    I visited that villa. It’s not 10 million baht. That villa is actually owned by a person that owns another larger villa and is renting the house to banyan development. They use it in their promotional videos. That villa is more like 12 to 15 million baht because it is fully furnished as has double glass doors which is not standard. 10 million baht is the bare minimum with no furnishings for a villa like that but with only 2 bedrooms, not 3 like in the video.

    That was truly a great informative video thank you. Bankock seems very expensive compared to other cities in Thailand and not really a place to live like a king on a normal Western budget so I would choose one of the other places mentioned.

I've been waiting lots of your video to get familiar and learning about each unique town/area has to offer.     JETT💪❤ Great humor... well done video... SUGGESTION: To further develop your business add some sort of HOA condo purchase analysis to properties. Often USA HOA fees and catastrophic rip-offs of owner tenants are legion. I understand from certain Thailand owner-comments on other channels that similar SCAMS occur in Thailand where the actual Thai HOA Board Governance is STEALTH CONTROLLED by the developer company which screws the owners over forever into the future.👺 IF you could develop a way to "guide" prospective expat condo purchasers to SAFE buildings where the owner-builders are not secretly creating future board governance manipulation I think you would get a MASSIVE increase in interest from people like me who REFUSE to buy into buildings where they have no TRUE CONTROL of their future HOA fees.... Love your work 😊

    My question is in relation to villa style developments. In Australia and the US (HOA), villa style developments are undertaken under various condominium laws. Also I visited a moo baan in Pattaya, which appeared to be done under the Thai Condominium Act. The moo baan, had a common swimming pool, gym etc and there was an office building with a a sign that said, in English, juridic office, which were indications that the moo baan was developed under the Thai Condominium Act. Notwithstanding, the above, I have never seen any mention of villa style developments available for sale in Thailand by way of the Thai Condominium Act, what is the reason for that?

    Yes, but 99% of the time you are required to pay upfront in full for the 30 year lease.

    On the road in the city of Bangkok they never have a lot of trash my friend they used to have those trash just only in a small Soi where no one take care of it about 20-30 years ago and a lot of trash from homeless people in the slum in Bangkok but never a lot of trash on the road my friend at least while I’m growing up here in Bangkok and now I’m 40+. Or you could see a lot of trash on the road only after flooding my friend.

    Interesting video, with the Villa in Hua Hin, what happens at the end of the 30 year lease? Do they get to charge you another $280,000 for another 30 years?

    Normally the sales price includes the 30 years lease plus 2 renewal options. Example - Mali Boutique: Sales price of 10MB is broken down into: House Price: 7MB 30 Years lease: 1MB 30 + 30 Years Extension: 1MB + 1MB

    Love your videos but I have some questions that I have not seen answered. What are the Maintnance fees and taxes for the condos. For houses association fees and taxes. This gives a person a chance to calculate what he will need before wasting your and their times. Can you help?

    @@JettGunther Confused by the "one-time" sinking fund. If you buy a second-hand property wouldn't the previous owner have paid the "one-time" fee? Are you expected to pay it again as the second owner?

    30-year lease is a long time,as the goal posts are always changing, especially with visas and the like,also taking into consideration the global status and economics,on all fronts,all on very shaky ground. I personally have lived here 30 years."Too Say The Least" Note: There Is No Ferry. ⛴️ The last one was tried out over 3/year's ago. By which was a shame.🤔

    Hold your horses. The pictures of the condo, that is supposed to be The Riviera, is actually pictures of a condominium at The Garden and it has NOTHING to do with The Riviera.

    Are you finding that many investors are spooked about how the recent election has been handled ? ie are investors reluctant to invest in a country with, what some of those in the west perceives as, political turmoil ? I know some of my colleagues are concerned about this. If you can provide some reassuring words it would help them in their decision making process. Great vibrant video btw.

    Not really. Our inquiries are as strong as ever. The current "turmoil" is a vast improvement from the street riots and the military crackdowns in the previous decades. At least this is a war of legislation and constitutional interpretation, not of bullets. Moreover, even back during the more violent times, what has always remained untouched was foreign investor's rights. You can try to look up any unlawful seizure of a foreigner's private property by a rogue Thai government. You won't find any. Thailand has a "unique" situation where many aspects of the economy and society are completely insulated from its political idiosyncrasies.     @@JettGunther I purchased a condo at Baan Thew Talay building in Chaa Am just as the veil of covid was lifting . The timing was extremely fortunate for purchases at that time with an economy desperately and understandably in need of resuscitation. I cannot say enough about the absolute professionalism and grace and ease of process applied by Thai administration for this process. Most importantly the transparency and expedience too. May I suggest to others out there that researching the maintenance company for such condo complexes is extremely useful. Ultimately they will be protecting the investment.
