This is just another way the BC Government is stealing our money! So, if I spend my hard earned money and time to renovate or build a new house in BC, helping the housing crisis, I should pay the government 20%. I'm moving to Mexico and will invest my money there instead. Screw Eby and Trudeau. I won't return to Canada until the Conservatives fix the country.

Hi Hanna, YES on the BC government website they state that you can get these benefits p to 18 months AFTER you registered the property. My best advice is speaking with your accountant on the matter. www2.gov.bc.ca/gov/content/taxes/property-taxes/property-transfer-tax/exemptions/first-time-home-buyers#refund

Between 2020 and 2022, an estimated 7% of residential house sales were resold within two years. That's quite a number. But when rieltor considers home byers mainly as investors, the system is fucked up.
If the market goes up while you own your home, it does make sense to sell sometimes. Many families sold and changed homes in 2020-2022. They should be able to sell and move around, it does not mean they were all investors. Most of my clients are families looking for their own homes - not investors. The second part of your comment doesn't apply to many realtors or buyers - most people are buying for their own living quarters.

I recently visited your KZread channel and noticed that it has a visually appealing design. However, upon further inspection, I identified several areas that could use improvement. One crucial aspect is search engine optimization (SEO), particularly the implementation of rank tags and tag volume. It seems like these elements have not been fully addressed on your channel. There may be other issues as well, but these are the ones that stood out to me

first time home buyers is impossible to get. how can you even find a home in or around Vancouver for under 500k for a starting family.
They did just update it to that tax savings up to $835,000 But still, it is only a savings of around $8k, so I am not saying this is a world of difference 👍
One may or may not be a remote risk for Vancouver real estate is the potential earthquake ? And I am just curious how young people in Vancouver can afford buying a house with their monthly salary………

It's super cheap. It would cost 16.5 million $CAD in Shanghai, China
Useful thanks but I feel like there is more to the process, what happens after giving the 50% upfront. How much can they ask for a deposit? Should the deposit be kept in a protection scheme? At what point do you sign the lease? Whats the notice period to break a lease? etc

Vancouver is too expensive, Victoria and Kelowna are much more reasonable. Some further out suburbs of Vancouver are still alright, like Langley or Mission. But it’s almost an hour drive to downtown. The best value to money is arguably Nanaimo.
