I was a Realtor for 39 years. It's my experience that every home will sell once it's priced right
It’s definitely not the kitchen that’s the issue, it’s the price. Love the design of the home.
It's 1M more than I would expect. Also, more work would need to be done to seal off the basement as a separate rental unit (common and lucrative in DC). The kitchen is pretty, but impractical as you explained. It also has too many "farmhouse" references for DC.
Beautiful home. Pricey and not senior friendly. You can't stay in a home in your later years that is inundated with staircases, one of which you have to navigate if you want to go to bed and take care of your hygeine. Seems like a small matter...until it's not.

You forgot to show the closets! I loved the kitchen. Price is definitely the issue
I love the design and renovation of the Townhouse. Very tastefully done. Gorgeous. However I believe they over renovated for the neighborhood. They are trying to recoup the money they put into the home and make a huge profit. It is overpriced.

One of those rooms on the master bedroom floor should've been made into a full room closet. That, and lowering the price, will get the house sold. The house is gorgeous though.

Price is outrageous
I immediately thought it was the price. Placing a few cabinets where the shelves are is an easy fix. The tubs are too low and the closets are small but the price stood out.

The tubs are really low🎉🎉. Why no soaking tubs??? Lots of bathrooms.
100% agree about kitchen storage. The developer should have also included a 2nd HVAC zone, including an additional HWH for a house that large and tall.

I can reach the cabinets in the kitchen. It's the price that i can't reach..🤦🏾♀️. Beautiful home
The home is pricey for a young family even with renting out the basement. For older people, that's a lot of stairs to deal with. Finally, to be a million over the nearest comps, you better know the builder's reputation and whether you want to be in that house for at least seven years.

Good point that House could use a one person pneumatic elevator. They are relatively inexpensive and they should have included it in the initial rehab plans.
This townhome is absolutely gorgeous. For me, the issue is the closet space, particularly in the primary bedroom. Also, there is no real privacy on the balcony spaces. But, this is definitely a well done renovation.

I agree….closets r very small. Not 1 walk-in closet.
Realtor here...gorgeous home BTW...price point is too high for the area. 1,999.000 would be a better asking. Note: kitchen sink should be in the island to make it more of an inviting conversation space. . Also, more cabinets on kitchen wall are necessary. A smaller dining space near kitchen should have been staged for visuals. An actual carport would have be nice. The layout and number of bedrooms and bathrooms is amazing 👏

2.7 I would expect a walk in pantry and a large kitchen and living room.
It’s beautifully renovated. I don’t have an issue with the cabinets. It made sense to run them to the ceiling otherwise the kitchen would look weird with the cabinets stacking short. You have enough lower cabinets to more than likely accommodate cookware and utensils. I could probably fill all the cabinets with all the kitchen gadgets, serveware, etc. A woman can never have too much space 😅.
I loved the kitchen and its minimal wall cabinetry. There are drawers now that also accommodate dishes and cookware. However, I think you're right that it's overpriced for the area. Beautiful home!
The kitchen is great and not the problem. Anyone who wants that home could easily add some uppers if they wanted them for not much more money. As most people are pointing out and as you said - it’s the 2.6 million price tag. That price would be cheap in some markets but given the recession and comps in the area this place - while beautiful - is way over priced. I hope the developer doesn’t desperately need that price point. For $2.6 mil I would want to see an elevator. The kitchen is huge but really remote from other living areas in the home.
Come on. You know why it hasn't sold....it's OVERPRICED! I didn't see anything in home that would make me pay that much for it. No garage or closet space and the bathroom amenities look builder grade. The living room and great (?) rooms both are tiny and there's no dedicated dining room. And they have the NERVE to ask for close to $3 million? Don't offend potential buyers!

That last market DC homes sold for outrageous amounts. Its taken years for it to slow down
Price, over developed for the area. Great for a mature family, but those sort of families can and most likely will buy in neighborhoods that aren’t attached houses. It’s a nice house for someone who is looking for a rental property.
At 2 mil they could at least include some custom blinds for the front and back windows
I love the floor plan. This is probably everything I look for in a house but I agree with everyone else. It’s wayyy too pricey. When I buy a home I would want some room to renovate to make the home fit my own aesthetic so I would stay away from anything over renovated and over priced.
The kitchen is a non starter and they seem to have possibly overdid with the rehab and are trying to recoup the investment.
As always, another great video. I think the house is nice but a little small for 2.6 million.

