    This has been around for decades, councils have been begging landlords for 3 4 beds to house unemployed families, mainly those evicted in the private sector.

    Yes, purchasing a flat or a house and using the potential equity in the flat or house as a deposit. So basically, the purchaser does not have to put the full deposit money down.

    Hi Sam, great video. If I purchase a 3bed house and convert to a 5 bedroom HMO with en-suites would it be possible to get a commercial valuation? If not, how is the property valued? bricks and motor as a 3 bedroom house in the area?

    Hey Inglebey. So there are a couple of lenders who can potentially look at this on a commercial valuation. Is it all en-suite? Is this a property you own?

    Thanks for the reply. Not yet, I am looking at some properties for conversion. If it can’t be valued as a commercial how would the bricks and mortar be valued? A renovated 3 bedroom?

    Great video, Sam. A few questions. 1) on auction legal pack already has all the searches available. If you are buying this property, do you still need to get the searches done again? 2) if you are financing the renovation with your own funds, the bridging lenders still need to see exact quotes from buolders on everything you are planning to do, even on a simple renovation? What did they need? Just an estimate

    Hey, thanks for the comment and the questions. 1. If searches have been done (and to an acceptable standard as I have seen a couple of instances where this isn’t the case) then they can be used, yes. We would still generally instruct legals as early as possible on an auction purchase just to avoid any doubts about hitting the deadline anyway. We usually aim for 15 days to try and ensure we have a buffer for any issues arising. 2. The only time I’ve seen a lender need to see a quote was when we were appealing a valuers comments about the works. Generally we need a schedule of works (we send a template out to all our clients) and proof that the funds are available.     Getting a BTL mortgage when you are getting a gifted deposits is quite challenging on its own, but add in the others and it becomes a bit more difficult.     Hello Sam I have just subscribed to your channel this was a very brilliant and informative video, I would like to ask you a question? I am currently living, renting in a one-bedroom flat and I would like to turn this flat into a three-bedroom sit. Can I take out a buy to let mortgage for this property then give the council the properties for social housing for passive income?

    Hi! Thanks for the comment and thanks for subscribing!! So you can rent out your home with a consent to let. You’d then need to get the new tenants (social housing provider) in and then we can look at remortgaging.     Had a terrible time with Optima Legal during Remortgaging. Watch out for Shortfall fees. And the lenders charge you about £30 a day interest from the time of completion. You switch to a new deal to save 3k over 2 years for example and end up paying about 3k in legal fees and mortgage payments from your previous and new lender. Martin Lewis makes it seems so easy buts it’s really not. Next time ill pay for a conveyancer who knows what they are doing

    Good information. I have been seeing ppl on LinkedIn offering this so they are just requiring investors and they pay you a return monthly. Difficult to know who to trust, especially when you are looking for a hands off approach

    Finally well said. Also why the hell should I as a taxpayer be underwriting peoples mortgages. I keep saying the UK housing market is the last socialist industry. Just like the days in the 70s where the Government subsidized British Leyland to keep producing a poor quality product at an inflated price....

    Thank you for sharing your opinion. Is this not working even if you are planning a BRRR strategy and not the simple buy to let ? Doing a BRRR , if done properly , you should be able to leave enough equity, am I wrong?Thank you

    Thanks so much for your comment Stefan. These are residential mortgages, not for investment, which is what BRR is. If of course you have the for sight to buy a home for yourself and do something like renovate, do a loft extension or maybe even an extension, of course, you’re creating value and equity, however, the reality is that this won’t be the case for the overwhelming majority unfortunately in this instance.

    I need your help big time here please Sam. And no one is giving the answer. I'm interested in purchasing a three bedroom house, and then converting this into a HMO. Can i get a HMO mortgage on this straight off the bat, and then carry out the works. I mean im confused how this even works man.

    Hi, and thanks for the comment. The answer is no I’m afraid. You cannot get an HMO mortgage until the property is a registered, licensed and classified HMO. Cash, bridging, development finance, investor finance or a combination of the above is used to make the acquisition and then we can refinance onto the HMO mortgage once the conversion is complete.

    @@thesamnorris Ah right because a broker told me, it's still possible. Am i able to get a normal buy to let mortgage on the house, start converting it, and then switch to a HMO mortgage. I expect that will be big early repayment fee's. Do you have an email address i can speak to you, as my current broker is obviously not good

    Thanks for the question James. In any investment mortgage I wouldn’t recommend going above 75%. The max is 80% but again, 75% should be the max. Are you in the market at the moment?

    Very interesting and educational video. I have a question tho. I have a 3 bed house which i qas going to rent in the private sector. However, im interested in rent to a social housing company. You described the mortgage scenario, i have a fixed 5yr cureently. Does this mean i will need to change the mortgage to suit? Im not looking at HMOs at this point.

    Thanks for the comment. Glad the video was useful. If you are looking to change the way you’re looking to rent your property, then you’ll need to notify your mortgage lender. They may allow you to do so for the time being then you’d need to remortgage at the end of your fixed term, or they may not allow you, which would mean you’d either need to wait til your fixed rate finished, or remortgage to a lender who will allow you to lease your property to a social housing provider. Hope that helps

    Not sure if buying cash is a strategy. I think BRR certainly will still work in some areas, but I think the 3 I mentioned are just a better option in the current market that’s all. Of course, it’s all subjective as to your personal situation and plans.

    thanks for the comment and glad this video was helpful. you can search for social housing providers by Googling the Government Social Housing Provider Register. On there is a list of all the providers who have been checked by the Government :-)

    Nice one Sam. As a property sourcer/ developer I've Just started investigating the strategy of BRR properties to flip as social housing. Already been in contact with SERCO so need to speak to a broker on the financials for packaging the deal to my investors.
