I'd only buy it if the real estate alone was worth 3.5M. At 103,000 profit you'd be better off renting the building to someone else imho.
If the property really is worth 3M, the business should close down and rent the property out to a different tenant. The incoming rent would be more than the brewery makes.
Is he giving seller financing ? Does his bear brands have pricing power so that i cN double the selling price of the brand and earn over 900k in profit .

Yes I will buy it after proper deal analysis and due diligence. There is asset financing opportunity here, can I do payment deferment? Can I tie the vendor payment to business KPI? Is there anything in the business that will help me negotiate the vendor asking price down. There is a lot to consider.

is it ok to buy through brokers i.e already advertised? i believed you recommend to buy directly from the sellers!

if you are a beginner, go direct to owners. Only use a broker when you have more experience
Definitely not. Very low profit
I would not buy this business. Multiple is simply too high
These videos are ruined by the silly and repetitive adverts. Very irritating. This business seems to have significant risks and liabilities and would need significant working capital for operations, marketing/growth and risk mitigation,
