Been in the area since 88. Id pay extra for a western facing lot. You get the sunsets and a breeze most days. Takes the mosquitoes away. Cool crisp breeze in late September is my favorite time.

I have lived on Round Lake since 2003. I would agree with your assessment of all lakes. Round Lake is a very popular lake and the boat traffic goes up on summer holidays. June 15 to August 15 is when most of the summer crowd is up here. As far as investment, we have a 2 acre lot with 190 feet of frontage. The previous owners bought the lot for $1700 in 1971. This same lot would currently sell for $800k+. If your thinking about buying in Hayward lakes area my advice is pick the best western facing lot on. Tier 1 or 2 lake. Your lot will appreciate at least 5-7 percent per year. It is a beautiful area with lots to do and a small town community atmosphere. Love living here.

A wonderfully informative overview.

You might classify Red Cedar Lake as a 1A as well. 2500 acre so it doesn’t quite meet the size of your Tier 1 but it is about the clearest lake in the area, not a resort lake with the week long run and gunner, so it is quiet with boat traffic. Your pricing for properties is very similar to your Tier 1 but good luck finding something as the supply is low and they sell within days.

Thanks for your comment and perspective, David. Red Cedar does definitely have some huge positives, as you mentioned. The quieter lake is a big plus for some people and the clear water is similar to a Tier 1 lake. My in-laws are on Red Cedar and they love it! I would, however, respectfully disagree regarding price point. Per the MLS data, in the last year, the average home on Red Cedar sold for $766,000 with an average per sf price of $351.00. The Top 3 Tier 1 lakes have a sf price of $440,000 and average sale price was $1,045,000. However, there is definitely some cross over in price points but averages are lower on Red Cedar. I should have included Red Cedar in the Tier 2 lake category, for sure, as it is very highly desirable!

I'd be interested in your thoughts about living on the Chippewa River south of the Winter Dam. Do folks regularly use the river for kayaking, fishing, etc., or does that tend to be more passive in nature? Also wondering if flooding is a concern on the River or Chippewa Flowage. Thanks!

Thanks for your questions, Richard. Yes, the river is used for kayaking, canoeing and fishing (rarely any boat with a motor) and there a spot to put in kayaks and canoes in at the north end of Dam Road. I would not consider the river to be “busy” but there is likely daily activity on the river in the warmer months of the year. As far as flooding, it is my opinion and experience that flooding is not a concern, however, a good portion of the frontage in that area is or could be in the flood zone but seldom is flood insurance required, as most homes or cabins in the flood zone have had a LOMA done to remove any structures from the flood zone. But I would advise checking this out on a case by case basis when looking to purchase property. I can have a flood cert run for you at no charge.
