Wholesale Real Estate: WHY MOST SUFFER & QUIT!

When it comes to Wholesaling Real Estate, there are 5 Main Reasons Why Most Wholesalers Suffer & Quit! In this video, Alex Martinez (CEO & Founder of RealEstateSkills.com) will cover the 5 reasons why real estate wholesalers suffer & quit in this business so you can avoid the common mistakes & grow a thriving wholesaling business!
Entrepreneurs & professionals wanting to work closer with my team & I to get started wholesaling & flipping, APPLY HERE: www.realestateskills.com/appl...
Whether you’re wholesaling real estate as a beginner, or even an advanced wholesaler, these points are important to understand so you can avoid these common pitfalls!
In a nutshell, wholesaling allows you to get property under contract (like, houses) and assign the contract rights to another buyer (typically, called a “Cash Buyer”). These Cash Buyers are usually real estate investors who fix & flip houses and want more deals to buy so that they can purchase, renovate, & sell more houses for a profit.
A couple of great things about wholesaling real estate are: 1) You can literally wholesale houses with little to no money, and no or bad credit. Additionally, 2) You do not have to be licensed in order to wholesale real estate.
It’s important to understand that you do not have to actually buy the property in order to wholesale it. However, you do have to put the property under contract so that you can assign the “equitable interest” in the contract (i.e. the contract rights that you now own once you put it under contract).
At Real Estate Skills, we’ve been helping our clients & students to start and grow hyper-profitable wholesale & flipping businesses across the United States.
These 5 reasons we’re covering today have been distilled down from helping & teaching thousands of others to become successful at wholesaling real estate in their respective markets.
Some ask “Is Wholesaling Hard?” before getting into this industry. We like to say that it’s only as hard as you make it! Nor is it necessarily easy. However, wholesaling is simple once you have the right systems in place to execute consistently on a daily, weekly, & monthly basis in order to hit your income goals.
As you’ll see in this video, the ability to focus is an important attribute to any business owner, but especially if you’re in the wholesaling industry.
All the time, we see beginners getting started and becoming the jack of all trades and the master of none. Watching this video in full will allow you to avoid this common pitfall so that you can focus on the most important revenue generating activities for your business and to increase the likelihood of you wholesaling houses successfully, consistently, & predictably.
By focusing on the signal through the noise, you’ll be able to become a better & better wholesaler each & every day while growing your company. Focusing on one acquisition system at a time will allow you to master all the techniques that go along with it, rather than having to learn a new acquisition system every other week.
We are big on being able to master one system at a time so you can plug other people into the system and teach them how to do it right the first time. This will now allow you to scale your wholesale business and grow from a technician, to a manager, and finally to an actual real estate entrepreneur!

    This video is GOLD right here. Reason #4 is crucial for beginning wholesalers and real estate investors. If you're getting a ton of No's when you're wholesaling real estate, you need to ask "why?" in order to get that feedback, learn, and improve. Wholesalers need to learn how to think like the cash buyers that they serve so they can increase their odds of success. Keep is coming Alex! This is great stuff.

    100%! I'll quote you here: "Wholesalers need to learn how to think like the cash buyers that they serve so they can increase their odds of success." ^That is exactly what any beginner wholesaler (or advanced real estate wholesaler) needs to be thinking when working with cash buyers. Having a Service-based approach when wholesaling will help take anyone from the level of an amateur to a Pro. Let's keep building these key relationships to make our businesses thrive! 🏠 ✊

    Thank you, Yasmin! We'll always keep the knowledge flooding ;) I love that quote. Typically, everything hard is worth doing and that's because most people "quit" on the way to their goals when things get tough. Let's just accept that the majority of things that will positively change our life will be tough/hard, and now are expectations are set correctly! Now we can say "Bring it on world! I got this!" It's totally fine that you fell off from the vision (we ALL do this from time to time). Props to you for admitting it and being self-aware. All you have to do is re-instill your vision, get clear on exactly what you want to accomplish, now break down your vision into goals with deadlines, and start executing ferociously day in & day out! Vision-setting isn't a one day thing, or a set it and forget it type deal. It's something we must remind ourselves of constantly and re-work constantly! As you know, we got your back Yasmin! Thanks for the comment! 💙 Let's keep on crushing it!

