What are the Best Areas in Downtown Playa Del Carmen?

This is our tour of the downtown neighborhoods of Playa Del Carmen. We will show you 11 areas of the downtown and what is unique about each neighborhood. This video can be good for people looking to buy real estate in Playa Del Carmen or are looking to stay a little longer and not stay right in the center. Knowing the history of Playa Del Carmen and how it has developed is important. It dictates how things change and develop today and in the future. We add a little history in this tour of the downtown so you can understand a little better why some areas are the way they are. Below are the neighborhoods and descriptions of borders that we visit in this video.
1. South of Juarez Avenue
Area: 10th Avenue to the 307 Highway, Juarez Avenue to the Calle 7 Sur Diagonal on the south side of the airport.
2. Older area of the downtown of Playa Del Carmen on the south end
Area: 10th Avenue to the 307 Highway, Juarez Avenue to 12th Street.
3. Beachfront South in the downtown of Playa Del Carmen
Area: Beach to 10th Avenue, Juarez Avenue to Constituyentes Avenue.
4. South of Constituyentes Avenue
Area: 10th Avenue to 30th Avenue, 12th Street to Constituyentes Avenue.
5. Gonzalo Guerrero
Area: 30th Avenue to the 307 Highway, 12th Street to Constituyentes Avenue.
6. Heart of the Downtown
Area: Beach to 10th Avenue, Constituyentes Avenue to 34th Street.
7. Colonia Hollywood
Area: 10th Avenue to 30th Avenue, Constituyentes Avenue to 34th Street.
8. 30th Avenue to the Highway
Area: 30th Avenue to the 307 Highway, Constituyentes Avenue to 34th Street.
9. North end of Downtown
Area: 10th Avenue to about 30th Avenue, and 24th Street to CTM Avenue.
10. Coco Beach area of Playa Del Carmen
Area: 38th Street to CTM Avenue and the beach to 10th Avenue.
11. Colosio
Area: CTM Avenue to about 110th Street, the beach to 1oth Avenue.

    That is good that has worked out for you. You always hear of people complaining they don't rent out their units or the ROI is very low. There are properties that rent well, and many things' people can do to make them rent better. It is a much tighter market now for rentals, but as you testify, you can do well.

    Great video. I went there with my wife in 2023 and we stayed at a hotel right by the beach on Juarez avenida close to the ado bus terminal. It was quite affordable and a decent resort. We only stayed there for 3 days and didnt venture too far. The beach was pretty bad as there was a ton of sargasso in march

    The sargasso comes and goes and has been an issue since 2014 in the Caribbean. The best beach in Playa gets much less seaweed is Mamitas. It depends on the form of the beach and the piers. There are some cheap hotels by Juarez including the first hotel in Playa is still there. They are older hotels and cheaper for a reason.

    @EverythingPlayaDelCarmencom fyi, the beach in front of mamitas has completely eroded. It's best at calle 4/calle 6 so those cheaper hotels might be a great option now since they are very close!

    @@Ecsugrad27 The beach by Juarez was really eroded the other week. The beaches change all the time depending on currents. The beach at 4th Street in the past has suffered erosion as well, and then they build up again. This is the first time though that we have seen it as bad as it is at Mamitas.

    Very odd that you advise NOT to buy south of Juarez. I love this area and there are beautiful condos in the area (Kaab South Beach, Musa etc). Lots of cheap local restaurants, very walkable to everything you need. This is my favorite area of playa because of the location. Being able to walk to the colectivos going south and north is wonderful. Also, Centro (calle 8 south to juarez and north to ave 40) has great condos (Icono, Nordic Light, Arenis etc). This area is also extremely walkable and has some of the best restaurants in playa. There are lots of local fruit markets, lots of colectivos to get around etc. I guess to each their own. I kind of like North Playa but it doesn't feel nearly as authentic mexican as the older downtown area. Its also much further to walk to a grocery store etc.

    Well, south of Juarez has Chedraui to go to and depending on the area, it is about an 11 minute walk. There are many parts of the downtown area that are that close. There are a lot of local and inexpensive restaurant in the area. Some tourists would like this, but most prefer other areas with more restaurant options. The reason for buying vs not buying is about living there or having it as a rental. It sounds like you live there and love it, so that area works well for you.

    @EverythingPlayaDelCarmencom so do you think the luxury condos in south downtown/centro have trouble finding renters? I've stayed at Icono, Arenis, multiple Menesse condos, Kaab South Beach Ah Nah and Musa. They all seemed to have high rental occupancy. I also think the beach from Juarez to calle 6 is some of the best stretch in Playa. I think the centro/south of centro area is highly underrated. I find the area from calle 28 to 38 to be very loud. There are lots of new condos closer to Coco beach but it's louder than say calle 2 norte bis, calle 4 norte bis, calle 6 norte bis etc.

    @@Ecsugrad27 Yes they do have a harder time finding renters on the south end. Also, occupancy is not the same as profitability. Places can be full, but how much did they cut the price to get someone to get in there? Here is a direct example: Musa (416) has a one bedroom for rent on Sept 1-3, Queen bed, 60 sq. meter place to rent. It goes for 2933.40 pesos for the stay. In the Marea 34 building on 34th Street in the Downtown North area, a lower level apartment, king bed, 62 sq. meter place for the same Sept. 1-3 is 4045 pesos. That is about 25% more you would make on a similar condo. Since we are talking about investments and rentability, the price you can charge is important. The funny thing is, when people ask about buying in Playa and ROI, many chip in and say you don't make much and it is hard, but when we talk about a neighborhood that is not as good as another, people say the places are always full and are great. So, the two things don't line up. Yes, some people make it work, but in general, people don't stay on the south end of Playa and places rent better in other area. I personally know a lot of realtors that have been around for a long time, and they do tend to buy in the areas mentioned in the article. Also to note, one of the buildings in the south you mention has a very bad reputation for quality construction. Often after a few years, issues start coming up and that eats into condo fees and creates a lot of extra expenses. It pays to work with a great realtor that knows developers and areas.
