In this video I'll be covering the main areas to live in Austin, at a high level. From "Classic" Austin neighborhoods to the suburbs and anything else I can think of. I'll briefly discuss schools, shopping, commutes and investment areas.

    I've lived in Austin for 2 years now and this is 100% completely spot on. If you're considering moving to Austin this is a great guide. But you need to know, Austin is more expensive than your average city. 'Affordable' in Austin is higher priced than what you would typically expect compared to other cities in the US.

    Being born and raised in Austin (Wells Branch area), have to say everything is mostly accurate! BUT CAUTION: if you’re moving to Austin for classic Austin , DO NOT move anywhere north or south outside of the red zone. If you’re commuting in either of these directions to spend lots of time in “Classic” Austin, then expect to spend half your life in traffic. (Mopac or I-35) You’re welcome. Also Domain is not even a percent of a substitute for the vibes of Austin, EXCEPT SLIGHTLY at the clubs on the weekends. During the day, nah. Also don’t know how I ended up watching this video.

    Not sure but there is the metrorail that has stops on MLK and I think east 5th street. The downtown stop is under construction but usually the last stop is downtown. :) Also bike lanes are more common in East Austin and downtown

    He sort of mentions that... He says that it's a 6th street for the uptight class(Dallas types). Dallas has a similar thing going on w/ PLANO... Theres Deep Ellum(Dallas equivalent to 6th street) and then PLANO(Domain) with its own cultures attempt to recreate their version of a hip spot for their own types.

    @@danielr5157 I remember in 95 and back in California(small college town) rent was also $500 for a 2bdrm. Today because of the internet its now $2000 for 1 bedroom shared with 3 roommates...oh and gas is $3.00 more than TX $1.90. Oh it's only going to get worse dude.

    @@kill-nine You are not the only one that feels this way. A lot of people are in your shoes. I would post your house for sale now. Why? 33 million people just went unemployed, sell it now while people still think that everything has gone back to normal. Reality is about to catch up in six months to a year, these $1800 rents homeowners and apartment complexes are asking for will be a thing of the past, they just don't know it yet. If you see Apple stock go from $300 to $60 and you still haven't sold yet, you would be too late.

    You are absolutely right about the distinction between the culture of north and south Austin. You got it spot on. “More suit-and-tie,” “more preppie” “more uptight” is exactly right. I’ve been here 40 years and watched this whole thing evolve as I moved further and further south. Started in Allandale in 1980 and now I’m in Manchaca

    On-point assessment of Austin and surrounding areas. You’re right, Steiner Ranch Area is beautiful, but the traffic in and out is a GRIND!!

    My favorite tip from this video was about Lakeway having fewer cookie-cutter houses. I was planning NOT to live in the neighborhoods near the lake specifically to avoid those subdivisions, but the first couple of houses I saw when I changed my search to Lakeway were awesome. Great video :)

    I live in Lakeway it’s one of the most expensive neighborhoods and no cookie cutter homes only custom builders and HOA only allows certain builders. I bought 2.5 acres on lake Travis and the views never get old

    I live in Round Rock and work in downtown Austin. I find your boundaries and descriptions to be spot on. You are right about the domain area. It is almost becoming sort of what uptown in Houston is like.

    +1. Tho he's right about almost everything he says in the vid. Two corrections... 1) Cedar Park is partially inside Round Rock ISD; and 2) I would not compare the Galleria in Bee Cave to the Domain. They're on totally different levels. Domain looks like it was cut and pasted from California, it's big and will eventually be huge. Traffic nightmare if you commute there. People don't drive from around the area to visit the Galleria, they do drive from all over to visit the Domain.

    There is a rumor that Elon Musk and Joe Rogan are moving to Austin. I'm moving their next month from California due to the virus, can now work remote. A lot of tech workers from Facebook, Twitter, etc. can now work remote. We are all coming to Austin to make it as great as California.

