1M with inspector pro. You will pay more, but it’s available.

What is a fire alarm panel transponder?
The panel transponder is the device that sends a radio signal to the monitoring company rather than having to rely on a hard phone line. The easy way to identify it is by locating the antenna.

Interesting video. Me and my civil engineer are going to do a lesson on this. He designs parking lot drainage and retaining ponds. No roof footage?
Had someone make fun of me once for mentioning someone should give an opinion on parking lot repairs. I have parking lot repairs quotes over $15,000. The SOPs state anything at or above 3,000 or cumulative repairs totally 10,000 should be in the report. Makes me wonder what kind of report some are writing.

What about removing the electrical panel covers for interior inspections? Is that out of scope?
Is there any problem with using a type I hood for a bakery oven or steam kettle?
That would not be an issue. Placing a Type I Hood instead of a Type II Hood would be an improvement or betterment to the system. What you cannot do is place a lesser hood. Remember... Type I hoods are for grease-laden or grease-producing devices whereas a Type II hood is for heat and steam. Placing a Type I hood in every instance of a commercial cooking area can only be an improvement to the entire cooking space.
Good video other things not mentioned is EPDM membrane shrinkage usually an indicator that the membrane is aging. You mentioned the perimeter membrane attachment but not a Russ strip. Membrane wall wrinkles or raking maybe caused by building movement. Make sure the membrane hasn’t split or damaged. Drains confirmed all drain bolts and other hardware is in place. I also didn’t see emergency overflow drains or scupper that maybe required by code. You might also mention that an asphalt base mastic is not compatible with the EPDM membrane and should be immediately removed and replaced with compatible materials.
Those are excellent points. When we film another EPDM video we will make sure that we take them into our scripting considerations. Thank you.

Thanks @coreylambrecht5797 for watching the video and making the comment. The crack I was talking about was part of the stone sill and rim, not extending through the concrete below. The crack present to the left is a crack reflecting through the parging and not showing signs of settling. The key takeaway we were trying to illustrate is how to help determine if a crack is severe enough to warrant additional review or is just a crack in an old building. Please keep the comments coming. The CCPIA wants to hear more from our members.

This is helpful. I have inspected a property that had an old fixed ladder that is loose on the wall. These ladders are a bit tricky because they are vertical - imagine one that is shaking loose with each step! I like the idea of installing a clamp to prevent the cover from closing.