    Hey Bruce - we're stoked you found this video to be excellent! I put a lot of time, effort, & energy into these videos to make sure there's no fluff and so you can learn from our 10+ years of experience in the wholesaling & flipping real estate world. $20k seems a little hefty. If you haven't yet, then check out our free training here: www.realestateskills.com/training?el=5reasonswhy In the training, I cover how to wholesale & flip houses from the MLS without having to spend any capital on marketing. Most programs are going to require you to literally spend thousands of dollars a month on marketing (like, direct mail, postcards, softwares, VAs, bandit signs, online ads, etc.,). The cool thing about using the Multiple Listing Service (MLS) as your acquisition method is that you don't have to spend any money on marketing to get consistent deal flow & close deals each month. We believe we're the best at helping others establish their own MLS Offer System to get multiple wholesale & flip deals every month in their respective markets! Sounds like you're taking the right steps to continue leveling up as a wholesaler! Cheers to you, that's what it's all about. Getting 1% better each & every day!

    Hey Alex! My name is Tyler and I am new to wholesaling. I have already built a pretty good spreadsheet of cash buyers in my area and just had one question about my introduction. I know I should call them up and introduce myself before finding properties, but how should I introduce myself? Should I say that I am a new investor to the market or should I call myself a wholesaler? Just seems odd to call myself an investor and then ask them what kinds of properties they are looking for and what zip codes they like to work in. Any advice would be awesome. Thank you, you have been a huge help to me starting out in this business!

  • @RealEstateSkills

    Hey Jerry - thanks for the comment. Glad you found it informative! When wholesaling houses from the MLS (Multiple Listing Service), you get the contract from a real estate agent, and the real estate agent writes up the contract for you. You, of course, tell or send the real estate agent the offer terms you want in the contract, but the real estate agent writes it up, and sends it to you to sign digitally. Here’s a free download we put together of a wholesale real estate contract to use as a template/example. You can reference this for off-market deals/sellers: www.realestateskills.com/wholesale-real-estate-contracts-dl?el=5reasonswhy Also, here’s a step by step video we made on How to Start Wholesaling in 21 Days or Less: kzread.info/dash/bejne/fHqit6N7gNyTcZs.html ^This video will cover how to communicate with real estate agents and the information necessary to give them in order to have them write up contracts for you. I have been watching your videos and I must say that they are pretty amazing. The only thing that I am hung up on is being able to generate a cash buyers list without any experience. You basically have to sell yourself to the cash buyers so they will use you. But if you don’t have any experience, what would your selling points be? I’m also unsure of how they would be willing to give up a proof of funds letter to someone who hasn’t brought them any deals. I am highly intrigued about all of this and will continue to watch all of your videos. Thank you!

    Hey Tommy - thanks for the comment, my friend! Glad you find them amazing..we put a lot of effort into them! First things first, we ALL started out exactly where you are, so I don't want you to be discouraged. I want to definitely want to prescribe 2 videos we created directly on this topic: Here's a video we made on "How To Find Cash Buyers Online For Wholesale Deals": kzread.info/dash/bejne/i66LqbODgK7cZsY.html ^This strategy will help you to increase the volume/quantity of Cash Buyers you're able to find. When we start wholesaling out in the beginning, we have to be able to talk and build relationships with multiple Cash Buyers. We may have to talk to 20-30 potential Cash Buyers to find 3-5 that we really gel with and that want to work with us (this is completely normal)! Once you watch that first video, then watch: "Need More Cash Buyers For Wholesaling Houses? Do This!"" kzread.info/dash/bejne/k6l6o5SAZdW4dag.html ^This video will help turbo charge how you think about Cash Buyers and how to build relationships with them! Most beginner wholesalers don't realize what I cover in this video. Your main selling point is that you're going to get deals under contract that fit your Cash Buyers exact buying criteria (i.e. you're getting the exact deals under contract that they want to buy). This alone is extremely enticing & valuable to any Cash Buyers. Make Cash Buyers aware that you want to be their "#1 deal provider". If you do this correctly, then they'll want to work with you. Just be sure to start submitting offers & getting deals under contract so you can deliver on your promise! You don't have to have any wholesale deals under contract yet in order to provide value to Cash Buyers, or for them to provide you with a Proof of Funds (POF). All you have to do is make Cash Buyers believe in you. And it starts with believing in yourself first! You got this, Tommy! 🏠🚀

