    Almost got DR Horton Express home in Ladson during Covid good rates and neighborhood going to use VA loan it worked but craftsmanship was too shotty and got home at Crowfield

    What about the schools, libraries, buses-trolleys? How do the schools rank per national average, are the libraries well funded. Is public transportation realistic?

    Yes many are being priced out, however I have clients looking for new construction and the only thing DR HORTON is offering is well below their budget AND too plain. Limiting their options.

    The DR Horton homes in Pine Forest Country Club are less that 10 years old and the majority already need new roofs. I’ve seen many neighborhoods discussing the quality of this builder.

    I'm a life long resident of Charleston. Born and raised. Retiring in less than a year and so happy to say I will be leaving. I don't understand why people think it's so great. Herd mentality I guess.

    @@TheBillOlson I lived in the attached house. The addition of the roof bar and other structural changes weakens the integrity and historical fiber of the houses. Just because the BAR cannot see the back does not mean the changes are good.

    I would say a small price to pay to be right on Shem Creek…but the houses there are definitely NOT a small price to pay. They are gorgeous though!

    Need more PARKING SPACES!! Im not happy that the cruise ship is leaving. It brings in a lot of money. Now i have to drive to Florida to go on a cruise sad! Sometimes change isn't good. Let talk about Bens project the Cooper next to waterfront park. There are going to be 5 restaurants and around 200 hotel rooms and shops. Where are they going to park!

    We did a cruise out of Charleston…it wasn’t a great experience. We will drive down to Port Canaveral any day and cruise out of there. But I do agree a lot of money is being lost.

    Re: The Magnolia Plan. don’t care for nor would I use such hotels, but overall, I like utilizing land not currently utilized. Plus, like Bill said, it might defray some of the city hotel traffic. Some cool developments happening, which means the area is growing economically. Much different than most of my area (Pittsburgh PA). Informative video, thanks Billy.

    Affordable housing doesn’t mean bad housing. Affordable Housing is defined in Section 54-120 of the City of Charleston Code as: “Single-family, two-family or multi-family dwelling units, used exclusively for residential uses, where occupants have, in the aggregate, household income of less than or equal to one hundred twenty (120) percent of median area income for owner occupied units, or eighty (80) percent of median area income for rental units.”

    Restaurants that have been staples of the downtown community for years are dying because their staff have to "drive in" from Summerville and Ladson where housing is actually affordable.

    what if some one owns a house in SC and goes out of the country for just 6 months,& has No Trespassing signs up, along with cameras that they can see from there smart phone and maybe notifies the cops before going that they'll be away for 6 months is that a good idea?

    From my understanding of the law, if you catch them prior to the 10 year mark, they can’t claim squatters rights.

    Sorry to ask, but im considering renting out my mothers condo as a air bnb. I wont actually own the condo for 8 months. Could i run into any complications if someone tries to squat on me? Edit: my mother has passed away.

    @TheBillOlson I do not live in the same state. I would monitor it with outside cameras. How would I kick out people who refuse to leave? But would the police say to me " you don't own the condo, you have to rights to kick them out"

    You know I always appreciate you pointing out the secondary home tax bill vs primary. Multi-million dollar single family homes pay maybe 3k primary. We as secondary IOP beach condo owners (living in PA), almost 9k. So there you go, proves your 3x-4x citation.

    HOAs here have become cesspits of personal rights violations. Most HOA rules are not enforceable anyway. If there is a specific law at the local state or federal level the HOA cannot contradict that law. IE if the city specifically states you can have up to 10 chickens in city limits the HOA cannot counter that because it is explicitly expressed. They cannot also get you for street parking if the road is public or anything outside your property line. Most property lines end well before the curb of the road.

    Im looking at purchasing a very humble home in Beaufort- 700 sq ft old war homes with minor upgrades. Im a cash buyer and sellers here are delusional. They must not watch the market reports. It’s unreal.
