    H Cody. My only concern is the transfer of title to the new buyer. What if they decide they wnt to sell the property ??? then do I get the ballooon payment and is it safe. Bec. I have an offer which is a wrap around but I am feeling unsettled about transfering the titile to the buyers. Thanks so much for the replay.

    The saying is very important for those whose financial issues are a direct result of their spending habits & lack of planning. For many blue collar workers with limited skills, 1-2 kids, and bad credit, they really aren’t in the position to continue buying their junk food & energy drinks / soda at overpriced gas stations, ordering Uber eats for lunch at work, and eating out (even if it’s fast food), or taking their kids to 7-11 so their kids can learn to blow 100% of their allowance that’s meant to ‘teach them how to budget’). Many people in this category continue to believe the reason they have financial problems is because they aren’t making enough / getting paid enough. There is little accountability as they blow their hard earned money by simply overpaying or routinely buying small luxuries like Starbucks. These things truly add up and Starbucks is only 1 example of many routine spending habits. Even their kids get junk soda or junk koolaid drinks for lunch instead of a refilled water bottle (much healthier, and free). Many of these people will even get a full on 2nd job and somehow manage to still live paycheck to paycheck the same way they were doing before they 2nd job came into the picture. They have not sat down to budget, and saving any amount of $ (just to save, or for an emergency) is not part of any month’s budget. Their version of saving is if miraculously, there is $ left at the end of the month after their un-budgeted spending, then they’ve saved, for now. For the folks who do work harder with a 2nd job, like you said ‘it is easier to get a $0.50 raise’ but for many folks it is much easier for them to blow that $0.50. They don’t blow it in an hour like how they had to work for an hour to get that $0.50. A quick stop at Arco to get a Redbull for $3.99 because they didn’t take the time to save by buying in bulk at Walmart (forget Costco because many will rationalize ‘they can’t afford the membership’) for $1.42-$1.89 per can, means they literally just spent $2.57 (more) in 0 seconds - 180% more than the family or single individual who planned their spending better. For most hourly blue collar workers, no job in the US will allow them to pay 180-200%+ on the same items that can easily be purchased elsewhere for less, as constantly paying that kind of premium is well above anyone’s means. Add on the ‘need’ for bad habits like to smoke cigarettes or vape ‘because life’s stressful’ and that’s another $15 a week, if not more that they couldn’t afford - probably also purchase for more at a gas station vs in bulk. Grab a bag of overpriced chips while you’re at it. When they haven’t saved that month, it’s because the car broke down. They got unlucky. They’re a victim of life. They won’t ask themselves how things would have been different that month if they had made coffee at home (vs Starbucks), gave up getting their nails done (or done them at home if they absolutely have to be colored for some reason), or made themselves a sandwich instead of buying lunch outside, or cooked at home just 1 more time instead of taking their 4 or 5 person family out for dinner for no good reason nor occasion, while their kids are encouraged to order sodas and mom and dad do so too (+$8-15) even though water would have been sufficient. If these activities add up to saving $0 a month, it’s above their means, regardless of whether their employees are fair or the economy sucks. Teach your kids to be happy with whatever mom and dad cook at home, not to complain and want you to take them to Jack N the Box on a week night. Teach your kids how restaurants are overcharging for drinks and explain the math to them so they learn to buy in bulk and learn to avoid the vending machine. Give them the option of choosing between buying $5 of snacks at 7-11 or saving it in the bank account, or to even give it back to mom and dad and be honest that you can barely make rent each month (or maybe that you’re even behind). What’s easier to help one save up - stop paying 2-4X for convenience when you make close to minimum wage, or trying to get the $0.50 more per hour which equates to +$85 per month (aka 2 Uber eats + 2-3 overpriced Red Bulls in a month). If someone has mastered the basic tasks of 1. planning instead of paying for convenience (90%+ out of laziness, not because they really didn’t have those 20 minutes to go to Walmart in the month to get regular priced chips and energy drinks), 2. delaying gratification, and 3. understanding that their finances are their responsibility and not their bosses & the rest of the world’s, then they can move onto focusing on how to earn more so they can actually KEEP that extra money they are earning. Otherwise it’s like adding a few droplets 💧 of water to a leaking bucket they keep continuously punching holes into before it has a chance to even reach 10% full.

    Where are you getting a certified electrician to do anything for $150? Out here in CA you could not pay an electrician $150 to drive by your house and wave. Installing a 240v circuit with 14-50 outlet is going to cost at least $1000.

    The perfect solution to this. Don't fit shitty laminate flooring. Coming from a floor layer buy luxury vinyl tile perfect flat floor with stuck down planks no squeeky floor and they look 100 times better. Thank me later 👍🏽

    Maybe they inspected it looked at the roof and ran I think the tenants need to be weary of slumlords I know I am cuz I had the last two ones for the last 16 years and 7 years and the other one for 5 years that was a good one exclamation point so I actually have lived three places in the last 28 years and I'm no good now I'm going to be f****** living in a storage locker in Rochester New York cuz I was a good tenant and I always paid my rent will I have one leg sometimes I paid late when I'm on Section 8 and you probably don't take it cuz oh you you got to be ignorant if you don't take it

    I would not give my current landlord a good reference say he never fixes anything and he threw me out cuz I asked to have the porch fixed then he said we got to part ways and some landlords are really bad and then they will make you homeless all he cares about is the money he never fixed anything in 16 years I've been here 16 years so if I'm a really bad tenant how come I have been here 16 years

    A lot of them do not have the information and living in a slum right now where nobody fixes anything I should be wondering if they're going to fix anything you're the one that's getting my money and if you were a good landlord you'll be getting my money the rest of my life slapping down some crap so you can collect some Section 8 money hope you're really fixed places and don't slap them together

    Hi Cody, just stumbled across your video. are you still running your short term rental out of you basement? was wondering if you have been happy with your decision. I'm considering finishing my basement and thought about setting up a business to do the upfront cost and then rent it our for STR or for my wife and i hosting small retreats.

    Ummm no… model y does not get 2.9 seconds to 60mph. The performance model y is only 3.5 seconds for 0 to 60… in peak conditions. Model y long range is 4.8 seconds, with the boost it’s 4.3. The standard range or real wheel is only 6.6 seconds.

    Or you could go under and slide a shim between the sheeting and joist. Then you don’t have a hole in your finished floor. If it’s a second floor, cut out just that piece of flooring and screw the sheeting. Then replace flooring