You think? 🤣😂 There is much larger single family homes, half the price in Maryland, 20 min outside the city. This is insane!
The owner of the house spent a pretty penny to reno the house. THAT'S the problem. They want it back so that's why it's so expensive. They seem to have surpassed the ceiling price for the area.

Basic?!?! There is nothing basic abt this home. It’s gorgeous but over-priced for the area.
No elevator for three floors. I see it's not that wide but they do make a one or two person elevator
Great home! It's the price! Ok, I subscribed, but I'm gonna need you to hold the camera better and pan the entire room slowly, so we can see what you see. Pan each room as you walk into it...then walk in and give us the specs. Thanks!
The kitchen is gorgeous and the cabinets are fine IMO. That price even for DC is higher than those top kitchen cabinets😅

Where in DC makes a big difference. Adams Morgan vs Mass Ave. Georgetown Vs Georgia Ave.
The price, as noted below, is a large part of the problem - it's def overpriced if it's not moving. But also, what are taxes and insurance? That would have an impact as well. Additionally, I didn't see much when it came to private entrances, in case the owner wanted to rent or house hack. Closet space and all the steps could be an issue....kitchen is lovely, but I would've preferred more cabinetry vs the bare walls.
Love your content. For 2.6 mil, I need some land or at least a nice-sized backyard (green space).
I drive past this house on my way home from work & I fell in LOVE with it at first sight ❤ And the kitchen is DEFINITELY NOT the issue it is freaking BEAUTIFUL 🤩 the everyday kitchen needs fit in that one cabinet just fine ❤ Thank you for the tour because I’ve always wondered what it looked like outside of the pictures
Hi there! Love your channel. I think the asking price is the issue. It’s a gorgeous house. The kitchen wouldn’t be a deal breaker for me. I’d be willing to reconfigure the cabinets if the price was right.
The home is quite nice once the price is in alignment with the neighborhood it will sell. Also I think you are right about the kitchen they missed the mark on the cabinets.
It’s a beautiful home. I don’t believe the kitchen is the issue. The storage isn’t traditional as far as the open shelves but I still feel it’s enough storage with the pantry and other cabinets. The design features are gorgeous and the refrigerator alone won me over. I’m 47 with a teenager and 2 elderly parents (one that lives with me and the other may come within the next 5 years) and I work from home so this home would be a dream come true for me.❤

