I've lived in Katy since 1970. The expansion of the area is absolutely CRAZY!!! The places I used to hunt duck and geese are now subdivisions.
There's nothing that can be done about cars. Huge area. Everyone has their own point A and B and usually many miles between them. No public transportation can ever deal with that especially when you combine it with need to walk in heat and humidity. Houston is built for private autos, like 90+% of other American cities and it's futile to fight against it.
Unfortunate, but it is the reality. I do think city projects like the Shepherd / Durham project in the Heights to add sidewalks, trees, and bike lanes can help make areas at least more walkable. But massive public transportation infrastructure would be too costly to add at this point sadly. But it's something I want to make sure people know who may be coming here from cities/countries with public transportation in place, so they aren't caught off-guard!
As a Katy native, we have an annual Rice Festival in the Fall. Bush Park was built as a reservoir/park as are most of the parks in the Katy neighborhoods. Additionally, Buffalo Bayou has its source near Katy. Katy Mills Mall was not purchased by Simon but was acquired by Simon in a settlement with the Mills family. The Mills family sued Simon after Simon planned to build a mall on the corner of what is now 99 and I-10. Although Simon was never built, one anchor store (JC Penney) was built and is open. The rest of the land owned by Simon is now Katy Asian Town. If you live in Katy but work downtown, Metro has an express bus that runs from Katy to Downtown. The Metro station is located on the corner of 99 and I-10.

Firethorne survived Harvey very well. The worst night the water only made it halfway up the lawn.
And if you want to drive into downtown good luck there is a whole bunch of one ways and you only have a .5 second to get into the lane you need because peopke park on the side and dont get me started on all the cops

Very informative video, it would be a great idea to mention universities or colleges in Katy, TX for folks like me looking to relocate to Katy and have college going kids. Yeah you did mention elementary and high schools but nothing on unis and colleges. Keep up the great work! 👌
Great suggestion! In the Katy area you really have three choices for colleges/universities. You have University of Houston - Victoria Katy campus, Houston community college Katy campus, and the nearby Lonestar community college in Cypress.

Yes, we do have a very good and expensive health system. If you have to ever use the county services, it is worse than third world countries (I have traveled extensively). Harris Health (the county) is expanding with Baylor College of Medicine. About the worst system in the country. Lack of patient care and safety.

Might want to provide more information on the free toll roads because if your in the DFW area NTTA is going to charge you but they dont tell you that you can get a Texas Toll Tag which allows you to use even their toll way for free....

@@Jakeweight03 NTTA and Texas toll tag share the same road but if you only have the NTTA they will charge you for using the toll road and won’t mention anything about Texas toll road. But if you get the Texas toll tag which is displayed on those same roads you will be able to access that same road through them but there may be some kind of authentication process you may need to figure out.
So I honestly feel like people in Houston have some of the worst attitudes- I now have gathered it’s probably because of the heat lol people get hot and irritated 😂
lol! You know I actually hear the opposite from the families I’ve helped move here. They always comment on southern hospitality being a real thing. They’re surprised by it, especially my east coast clients
You forgot the worst part. High heat combined with high humidity makes this one of the most uncomfortable places regarding outdoors.

My bestie just bought and moved into a beautiful brand new built home in Katy, this month May 2024. The hoa is hilariously awesome, 1,067 ANNUALLY. I'm used to seeing 300- over 1,000 per month, in CA and Oregon.

Houston and its suburbs were great choice in 2009 great deals on homes and condos super low prices!!!!! now not so much with all the inflation/bad economy/Biden and local corrupt elections in harris county =hot mess!
Inflation is kind of an everywhere thing right now though is it not? Still more affordable than some other major cities in the nation. Decent amount of job opportunities. I think on average Houston still ranks as a top place to move to.
@@NickSellsHoustonnope people will try it out and run for the hills once they deal with sky high heat, humidity, tropical storms floods the only people that put up with it are people that bought at super good prices they had condos under 40k kinda near galleria /westchase /bellaire during 2008 and homes under 100k all over up until 2015! Pandemic changed everything . The texas triangle opportunities ship has sailed ,maybe other parts of texas might have some better deals and prices dropping already!
Our team has actually helped more people move to and around Houston post pandemic than ever before, even with the rate and price increases. The small percentage that have moved away from Houston is almost always due to job relocation. Does our weather suck a lot of the time, for sure! I always apologize to people moving here from places with 4 seasons 😂 I also totally agree that affordability is nowhere near where it was pre-pandemic, but for a top 5 large major city in the US, we are still considered affordable comparatively. Would I love it if a starter home in the suburbs was 175k again? 100% yes! I think housing affordability is a major concern across the nation though, not just Houston.
Houston is slowly getting better. All the crimes are getting pushed out to the very edge of the city, maybe because the gentrification is progressing so fast.

Another point that needs to be covered from anyone moving from out of Texas to anywhere in Texas, they may save in state taxes but they will be hit by huge property taxes, especially when the properties appreciate in value. So houston is underrated but still cost of living is getting expensive with inflation.
Great point! Property taxes in the suburbs usually average around 2.8-3.5% which can add up, especially as home values increase. In older or more established areas, it’s more common to see 1.8-2.5% such as where I’m at inside the loop. Definitely something to keep in mind and talk over with your lender to make sure you have a good idea of what to expect before purchasing. Once you move in, always protest those property taxes, and make sure you file for your homestead exemption and/or any others you qualify for.

wondering how the elementary schools rate for sunterra versus Elyson. im out of state, looking to move and its confusing
Good question! Both communities overlap some in terms of schools. Depending on the section of Sunterra you live in, you could be zoned to Mcelwain or Robertson for Elementary, and Katy or Paetow for High School. Depending on the section of Elyson you’re in, you could be zoned to Youngblood or McElwain for Elementary, and Freemon or Paetow for High School All of those schools are very new other than Katy HS and Paetow HS, so “ratings” for the others don’t really exist yet. The good news is that they’re all Katy ISD and when new schools are built they try to pull teachers from within surrounding schools to help staff them. Most schools in Katy ISD are good and in general are better than public schools in most other ISDs in the nation no matter which one you are zoned to. How long would it take to get to DFW from there? I used to live in Fort Worth.
It usually takes between 4 to 4.5 hours to get to Dallas from Katy

My problem is the stress test... It seems like even with an income of $60k + $100k saved for a down payment, I still wouldn't even be qualified for a mortgage of around $400-500k 😭 So I just don't really know what to do ....

@@NickSellsHouston the 3/2 1400 sq ft for $350,000. IMO, the sq footage does not warrent that price. Pricing is running about 75,000 to 100,000 less in our area west of Barker Cypress around Little York.
@@Atochabsh Oh ok gotcha. Since it's zoned to Katy ISD and just down the street from Katy HS, it's going to command a higher price/sqft than the Barker Cypress area, but I agree that particular home was overpriced. There are certainly more affordable areas around Houston
