    This was recorded before the pandemic and interest rates had to go up after the pandemic to control inflation after money was being dropped from helicopters. However, the performance of this asset is unmatched with a 27%+ IRR this far.

    Believe it or not - the Strategy in this interview is EXACTLY what Trump has done for decades. In "the Art Of The Deal" - I was inspired by (and practiced what he said) in the book - it takes just as much effort to do a small deal as a Big One - you just add MORE zeroes. While that's mainly true in real estate, I was making deals with TV networks like Disney, Universal & Warner Brothers. In the military in 1977 I was sitting at my computer - ON THE INTERNET (ARPANET protocols) and thinking to myself - 🚩🚩🚩About what?? 🚩🚩🚩 About our Jetson's future that was Imminently coming - I could see it on TV with shows like Lost In Space, Star Trek of course and Hollywood meets Science NASA and much more! I was using advanced tech at the age of 19, but I Intuitively knew that the technology that Civilians were using (even 99.999% of our Military) was vastly behind what lied ahead, and I was Absolutely DETERMINED to bring as much of that technology to the average person who was holding a Pager in their hand. I could SEE the power of Communication and MONETIZATION coming to the average person in the form of them having their own TV channel. NO - No, I'm not claiming that I invented Google Video and KZread - but I met with a lot of techies who now work for Apple, MS, Netflix, Dell, Amazon AWS, and pitched my concepts and tried to build teams starting in 1994, when I saw that public tech (like WebTv and two way, interactive Cable Boxes were rolled out in pilot programs, like one down in San Diego in 1993. YES - the World Wide Web just crossed it's 30th year! ♠♥♦♣♠♥♦♣ BTW I mentioned a pager (What's a pager you ask? It was a direct text of someone's number sent to you so that you could call them back. About half the size of a pack of cigarettes and shaped like the box itself.) and cell phones soon followed and in "1984"- my pastor of my church and TWO Top performing Realtors had basically the SAME phone that I had in the military just a few years earlier, that was connected to a metal box with a battery pack that weighed about 8 pounds. They were able to outsell their competitors by having that advantage of immediate availability and my pastor was more effective with his congregation and his own business installing car stereos (he wasn't a "paid" pastor - we all Volunteered) and was very successful on both fronts. Anyway, over the next 45 years I've felt sometimes like Forrest Gump, Donald Trump, Ghandi and Jay Leno as I've traveled the world, have spoken before thousands of people - All because in the Mid-90's I bought Marshall Sylver's course, "Passion, Profit and Power" and Tony Robbins' Awaken The Giant Within" and attended his Life Altering course "Unleash The Power Within" and did the Famous "Firewalk." Like Ryan Stewman did, he asked himself a Far Better question because he dared to THINK differently and it was his Subconscious Mind that went to work and showed him opportunities that were always there - but not acted upon. It's not always going to be an immediate hit like his - but he DID already have a foundation to build upon, and that is where anyone who wants to be successful with an idea should (but not always) start. ♠♥♦♣♠♥♦♣ I got enough passion, confidence and strategy to Architect the Disney Membership Rewards program, Disney Plus+ and a better version of Disney 4 Kids, and that served me very well, and my clients. Disney has a 4 Billion Dollar industry for Membership Rewards - all because I showed them how to take a lame newsletter in 2002, and create an interactive relationship with Disney Guests long after they left the theme parks, the Disney Stores and the soon to be Disney Cruise Ships and TV Network. Something YOU can do for yourself is to DO something that you "know" and are familiar with the Territory surrounding it and can get a team (even one other person is a small team) and GET EXCITED about your idea - turn it into a passionate desire - right away so that you can build momentum. THAT"S how Everything starts at the beginning. We All READ and watch about success stories nearly every day IF we are "Paying The Price" that it COSTS to be on our way - The COST of - "ATTENTION" - and in the world of Tik-Tok - X, KZread & Facebook Clips - GETTING ATTENTION 🏀🏀🏀⚽⚽⚽🎀🎀🎀 IS More CHALLENGING than EVER! 🎯🎯🎯🎯🎯🎯 Life is an ADVENTURE!     I feel like the hot new thing is self storage which are arguably more recession proof. Eviction is easier yet rarer. They rarely last on market.

    Hey! There are several ways these types of deals can be structured to have different liquidity events… for example, you can get paid on acquisition, you can get paid on disposition, and you can get paid on other various parts of the transaction. And it also depends on if you’re asking as a real estate agent or investor. Hope that helps! 🙌

    Buying as much real estate as you can is not the answer. If it was, nobody would buy stocks and bonds. Real estate comes with risks too. Taxes going up, repairs, renters leaving without payment, sewer plants building next door, crime, sink holes....... the list goes on and on. Grant makes his money off the seminars and books he charges for.

    It’s a great idea. Because from all experiences most Subto buyers pay real estate commission and closing cost out of their own pocket. This is just excellent way to offset cost. I do understand that I will still have to come up with the money at closing for real estate agent but through your technique it’s deducted from seller’s equity. Genius move.

    At 47:00 minutes mark. Can you explain when you said that money to agent is coming from their equity? How?

    Great question! It’s the EXACT same as a traditional sale. If the property is sold for $800k and the existing loan is $600k, then the seller has $200k of equity (cash that they would receive or seller finance to the buyer). Of that $200k, some of that would go to the agent (let’s say 2% of $800k, $16k). So if we give the seller $200k, $16k of that would pay the agent. If we give the seller $50k, $16k would pay the agent and they wouldn’t $34k and the remaining $150k would be seller financed. Also, the full agent commission doesn’t have to be paid by the seller. It can be split between the buyer and seller or the guy can cover all of it. It just depends on the deal. Hope that makes sense!