Beautiful home! Absolutely nothing wrong with the kitchen. It's definitely the price. EVERYTHING about it is well-appointed. It's most certainly the price.
Its beautiful. The kitchen is not too spacious and functional Its the price
Wow wow wow! Loved it all! It has a LOT! Not the kitchen. Might, just might be price - not sure, but that is the only thing that it might be. That townhouse is fabulous!
Beautiful home. I especially love the Shower/bathtub Wet Room. Nice location. Im sure issue is the price
The kitchen is gorgeous! The entire property is gorgeous! I know homes in the DC area are expensive, but I don’t know about spending 2.7 million. The kitchen is not the issue in my opinion.
The kitchen is a plus! Inset cabinets are an upgrade and you can never have too much storage in a kitchen! The home is not priced right for the area that it is in, period full stop.
I agree that the problem is probably the price mostly and the kitchen lacking upper cabinets. I’m not a fan of the black accents (light fixtures, water fixtures, drawer handles, door nobs, and door hinges). That’s too trendy for me. I prefer chrome or nickel which are timeless.
I love the kitchen.. I wouldn't put anything up high.its just for looks. Love the shelf space we gotta stop thinking of the old way in a kitchen. I hit that bell for ya J. I watch the last couple of videos.👍✌️💗
Its the price. No one is going to spend that much of a difference based off the comps.
I like the "why this house hasn't sold yet" approach to your videos and that you actually open cabinets and doors. Keep bringing this content. It's a good question of why buyers won't initially buy a house. Also, is there also usually structural or other problems that the home may have like a bad smell or location next to neighbors, etc. that could deter besides price?
The kitchen is great! If I need more cabinet space, I'd have it built. I believe the asking price is too high compared to the comps in the area. Additionally, I would like there to be more privacy in the backyard. otherwise, the house is excellent!
The kitchen is definitely one of the primary issues. Installing floating shelves without proper storage around the stove area is definitely a NO for me. It almost seems as if they forgot to order enough cabinets.😂
Love the show; would love an updated intro.
Man that's gotta be the best turnkey property that I've seen so far. I think someone needs to make a serious bid on that place soon, because it's a jerk with deep pockets that's going to buy that place just because they can.
Kitchen tile to the ceiling is giving me locker room, bathroom vibes. I'm already busy cooking. No way I'm exercising that cabinetry opposite my stove. Convenient kitchen flow is needed
The kitchen is not that bad; especially if there are storage drawers in that island - daily dishes/glasses, etc may be stored there. Personally, I think the entire top floor should have been reworked as the master. The current master doesn't appear to have enough closet space (didn't see it very well). Some buyers may not like kids or guests over their head. And at that price point with all those floors an elevator would have been required - for me😂🤗
The house is beautiful!! It probably the price.
Beautiful home. Love it. When the price is higher than all other comps, they better have some distinct features. Especially when it's a whole $1M more!
I love the kitchen! It has plenty of storage down low. Put every day dishes on the first 2 rows in the glass enclosed cabinet. Taller folks won’t mind the others! It’s probably the price.
Enjoy your walk through and the full viewing of each area to make a conclusion. Thank you
Cool idea for a channel bro, wish u luck
My dad always said it os better to have the least. expensive home rather than the most expensive in the neighborhood. So I think I concur with you that the pricing is the issue for the location compared to others with similar square footage. I personally think that there’s plenty of storage in that kitchen and the contrasting wood tone versus white cabinetry for the shelving and stove hood gives it interest in styling that is of the time.
Overall the house itself and the staging looks great. However, at $2.7 million... it's overpriced. (Plus, that basement looks like it is "one flood away" from emptying your entire bank account to repair.) If they knocked off roughly $500k-$700k off the pricetag... it would probably sell pretty quickly. Just my opinion.
I love the Kitchen. I wish those beautiful DC row homes would have been restored instead of modern updates. But this one is well done. I love the open shelving in the kitchen but I agree that maybe more uppers. I would still purchase and added those myself. It's the pricing for me but it's DC.
I love the space and the floors and finishes....not the pricetag. I could live with the cabinets and I am short but I can also see people not liking that because everything is new and you don't want to have to come in tearing out new tile to add cabinets. But then someone who has 2.6 million, doesn't need a yard, doesn't mind sharing walls and barely cooks likely won't care either. But I love how spacious it is for a townhome in general but completely out of my tax bracket to own *lol
I think that my selling point regarding the cabinet height would be the place to store once a year dishes. They can store and still be esthetic (no wasted space) or set small framed pictures on the shelf facing forward. The only thing about that is that all the rest of the cabinet need to be neat. 😊😊
Primarily the price. For 2M the appliances should be higher end. As for the basement, I didn't see laundry nor a cooktop in the kitchen area.
I love this house. The kitchen is perfect for me. The bathroom need more work.
Price is always the reason.
Beautiful property
Looking at the outside, I was hoping to find some period details inside but there are none - it's no different from a new, high-end developer house. No coat closet - in DC?! I agree with you about the kitchen; it's attractive but impractical.
It's got to be the price, even though I would want more cabinets near the stove area....that wouldn't be a deal breaker because the home has been finished very well and from what we could see from the balcony the area seems nice...the basement alone would be enough to sell me on the home...it's got a practical layout and everything...very beautiful home.
Beautiful home, though not a fan of floating shelves (wasted space). Also it doesn't have much closet space.
it's D E F I N A T E L Y the price especially if others homes in the area are a million dollars less and larger. i like the design and the tall cabinets