    As a former Austinite, this video is very accurate. I went to McNeil and had a great experience. It’s still a great high school and my parents still live in Avery Ranch (78717 stand up!) which is also a great place to live. It’s sad how East Austin is changing though... the gentrification is terrible there. Just like MoPac destroyed iconic neighborhoods in Central Austin, the same will happen there... the city and community leaders should stand up and preserve as much as they can. In summary, I would look into RRISD and LISD schools up north. And the tech corridor is from Anderson Mill and Parmer to I35.

    I was born and raised in one of the small towns along the gulf coast so I visited a lot growing up and I moved here several years ago and 100% agree with everything you said. Moving here changed my life, there were no jobs for my in my town I HAD to move to a city and the culture of Austin suits me best. I love the nature trails and seeing the bats and kayaking downtown and taking my dogs out. The only way I could’ve afforded to move here was to move to the east side, yeah it’s gentrified but that’s the same everywhere, granted it is very dramatic here. If you wanna move here: Look, people are gonna cry and tell you not to move here (just look at the comments lol) and they will never stop complaining but 99% of them moved here too! Lol a lot of arrogant hypocrites, my two friends who were born and raised here don’t ever tell people they shouldn’t move here. Austin changed dramatically 30 years ago and it’ll continue to change, it’s just not a small town anymore and it hasn’t been for a long time so there’s no use crying about it. In fact if Austin hadn’t have changed I wouldn’t have moved here because there’d be no jobs for me just like in my hometown! Lol I love it here, I welcome you! Ignore the rude commentors. Be a part of the community and give back!

    Good info. I too had some cheap rent back in 93 to 95 in east Austin. If I win the mega millions lotto and I don't have to show up for work, then I plan to move back. I like Tarrytown.

    This is a very very good breakdown. I live in the beginning of West Hill country in Westlake. And he is right about it being the “Beverly Hills” of Austin. It’s not uncommon to see Ferraris, McLaren, Lambos driving on Bee Caves. I’ve even seen a La Ferrari before on a Sunday. You can always tell a neighborhood by the most common cars at the grocery store. Porche and Mercedes SUVs are the most common. Do not live in Steiner Ranch or Lakeway. We use to live there and there is only 1 way in and 1 way out. It can take 60 min to go 10 mi during rush hour. I’d pick round rock over Pflugerville. And I’d pick north suburbs over south suburbs.

    I lived in the best location in Austin for me, Rosedale. It still has that old Austin charm with small cottages, but don't let that fool you, they are valued at one million dollars each. Central Market, hospitals, community park, proximity to downtown Austin, crime free, and walk ability make it ideal for a middle class family. There are still older residents who has been living there for years. I don't see too many For Sale signs although the home value is going through the roof.

    I live in the 45 south of 290 right off South Congress. It is close but high crime. Honestly the streets are gridlocked with traffic everywhere, nothing moves. It takes over 2 hours to commute anywhere. There is not enough infrastructure to accommodate the crowds who are here. We do not need any more people.

    It's not just the traffic that is hell, but also when you get to your job, the work culture is comprised of backstabbing immature hate-filled trendy bitches. Because Austin is so crowded, it is a game of constant infliction of misery, death and shame. Kinda like the movie work space (except the real world is not funny), which was made in north Austin.

    I lived in the upper purple area, northwest Austin, Oak Forest neighborhood. I highly recommend nw austin as it the best when accounting for price, space, accessibility to stores, schools and employers. (For anyone 25 and up) I loved it, loved Austin, and still miss my house every day. My wife and I moved to Los Angeles for our jobs but we sold our house for twice what we paid for it 🙂

    I love Northwest Hills! It’s beautiful with hills and views and Bull Creek. Near Domain and good schools. Community feel and lots of sports, trainers, clubs for.

    @@dropthatashe We drove pretty much all around Austin. We loved the houses around Zilker and Allandale. We are in LA, where real estate price is sky high, so Austin real estate market feels a lot more affordable to us. But Austin is still not that cheap compare to most part of the country.

    I've watched this video several times. Great overview. I just learned about Public Improvement Districts, so-called PIDs. Not sure if your videos cover these, but they seem to be quite a burden. As I understand it, if we move to a new development, we can be hit with a huge tax bill to cover the developer's cost for building out the infrastructure in the new development. Can you do a video on this? Cheers.

