I thought it might have been the nails , but then I thought well nails are an approved fastener . However I will be using screws and glue to install the drywall. With all the helpful comments I now believe it is a combination of things like using nails and air pressure changes. From opening and closing doors and also the lack of glue. Thanks for commenting.

Not seeing damp in the wood, but maybe double check with a moisture meter? The house is so old that just falling down sounds like a logical/possible conclusion, but I'm no builder. Just a curious doom-scroller. Lol. Thanks for the demo and overview

If you look at the bottom side of those boards there’s no drywall adhesive. Whoever installed it last didn’t use any and you should always use it on ceilings. If you didn’t and you didn’t use a bunch of screws it will fail again.

We removed all of our loose insulation and replaced it with a roll out kind. The house is much quieter, cooler and warmer!

Change the top board to a 2x4 and slide it to the bottom, now the stringers have a cleat and are abke to "sit" on that board so to speak, gravity alone would hold the steps in place

I've been trying to learn how to frame. Everything so far makes sense except for one thing. The purpose of 12", 16", and 24" stud spacing is to facilitate standard sizes, such as drywall. Cool, I got that. I can see that working in a butt wall with 16" on center (taking into account the 3/4"), so each piece of drywall lands halfway on the stud. But what do I do when the "through wall" comes into play? I can't lay the drywall exactly on the edge like with a butt wall. I know I can make a California corner to create a space for the drywall to be attached, but how do I deal with the length being shorter than 16"? Won't that defeat the purpose of having the drywall land halfway on a stud? Any guidance is much appreciated.

Cut the drywall to land on stud layout. Put the cut end in the corner and the factory edge (uncut edge) should fall dead center of a stud, if properly measured. After first sheet of drywall is cut to stud layout 16" on center, your second sheet of Drywall will layout perfectly. Let me know if I didn't understand your question correctly.
