What Does Landlord's Insurance Cover?

robfreeman.com - Landlord's insurance provides three main types of insurance coverage, property insurance, liability insurance and coverage for lost rents. A landlord's insurance policy is something you should have to protect you if you own a rental property and rent it out to others. A landlord's insurance policy is called a dwelling property policy or DP policy. There are three types of dwelling property policies: DP1, DP2 and DP3. The DP3 offers the broadest protection of all the forms and may include additional coverages such as crime, ordinance or law, other structures, etc. You may also broaden your landlord's insurance policy by adding additional coverages such as for flood, if needed.

🤔 sounds like it would not cover you as the landlord. If the home is both habitable. But the tenant decides not too pay. In other words does landlord insurance protect you if your tenant is refusing too pay rent. And the evictions proceedings is taking too long where as there living the life of the lease and then some.

Hi Sam, you're looking for a tenant discrimination insurance policy... You can buy standalone coverage or packaged with a management liability program. There are certain considerations you should take depending on how many units are being covered and the size and location of your portfolio.
