Tourism prediction
Hawaii Island: Had 133,081 visitors, a 6% decrease from October 2022, with spending of $246.1 million, an 8% increase from the prior year . The boomerang effect of tourism as we have been in the holidays, shows that people unable to go to Maui, look to have discovered Hawaii Island, as evidenced from what we are seeing on the beaches, in the parks and on the roads.
Hawaii Housing Market
Housing demand is too high for supply
2024 will bring lower rates, but not too low and development is spotty.
However, the County has put 17 million to build attainable and work force housing in a variety of places around the island.
There is a new development near the Civic Center that is ear marked for affordable housing.
245 acres was just donated by Mark Benoiff and will be used to build high density homes, single family homes, and Build Your own in terms of large scale development, Waikoloa Village is the future of new housing communities.

    Thanks for the information. We come every year, but we come in the slower season and stay away from the the tourist areas. We are shopping for a home there this year, and feel so blessed to get to share the land with the beautiful locals when we are there. Thank you for allowing us to visit and find peace.

    Informative video as always. I am one of the people who cancelled a trip to Maui to be here for Christmas/ New Year instead….too much uncertainty at the time. The condos in the Waikoloa area are full as well as the Hilton and the Marriott. There was a traffic jam on Waikoloa Beach Drive last night around dinner time around Kings and Queens shops. The Mauna Kea Beach Hotel announced a $180 million renovation project to begin in 2024…that is a vote of confidence on the future of tourism here.

    We are going to Hawaii in 2026 for our 50th anniversary. I love the idea of free shuttle. Do they have that on the other islands too? I think the baby boomers have Hawaii on the “bucket list” and that may be part of the increased numbers of travelers. 😉🌴

    Thank You for a very informative video. After coming to the Big Island every year sents 1993. We moved here in 2017. And love the Big Island. So the parking thing has stopped us from injoying the restaurants along the water Front. And what was Sam Chois ( Hope I spelled that right) We love that they are back to what they once was. Just there yesterday. So I want to say again Thank you for a Great video. Ooo! Question? Do ya'll Represent all real estate on the Big Island or just in the Kona?     Visiting in July, never been to the Big Island. Was in Maui just before the fires! Hawaii is beautiful just LOTS of people. Might still prefer the Caribbean, but want my kids to see Hawaii at least once. Thanks!

    Aww Sam Choys changed their name and slight menu changes to Sunset Kai Lana! That’s is where my husband and I celebrated our 14 year anniversary in June 2023! We love and miss Big Island!

    Hey guys love your videos. I am visiting for the first time in 12 years in Feb for a milestone BDay ! Can you tell me your favorite Kona condo complexes? Last time I stayed in Mauna Lani Point, loved it, but this time I am priced out. I like Kona would like to be on the ocean side (is it Makai?) and don't mind an older complex if closer to beaches/ or has ocean view. Thanks.

    3 cruise ships a week, in my town in Alaska its no less than 4 a day every day haha it avg 12,000 people a day in a town of 9,000 and not anchored out tied to special docks just for them so tourists can walk right off into town.

    Love you two and all the new information going on. Are they going to update the electric grid? Would hate to see a fire issue. Turning grid off, more fire hydrants and emergency sound for fires. Having pamphlets in each hotel room,and houses what to do. Create a special channel on Tv's that runs 24/7, what to do in an emergency. I care about the island and safety. Happy new year.😊❤

    Those parking meters sound like a real turn off for tourists and locals alike. I'm glad I was lucky enough to live in Kona from 1972 to 1984. It was a jungle paradise up in Captain Cook. Kailua-Kona was quaint and accessible and there were inexpensive dining options along with the string of fine hotels.

    I watched the video where you guys recommended May or December for visiting. I want to plan my first trip to Hawaii and I don’t want to wait until December, but I’m worried that I will be cold in the water in May. I was cold in San Diego in May, I was cold in Colorado in September, and I was cold in the Caribbean in April one year. I don’t want to spend the money and be cold again. lol Do you think May is safe or should I wait for July?

    If you want the warmest month for ocean temperature in Hawaii, go in October.

    We are snow birds with a home in Keauhou that we live in for six months a year. We’ve been back since mid November, and have not gone to any of our favorite restaurants and stores in Coconut Grove. Last year we quit going to all the stores and restaurants around the Kona Inn after the lot that has the farmer and arts market in it went to a paid lot basis. Before the parking shake down, we would eat at these restaurants at least five times a week. We have gone to the Fish Hopper since they provide parking for their customers. I think that the only thing that is keeping the businesses afloat downtown is the Cruise Ship passengers, without their foot traffic customers I imagine that they would be really struggling. We would like to support our local vendors, but we refuse to submit to the parking lot extorters. The Uber drivers should see if peaple could all start parking up at the closed K-Mart and movie theater lots, and they could shuttle patrons in and out of Kona Town and Coconut Grove. It would deny the parking lot extorters their bounty, and at the same time give work to our local Uber drivers.

    I just checked the Kona Trolley schedule and they seem to have a schedule in place. Are those times just a suggestion and not a actually timetable?

    @@MrBiscuitfan I understand but the vast majority of businesses do not charge for parking on the mainland or even HI. I rarely ever paid for parking in HI. There should never be a charge. It just makes me want to avoid that whole area. Just my opinion.

    We just got back from 8 days in Kona. We never paid for parking, if we had to go into town, we’d park on the street, or avoid that area and gravitated towards Kona Brew and Willys Chicken where the parking is free. Lots of great options nearby as well, Teshimas, Balck Rock Pizza up in Captain Cook, and Super Js Hawaiian food (only open for lunch I think). The lot at coconut grove was never more than half full when we were there.

    What realtors won't tell you…..Property taxes ARE MORE THAN DOUBLE on the big island compared to the other islands. Kona is a dump full of rundown tourist shops and homeless people. Is it worth paying double to live here? Nobody paying for parking on Kauai and Maui.

    Everything on the Big Island Hawaii is good except for Mauna Lani so crowded with little kids screaming and crying plus vomiting everywhere dirty liquids all around so disgusting 😅I would suggest u skip it 😅

    Skip big island. Nothing to do. We last stayed at Four Seasons and that was nice. But flying in/out of this island is disgusting. I prefer Oahu. I do not understand how/why island chains are so backward. Where do all of tourist dollars go? Built a better safe and eco friendly island with the dollars that you collect from the tourists.