    Hello again, Juicey! If you have questions about your cash buyers' buying criteria, you should always ask them! The more you know about what kind of deals they want, how they calculate their ARV, and what type of ROI they are looking for, the more likely they are going to buy your deals. Cheers! 🏠😊

    Should we find homes that are for rent/for sale or houses that are distressed only

  • @RealEstateSkills

    @RealEstateSkills

    Жыл бұрын

    Hey Tarzan, you should find and get houses under contract that are distressed AND for sale. When a house is "for sale", then the owner wants to sell the house. When a house is for rent, the owner wants to rent the house. For this reason, you're going to spend your time most effectively/efficiently and make more money wholesaling by focusing on distressed houses that are for sale rather than houses that are for rent.

    For on market deals, won’t I need a proof of funds? I do not have funds. How much is expected usually and how do I obtain?

  • @RealEstateSkills

    @RealEstateSkills

    2 жыл бұрын

    Hey Angela - Yes, when wholesaling on-market real estate deals with agents you’re going to want to use a proof of funds. I even encourage you to have a proof of funds handy for off-market deals, too. It will help with your credibility, authority, & closing ability as a wholesaler in all departments. It’s okay if you personally do not have the funds. Heck, when I started 10+ years ago I was $30k in school debt and didn’t have the funds either…but I wrote out how to get a proof of funds in the article below. This is exactly how I got started and got my first proof of funds letters.

Here’s the article on "How To Get a Proof of Funds letter For Wholesaling": www.realestateskills.com/blog/proof-of-funds-letter?el=5reasonswhy

 ^Definitely check that out since the article is all about the Proof of Funds. You’ll learn a lot. To answer your question of: “How much is expected usually & how do I obtain?”

 So, for the dollar amount of the proof of funds you want to make sure that the proof of funds is at or above your offer price. And honestly, it’s better for the proof of funds to have a larger amount than your offer price, so that if the seller counters, then you won’t need to get a new proof of funds when you come up in price. So, for example, if you wanted to offer $200,000 on a property, then your proof of funds would need to have at least $200,000 on it. Once again, I recommend that the amount of money on the proof of funds is higher than your original offer price in case the seller counters your offer, and you have to come up in your offer price.

For your question of: “How to obtain a Proof of Funds?”

Check out the article link above and look at the headings that say: “How To Get Proof of Funds From A Cash Buyer Investor” & “How To Get A Proof Of Funds Letter From A Hard Money Lender” - I show you exactly how to get a legitimate proof of funds from those two types of people in the article.

 Hope this help tons, Angela!

 Happy Wholesaling & Crush it! You got this!

    Do you have to be a realtor to operate on MLS?

  • @RealEstateSkills

    @RealEstateSkills

    Жыл бұрын

    Hey Macy - Nope, you do not have to be a realtor to operate on the MLS. You can get assistant access to the MLS as an unlicensed individual! Also, there are many investors that use other realtor's logins to get access, but this requires a pretty close relationship with said realtor. I'm considering making a video on this topic! Be sure to Subscribe if you want to be notified when the vid comes out! :) Cheers & Happy Wholesaling! 🏘🚀

  • @RealEstateSkills

    Hey there, Dino! In most cases, you don't necessarily need to know how to type up the contracts yourself, as you can use a pre-existing contract template or have an attorney or real estate agent prepare one for you. However, it's important to make sure that the contract is legally binding and that it includes all necessary terms and conditions to protect your interests. Cheers & Happy Wholesaling, Dino!

    As a investor, someone who’s bringing on market deals to me is not of any value. I can have my Realtor comb the MLS for properties that fit my criteria. In my opinion, if you’re not bringing investors off market deals you’re useless! Lol

  • @RealEstateSkills

    @RealEstateSkills

    Жыл бұрын

    Hey Tim, we respect your opinion! Most real estate investors we & our clients wholesale deals to do not have an entire acquisition system consistently bringing in 3-10 deals below market value from the MLS. If you're already acquiring multiple deals per month from the MLS in your market, then that's awesome! What we've found is that most real estate investors are not doing this type of volume from the MLS on a monthly basis which is why there are a lot of investors who like working with wholesalers that can consistently put deals under contract in their markets. Thanks for commenting, amigo!
