    Am I being stupid, or is Viral's comment about leverage quite flawed? If I am borrowing at 10% (borrowing cost is usually going to be higher), and the rental yield is 6.5% or 7%, I am definitely losing (unless I am GUARANTEED to see a value appreciation on the underlying property of say 5% annually)? If for any reason the property value does not increase, this becomes a deadbeat investment.