I love the kitchen
Beautiful home. I love to cook and entertain, so the kitchen would make this a no for me. As you said, it's not really functional for someone who loves to cook. It's a lot of wasted wall space, in my opinion. Not to mention the price. I just don't see where this is a 2.7 million dollar home.
Kitchen: The wall with the hood needs another glass cabinet to balance it out... and some added shelves, 6 more 4 on each wall; would like to see the bottom cabinets be black or some other neutral but contrasting bold color. I wouldn't mind if the stair banisters were glass with black trim. Needs more live plants esp on outside living areas.
Yes it’s the price. Love the renovations . Kitchen needs more storage space for lager family.
The closet in the master is working against it lol Also, on the top floor the balcony should be off of the living space to allow for additional entertainment space.
The lower level has its own entrance, and could be a rental. And on the first floor, was there any storage on the island for dishes or pots and pans. It would be possible to add floating shelves as well.
The kitchen is fine, to me. I think the lower cabinets under the island are where folks are getting lost at. If you pull out those drawers, and open the doors, there are slots for cookie sheets; drawers that pull out for pans; plates, etc. The open cabinet for plates is for show. Everything else is "hidden"....
The kitchen not having enough upper cabinets could be one issue. However, the biggest issue I noticed right off is a layout issue. It's nice they created a family space at the back of the kitchen, however, they should put a big dining table in that space. Doing this would allow for better dinner entertaining. The smaller dining area at the front needs to be removed and turn the entire front area into a formal living room. Plus the basement would make a great family gathering space. Price is some what high, however have seen condo's go for more.
A great home! Love the kitchen and the large bedrooms. Priced a bit high for the comps. A very large family would thrive here. Maybe they can afford to allow the market to catch up with the price. Is it a corporate owned property?
Love ❤the kitchen. I would buy it 😂 if I had the money 💵
The kitchen is ok where is the closest space? Storage?
I liked the kitchen ❤❤
Love your videos
I think the townhouse looks nice, minus the floating shelf situation in the kitchen (like why would they do that???)….I do think the staging could have been much nicer for such an expensive home. I like the decor but it looks similar to my own home decor and I’m DEFINITELY not living in a 2.6 million dollar home…
Nice rehab. I got sticker shock just hearing you say the price. Some investors hope that someone will come along and love the aesthetics so much that they abandon logic and buy regardless of what the numbers say. That's a little like gambling in my opinion.
Beautiful Home! However, in the Kitchen, I prefer my food & dish access closer to the counter space when cooking. The additional $1M price ticket for the area could also cause concern. Also, additional or larger HVAC (considering the space) and uncovered Wood Balconies in a snow-prone location may be a few concerns. 🦋
At 3:38, Ms. Fani stores her lock boxes there. I'm fine with it.😀😀
The home is definitely for a specific buyer. My best guess is they over built for the area. 1000 sq ft fixer in the right area and you have a bidding war. Location is key 🔑 !! As for the kitchen, the entire working spaces are looking into walls. The builder & architect underutilized the entire space and what outside views were available.
It's a beautiful home. I'm curious if there were drawers inside the island. I think they may have over improved the home for the area.
That house is certainly nice. However, it leaves me feeling cold. I bought a nearly new home that was redone by a professional interior designer. He redid this home for his son, but his son relocated instead. Everything is not done as I would have chosen, but the overall effect is warm, yet modern. I hesitate to change anything because it all works so well together.
I would move in in a heartbeat 💓..but not for that kind of $$$$$ ...
I think this house is very unique in terms of functionality. It reminds me of a college dorm??? Everyone has their own separate quarters. Maybe they should have included an extra mini kitchen on the top floor would add more functionality. Although it is a beautiful house for investment for rental or for Air BnB shares.
I'm new to your videos and I'm enjoying them Thank you for a thorough view My only concern is the security The front door, did it feel secure to you? The top balcony, can someone just jump over? For 2.6 million it didn't look secure for D.C.!!! What did you notice?
I would’ve liked to have seen the closet storage in the primary bedroom. It looked like it was between the bed and bath, but from the glimpse I got, it seemed odd.
I love it!!
That gorgeous DC home hasn’t sold bcuz it’s way over the prices of other homes in the area. Although it’s gorgeous, $2,699,000 it too high. If they brought the price down to $1,999,999 it wd sell. Let us kno what happens!! Beautiful home…absolutely nothing wrong wth it…the kitchen is fabulous!!!🥰🌴🌷🤗👍🏽👍🏽
Powder room had wasted space . Plenty of kitchen storage. Love the parking space. I think it’s beautiful just priced to high
Reachable cabinetry above the sink and stove would have been an added plus, as most people would prefer to reach for the necessary plates and dishes in this area, versus walking across towards that fabulous fridge/freezer. Perhaps a different design might have made a higher impact with some high-end finishes instead of the typical"farmhouse" look. Love the basement that I'd rent out for the extra income and help with the mortgage. Storage in the bedrooms is lacking, so overall, a beautiful home, but maybe $750K - $1M due to simple finishes.
THE VIEW, PRICE AND GARAGE IS THE DEAL BREAKER! THE REST IS BEAUTIFUL! KITCHEN CABINETS CAN BE ADDED, I LOVE THE CHOICE OF FURNISHING AND MATERIALS USED! GOOD TASTE!
Kitchen needs more cabinets or more floating cabinets. Not enough closets throughout.
The Washington DC area gets about 10+ inches of snow yearly plus seeing how much loose leaf clutter is currently present, I would be concerned about potential basement flooding. The drainage opening at the base of the entrance steps does appear to be small enough to be easily obstructed.
I think it's overpriced for 3100 square ft. It might be in the wrong neighborhood. Views are not great and you have a ton of steps. I really liked the kitchen and the bedroom with the brick.
