When you cut to sections with you walking and talking I would lower the volume of the music or switch to a different music track. The current music is distracting and it makes it hard to pay attention to what you’re saying.

Really enjoy your many videos. Richard sounds concerned at times about second floor wood construction with stucco. Can you explain a little more please?
@@RichardLeblanc-ci3fg it’s just more maintenance on the home. You have to constantly check for cracks and fill them to ensure no water damage happens.
Love your videos and they have been so helpful in the decision making process of where to live. We plan to be snowbirds someday so watching the progress of Wellen Park, through your videos, will hopefully save us time when we decide to make the move. Would love to see a video about insurance costs... for example....comparing a $700,000 home in Brightmore compared to a $700,000 home in Beachwalk to a $700,000 home in Talon Preserve, Nokomis.
When do you expect this community to sell out?

Most of the finished custom homes were Arthur Rutenberg- Nelson Homes. Every other custom lot swapped builders. Lennar is now in Cassia too.
How far to the beaches
30 minutes to Siesta Key. 😊

@@joannrobichaud668 no that is the closest. If you want to live closer to the beach you should check out Wellen Park in Venice. It is only 15 minutes to the beach. We have a whole playlist on it named Living in Venice Florida!

Hypothetically $200 or less just depends on how many people are in the home etc.

very nice for those with uber money wealth and can afford HOA fees. North Port is decreasing single family home areas in favor of condos/apartment buildings, commercial, and industrial land use although, there are numerous wealthy gated communities and several more planned.
over 500 a month for hoa is cheap?....most are all under 300.....plus extra for activities .....its cheaper with cdd fees...another scam community.
BE AWARE PEOPLE !!! We booked Flights / Hotel/ Rental Car,to meet with this agents, the first day we had scheduled with them they blew us off!!! Then when we met with them they handed us maps to go look at homes on our own, they said if you see anything you like call us, they won't be showing you around , we were shocked!!! Richard told us he's not going to hold our hands. After spending thousands of dollars for this trip to buy a house it was a waste of time and money!!! We booked another trip out to Florida , we found an agent who was happy to show us around, we bought a beautiful home with her.
I love living here! The only thing is I miss the sunshine! ☀😂(as of Jul 10)

Mis-information... Wellen Park is North Port Not Venice.. Folks need to be educated as the expansion is not in Venice.. The truth is Venice like Sarasota is landlocked as far as new housing.. No room left to build.. So you like others need to get your facts correct.

Wellen Park is not Venice
My questions is how much will these homes cost?
I’m up here in Kodiak, Alaska, but looking for something up to 150-250k.
You’re looking at around $500k+ for single family. Low 4s for duplex/multi family.

Thanks for the insights on our beloved community. Secret's definitely out and we're partially to blame. As far as insurance goes, we lucked out buying a well built, post 2005 home with upgraded structural features. Our insurance increase was modest compared to what I've been hearing. Regarding Wellen Park, even with the River Road expansion and local WP shopping, 41's going to be horrible. Heat? Sweating's good for you. My wife hates it but works around it. The people, beaches and outdoor activities are great. New sub. Please find better music 😜

the families moving into Wellen Park won't affect the age demographic of Venice because it's actually in North Port. But yes, we are starting to see many more younger people! Do you rent IN Wellen Park? Will the high school be finished by the time your kids get to that grade? They are working on it pretty quickly! and your dad is right....must try Mama Leone's , it's very good! and half price drinks during happy hour
Good point about NP. We are actually trying to stay in the VHS school zone. The sports programs there are top notch! 💚🤍⚾️🥎
When I go to downtown Wellen there seem to be beautiful babies everywhere. Definitely the area is getting younger

It would actually be great to see you guys do a lifestyle series where you take us along Venice as you do day-to-day activities so we can get the experience (shopping, beaching, driving, etc) Quick note: I stayed at The Sunseeker for one night when my flight came in late, and it was absolutely beautiful!! One of the nicest, cleanest and most fun-themes hotels I’ve been to. I hear they’re not doing well, and I think it’s such a shame. I wish more people knew about it. I want them to succeed. Thank you again!
