Plain and simple it was a Ponzi scheme and it’s all falling apart. I am a landlord that was cheated. As soon as escrow close they stopped selling gas and depleted the store inventory fired the staff, open for business just a few hrs a day, didn’t pay the insurance, didn’t pay the property tax, abandoned the property to the point the city cited the location with code violations and let the LLC (tenant) credentials expire for starters.

Hi there - For that entry you would credit the prepaid rent to remove it and debit the ROU Asset for the same amount.

Ummm There is a Murphy USA acritve street. The SQRL Store averaged less than $50 a day in sales. It lasted 3 months. Total legal scam going on.
thanks for this video. A lot of times, the lease payment of an asset such as a VEHICLE starts on off days rather than the start or end of the month. For example: lease starts on 08/12/2023 and ends on 08/12/2028. This would then lead the first and last month's payment to be different than the rest of the payments. Thanks for your help!
I’m assuming the transit tax still applies plus the 20-25% the property takes? And you can only host 5 days a month up to 90 days a year or so? 🤔 Everybody is making extra money except the tenant who this is supposed to benefit.

Why does initial direct cost has a plus sign? Isn’t that landlord paying to broker? How is that adding to the rent, which is lease liability?
Hi Paul - Great question. An initial direct cost is an outlay from the lessee for any cost that is direct and incremental to signing a lease agreement. So it would not qualify in the event that a landlord (or lessor) paid the real estate broker. An initial direct cost does not impact the lease liability but rather the right of use asset as it is considered a cost to secure the lease for the lessee.