    What about Buda Kyle? We moved here a year ago after living in Pflugerville for 17 years. We got squeezed out due to taxes and overpopulation etc. The Buda Kyle area is growing and something to keep an eye on. It's beautiful, peaceful and way more affordable. Commute is even easier on the south end going north and we have easy access to the tolls as well. SO happy we made the move.

    I lived above Zilker in an abandoned rent house for years in the late '80s. Just turned on the electric and moved in. Moved further N. around '93. because I wanted to buy a house and they wanted nearly 40 thousand dollars for 1 in town. They were crazy if I was paying that much for an old house.

    I like Lago, you can get a lot for the money... but I wouldn't want to commute into Austin from there, that can be over 1.5 hours during peak traffic. As an investment it's not bad, probably not my first choice to invest (unless I hear they are building a bridge across lake Travis :-). But as a nice place to live without commuting, it's great.     Just subscribed after listening to your YT on Traviso. The more I listen the sicker I get. Grew up there, graduated fm AHS & UT. Hubby's jobs have had us move from there to various parts of country, ending up in CA where we retired. Now trying to sell our house & move back home to family n Austin area. But housing prices & RE taxes are MUCH worse than where we are. Hv 4K house on 6 ac out in country abt an hr+ S of San Jose. We can't find anything n AUS area close to what we have, wanting to downsize, for any kind of reasonable price. & if you want a decent school district, thinking of future resale, TX property taxes are 2.5 times what we now pay for our house (appraised at 500k -- & we bought after Prop 13 so we don't benefit from that). Do not know how people afford to buy these homes. Even considering CA cost of living, it looks like it's cheaper for us to stay in CA & make multiple annual trips back home to see our families. Very sad when you can't afford to "go back home"😥.

    Hey Jane, I hear similar stories from folks every week or two. You're so right, the prices + taxes has changed so much. The best advise I could give is to look in the Dripping springs / Driftwood / Henly area. That may be too far, but 1.9% taxes helps a lot :-)

    As an educational consultant and public educator in Austin for more than 20 years, I disagree with the assessment of the area schools. There are many wonderful schools in Austin proper and not all of the schools in the surrounding area are desirable. Totally agree with the assessment of the affordability of homes.

    Beth - would you mind sharing your thoughts on the Great Schools rankings on the Zillow app? Are they accurate? Any hidden agendas for that website? My husband and I are trying to move to Austin suburbs and have been turned off of some good houses in Hutto and Georgetown because of it

    On the east side they're pushing us out they coming and giving us nothing problem homes and making a killing and other words they're stealing our homes can't afford to buy a house on the east side the older people are dying out and the younger people are selling for a little of nothing if a damn shame tax are sky-high so most people can't afford taxes over there anymore it's terrible in Austin Texas specially on the east side

    Pflugerville has plans to build a "domain" like downtown on I-35 and the main Pflugerville road. Amazon is moving in, along with some other large companies. Ouch, my taxes.

    Recently moved out of austin and man i miss the place so much. Coronavirus really did a number families finances so moved back to queens in nyc. Gotta say this city is beautiful if your into the diversity the hipster vibes and a young energetic population is just beautiful. Only thing that had me baffled was the arc in downtown austin. I have never seen homelessness right next to SUPER POSH AREAS. I would go as far as saying its comparable to skidrow in LA.

    Hi Sheena, yeah there are a few areas I should have mentioned including Heritage Hills, Windsor and ST. Johns. I think you can get a lot for your money, relative to other "central" areas. However, there are two things I would be watching out for. The first is cheap flips. There are a lot of flippers in those areas, putting some subpar remodels out there. I know it goes on everywhere, but it's concentrated in those areas. The second thing to watch out for is foundation issues, those areas have a lot. If you are renting, it's neither here nor there, but if you are buying, be careful and really have the property checked out (I'd probably use a structural engineer).

    Windsor park is a really nice area. I live here just off Berkman. Great access to mueller and everything you need. Cameron road is rough looking but the crime rate is low and once your inside the neighborhood there’s lots of trees and natural beauty and lots of family’s. North of 290 is a bit ghetto still but Windsor park itself is a really great neighborhood.
