I’m located in Oklahoma. How would I go about finding someone to help me here?

Just want to say solid content man! I’m a licensed land agent in Northern Missouri and have been contemplating doing this myself. Although I don’t have much knowledge about timber, I can see it’s viability as a tool in executing these deals, government programs like crp or wrp would also be great things to implement for generating capital. I’m curious of the time frame here and what effect the heightened rate of inflation from Covid may have had or if the outcomes would have been as profitable in a more stable market.

It definitely helped. It seemed land values didn’t change after timbering over that time frame. Currently it definitely needs to be done carefully but ultimately the money made comes down to buying it at a deal.

You ought to do some timber classes.. I’d like to learn what you are looking for. Me and my wife are about to buy 25 acres. It’s covered in birch, hickory and white oaks. Most of the tres are 8 feet around or larger. But we want to select cut to keep it huntable. Is there money in hickory trees, is it worth a timber guy to come in at all. I would love to see a video on how you can determine the ability to timber for profit.

I’ll definitely do that. Knowing what to look for in timber is a crucial part of buying a property.

Did you encounter property gain taxes for owning each piece for a short period of time? What do these taxes typically run?

Yes, short term capital gains is taxed as regular income. I did do a 1031 into the second property.

Don’t you need to hold a property for 2 years to qualify for 1031 status?

Some good points but not helpful if you don't tell people how know what the timber value is and how to know and find "off market" deals.

I have lots of other videos discussing timber you can check out. As far as off market deals, they are difficult to find but it comes down to your network and actually looking for them. Most guys simply don’t see the opportunities before them.

Yeah that’s outside of my general service zone. That being said I do timber tax basis and mark timber almost anywhere if that’s what you were interested in.
