Well I just started this video barely but I get it why you would be skeptical of a place like that Spanish tapas restaurants are incredibly popular on the west coast in Oregon and California in Washington and they get the idea obviously from Spain so it's not surprising that you never heard of something like that

What about the proximity to the nuclear plant? Is this a concern for the area?

@@AquamarinaPearl yes, that is the one. I was reading is one of the largest nuclear plants in Florida. Just wondering if it has been a concern? I’m looking to move to PSL and researching about the area

I love living here! I have lived here for over 20 years and love the direction the area is heading in! I personally have not seen any issues with major storms since the early 2000's. I live in PGA Village in Sabal Creek Estates on Saddlebrook....hardly anything comes up for sale. Quite a few new construction lately, and amazing homes.

I lived in PSL for 8 years, and the most fav beach I love hanging out the most is Jetty park!

Is there like a mall there
The Treasure Coast Mall is 30 min away. That is the closest mall, but there is a lot of retail stores and shopping plazas in Tradition. Do you know if they are going to add any more funds this year. I finally found a home, offer accepted but funds ran out so quickly before I could put in an application. So I was left without a home. 😢

Do you generally need a water softener for new construction in PSL Tradition? Thank you!
I'd argue that the infrastructure can't support these new developments. Have you tried to get in to see a doctor or been to a hospital in the last few months? The wait times are terrible, patients are sleeping for days in chairs lining the ER hallways as there are no rooms... The parking lots at the few grocery stores over there are always packed, traffic is really bad compared to what it was just a few years ago all over town. And the drivers are far worse than what was here before... I either have to leave for work pre dawn or take back roads all the way in to avoid the mess that is 95 at rush hour.

Thank you for the support Matt! The millage rate for 2022 in PGA Village was about 19.5 for total Ad Valorem Taxes and PGA Verano millage rate was about 23. Also, the Non Ad Valorem Taxes for PGA Village was around $280 and for PGA Verano was about $1,900 due to Verano having a $1,350 CDD. If you want to get tax estimates for specific properties, you can find that on the St. Lucie County Property Appraisers site. Great program. With the increased limits you can do a conforming loan at $700,000 for the max $35,000. So even if you're a buyer that has the means to go Conventional, take a look at this DPA side by side.

Excited for the new roads to come that will create more routes in and out of tradition though, for example the crosstown expansion at central park!
It’s just my opinion. For the amount of people going through Tradition the traffic does not feel nearly as bad as other areas in Port St. Lucie. Does not mean there’s no traffic but it’s just not allot to me. And yes the expansion roads are going to be great! I’m excited to see how the Central Park area turns out

Can use Tim if you live in Riverland?
Hello Ron! Great question! At this time there is no route for the TIM shuttle that goes to Riverland. There is a stop at the Telaro community which is close to Riverland. Hopefully with Tradition adding more shuttles they will continue adding routes covering more communities. Let me know if you have any other questions!
Technically it is for Tradition homeowners and guests. Riverland is not part of Tradition although adjacent. This being said, the Telaro stop is on the East side so you will have a long walk to the stop.
Thoughts on PGA Verano vs. Tradition?
I actually just worked with a buyer in this predicament. It really comes down to your interests and priorities. If you are someone that wants to either live on a golf course or play a lot of golf than PGA Verano/PGA Village may be right for you. If you want to be more centralized in a Downtown type of area than I would go with Tradition. Email me if you would like to talk more! [email protected]
Riverland also off the Florida Turnpike or just I-95?
Riverland is just off I-95. It is in the west most part of Port Saint Lucie. It’s probably close to a 20-25 min drive to get to the turnpike from Riverland.

As far as amenities and new construction go yes Riverland is the nicest. Telaro is right next to Riverland and is also very nice! It’s just a smaller community compared to Riverland.
Glad I bought in 2021. 280k got me 1700sf in a nice neighborhood.

Nobody wants to buy in country club estates. Home sales are horrendous. Its because of the HOA is the worst in Florida. Cant even have more than 2 pets. Place is a joke. Houses for sale for $200 sq foot in this elevated market STILL cant sell. And you name 2021 and 2022 which home sales made records. Shows how bad this community is. Not high demand at all.

We have never had an issue with the HOA aside from leaving a basketball hoop out in the street over night which I understand the issue there. My neighbors had 4 pets and never received any trouble from the HOA. The monthly fees are very cheap for a golf course community and houses sell faster than the average days on market for Port Saint Lucie. The houses that struggle to sell for $200 per sqft tend to be more fixer upper projects or houses over 3,600sqft. If you would like to talk more you can email me at [email protected]. Thank you!
@@mattcelidoniorealtor ur completely biased. Can’t have a fence. Who in their right mind has a dog with no fence? Rules are 2 pets per household. And wrong there are several homes for sale in there for $200sq ft and have been on the market since last year. Not any fixer uppers. And they are 2200-2500sq ft. I’ve looked at them. But just like all the other buyers the HOA is a joke and nobody wants to buy in such a ridiculously HOA policed community. And if you think 6-12 homes sold a year in the height of a sellers market is good? And look at the sold homes from 2022. A ton were sold for 160-180sqft. And that’s in a sellers market. That’s horrible.
Most HOAs in Port Saint Lucie do not allow fences. My parent's dog and neighbors' dogs have had no problem with this. There are also plenty of dog parks in the area. There were 29 listed homes for sale in 2022 and 28 of them sold for an average of $215 per sqft with only one listing that did not sell. This year there are currently 9 active listings and only 2 have been on the market for over 60 days one is 3,700sqft and the other is a 2,500sqft fixer upper. I am sorry it sounds like you did not have a pleasant experience in this community, but I am simply sharing the factual stats from the MLS.

It really is an amazing life style community. They announced there will be a Publix Plaza built inside of the community with restaurants and retail inside as well. I love the Tradition area that Valencia Walk is in as well. This area is only going to continue developing and climb in value going forward.
