When To Worry About Foundation Cracks?

Foundation cracks are strange things. On one hand, they're scary because, well, it's your home's foundation! But on the other hand, they tend to move very slowly, sometimes only growing a few inches over several years, so the danger doesn't seem immediate. But foundation cracks by themselves don't tell the whole story of your home's situation. So our engineer Kyle has put together a book report for you to help you better understand what's happening. And, remember: Foundation problems don’t get better with time - but they do get better when you hire a Foundation Supportworks dealer to fix them permanently!

Hi Kyle, great information and very useful video. Question: you gave 4 examples of cracks in the foundation. For examples 3 and 4 you clearly stated that these two types of cracks are caused by foundation settlement. What was the cause for cracks in your example 1? I assume, based on what the visual shows, it is the soil pushing the foundation wall, the wall cracks and fragments of that wall are bowing inside. Am I correct? What is the solution for this type of crack? Thank you very much.

I'm so glad you found it helpful. Examples 1 & 2 refer to crack patterns that indicate the foundation wall is moving inward and as you identified, pressure from soil, water, or even frost are the most common culprits. There are a few different options for repair and we discuss them in more detail in several related videos that can be found on our Ask and Engineer channel. Come and watch!
