    What do you mean? Seen the rents lately? Albonese is doing his best to triple rent prices by 2025.noe is probably THE time to buy rental property with cash of course while mortgage rates are not cheap

    Seen rents lately yes I have what rents are you referring to be specific and where are you getting your data ?, although rents have gone up it has not been enough to cover a lot of the rate rises lots of inv property owners are struggling they can’t sell and they have low yield . I don’t think property prices in Oz will crash however I do see a flattening market for the foreseeable future or slight increase. So IMO why wouldn’t you put the money in a bank and get 4.65 or more hassle free.

    @@Yolo942 summer hill sydney rents are up 57%, most of inner west is nearly 50% renta in 2023. How is that for a start. Its in the news

    @@InfinityIsland2203 Sure , Rents have gone up but you quoting numbers where are you getting your numbers from and are they from a reliable source , that’s all I am asking.

    There are many interstate investors coming from NSW and Vic to buy properties in other states in recent 1-2 years. Would this be a consistent demand for the long term? Would it be easy to increase supply in the near future around the suburbs where grow more recently in other states? Are there more vacant land around those suburbs that can be turned to residential development land? I think the Perth Brisbane market right now is very similar to the house and land package in NSW pre pandemic. It goes up periodically, but still has the potential to increase the supply easily. Look at the immigration figures, NSW took nearly 180,000. Vic is second. Other states only took around 60,000. I believe other states will still go up in the recent years, not sure when it will stop.

    I understand that you may be biased towards cities other than Melbourne. Have you taken into account the weather and the effects of climate change in states such as Western Australia, Queensland, and New South Wales? While your research is commendable, it seems that you may be overlooking the impact of climate change on people's living conditions. I appreciate your efforts, but it's important to consider this crucial aspect. Many people are interested in moving to Victoria as it provides a unique climate that they want to invest in. :)
