Window wells, window well covers and yard grading to get water away from a foundation.

This customer is having a problem with water intrusion in the basement. He recently had new gutters and a new roof installed. We are going to install two window wells with covers, do some grading and add some soil to get the water away from the house.

    I like how you are doing this project. To bad you can't make something that would dump your muck truck like a hydraulic or electric ram.

    Hi William. Thank you for your nice compliment. They do make a hydraulic version of the muck truck, but it’s more than double the price. I like the simplicity of the Max. Maybe we’ll get the hydraulic one if we ever hit the lottery. Thanks again and have a great week, Tom

    Thank you very much Corbeau. These window wells don't need any drainage. They are sealed to the house and have covers. No water getting in. You can see us putting gravel at 16:14. Thanks again, Tom

    What kind of soil do you use for this? Just top soil?

    Hello Michael. We have our own mix of screened top soil which has a high clay soil content. We remove soil when we do dry wells or french drains. We screen it here in our yard and blend it with other soils to make this mix. Thanks and have a great day.

    Hi Alan, We try to stay busy in the winter. We can keep working until the ground freezes. That could be December, or it could be February. We have had a couple years that we worked all winter long because the ground never froze. Once it gets cold and the ground freezes we put the plow on the truck, break out the snowblowers and pray for snow. Thank you very much for your compliment and I hope you have a great week, Tom

    Awesome video! Thank you! The question that came to mind was it looks like there is a gap at the top of the window well cover by design rather than being sealed. Is this to allow venting any moisture buildup? If not what would be the purpose of the rather than just sealing the whole thing up against rain coming in?

    Thank you Josh. The covers don’t need to be completely sealed. They’re under the siding and under an awning.

    You guys have inspired me to try this on my own especially since you told me you don't service Ocean County. My window well identical to the new one your installing here has arrived. The grading on the side of my house hasn't been right since I did a paver & inground pool project years ago. My old window well is steel and not only was it not bolted to the foundation it has pulled away from it as well leaving me with a gap of at least 1" starting from the bottom. I've been using a sump pump as a bandaid for years. Do you think the addition of this new plastic one properly bolted using the sleeve anchors you're using plus bringing in the dirt needed to get the right grading will be enough ? Is it entirely necessary that I look to rent that Jumping Jack tamper you guys use on most of your jobs or will a hand tamper be enough ? I would worry the vibrating might disturb the PVC pool lines running underground in that area. Is it possible the water can still come up from UNDER the window well or is that only if I have a water table issue which I don't believe that I do. Thanks in advance !!!

    Hi Adam, I definitely think bolting and sealing the new window well should make a difference. We use a sealant called - Sikaflex Concrete Fix. I also recommend a cover, if possible, to keep any rain and debris out. That would make and WW pretty water tight. You don't need to use a jumping jack. You can make the soil a little higher so it goes down as it naturally compacts, or add additional soil later if it settles. Most window wells are made to stop surface water runoff. If the water can come underneath because of a high water table that's a completely different issue and the new WW may not solve the problem. I hope i answered your questions.     Why did u choose a plastic window well vs a Galvanized steel window well?? Also, can you just add soil against the window well/house? It wouldn’t just wash away into the swell?? Thanks for the video!!! It was super helpful!!! :)

    Hi Chen, I prefer the plastic. I haven't replaced a plastic on yet, but we show replacing the metal and how they rust away over time in another video. We compacted the soil pretty good. It shouldn't wash away. Especially after the grass comes in. The soil was needed to move the rain runoff away from the foundation. We installed the window wells so we could add the soil.     In the home I recently purchased, one basement window is about the height from ground as in this video, the other 2 windows are just above or at grade level. All the window wells are barely showing an inch above grade. So far I have not had any issues with water but the wells seem to serve no purpose other than collecting leaves. Is it something that should be corrected or leave it since there hasn't been any issues with it?

    I would leave it alone if there's no water intrusion. You might consider adding window well covers to keep the leaves and debris out.

    What are the size of these windows well? Could you provide a link to where they can be purchased? Also how far below grade do you put the well? Thanks!

    Adam, the widow well size it determined by the size of the window. Depth is a matter of preference. I believe we were about 1 foot below the bottom of the window.     If you’re doing buried downspouts already why not just do a French drain in the same trench ? The swale makes sense but move the water faster. Meh up to the home owner I guess.

    Hi Mike, There was no need for a French drain. I was only collecting my customer's roof runoff. I wasn't collecting the the runoff from the neighbor. The swale diverted the water from the neighbor to the backyard. French drains are for subsurface water collection and there was no subsurface water for a French drain to collect. It was unnecessary to make a customer pay for the added labor and materials to do that. Enjoy the rest of your weekend, Tom
