    I live in a manifactored home, with the reg skirting with venting. So we was talking about stoning it around bottom in back and sides with vents and filling the front with a support wall first and filling in with dirt. My question is..should we not put vents in? And use a dehumidifier instead ? I think sealing it off would be great way of keeping spiders out..we have problems with them. I live in Texas

    Hey I'm in the slow process of encapsulating the crawlspace, I covers the cavities with rigid foam, but my house has no sill plate, and the bricks are hallow, is the rigid foam causing moisture build up ? I notice more moisture and decay on the joist and the rim joist.

    I have a crawl space in VA and have sealed off the vents and underbelly of house is insulated But the floors of my modular house are still cold .I have a 2440 sq.ft house half basement half crawl space .Crawl space is dry and I put 10 mil plastic down the ground .If I insulate the concrete block in the crawl space will that help .I was thinking of spray foaming it but cannot find any companies on the southside of VA

    W did U Plastic Wrap The Outside To Prevent the insulation from molding and rotting???

    The poly is taped to the foam board to create a moisture barrier that will help keep moisture from the ground from entering the crawlspace. The Bora-Foam is not only termite resistant it will not mold or rot.

    Great question! Many homes with a closed crawl space have the air handler in the crawl space and it poses no problem. The only time it would pose a potential problem is if it is a gas appliance in which it receives it’s combustion air from within the crawl space (usually on older systems). Many newer systems have a two pipe system in which one pipe draws the combustion air from outside the structure, while the other pipe exhausts air outside the structure. This two pipe system which does not draw its combustion air from within the crawl space poses no problems. We always advise to check with your local HVAC contractor to confirm which type of unit you have. Even if it is drawing the combustion air from within the crawl space, they may have a solution to address that situation. Non-gas systems do not pose any issues.
