想請問政府既flood assessment 評為surface water flooding係 low risk，其他river and coastal 係very low risk, 而另外睇environmental agency 睇到係唔響flood zone, 但律師做既desktop commercial asssessment 就話係 surface water flooding 同ground water flooding係significant 同high, 問過鄰居過去過21年未試過有flood, 雖然都屬較低窪地區，因為本身好喜歡單位，所以都好唔知點決定，commercial 可信d,還是gov 網頁可信d? 係咪做到mortgage 同買到保險就可以照考慮？極苦惱人上

It depends on where the desktop commercial assessment data set came from. Could you see which company carried out the commercial assessment ? The government flood data is generally open data. This means it will give you basic understanding of the potential flood problem. Then, if there is, perhaps a more detailed flood report is required with more specialist datasets. But I think if you could get mortgage and insurance , then you still could consider purchasing the property. Is it flat or a house ? As you said 單位.

@@puipuiwong2879 Government website is open source data and in relation to searches obtained by solicitors, it will depend on where they purchase it from e.g. other flood consultants like JBA and historical flood data.
