Why haven't home prices crashed yet? When will home prices crash? The real estate market in 2022 / 2023 isn't as simple as people think. There are many factors which are driving home prices and we are seeing the market shift right now. The main factor driving the slowdown is mortgage rates / interest rates. What's happening with rates and when will rates come back down?
Home prices are pulling back but it just won't be a dramatic 'crash' like the media says...

    No mention of stimulus, eviction bans, foreclosure deferrals. Give credit to the govt , where credit is due

    They temporarily spiked to 7 and have been easing back down. If they stay here, it's likely home prices pull back a little more. If they go higher then we should be concerned. Will be keeping a close eye on this...

    What date was this video recorded? It was high 5% low 6% beginning of September and gradually increased and reached 7.25 by end of September and pulled back a little to 6.625% for few days beginning of October and now back up to 7.125% -7.25% as of 10/12/22
